Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,302 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/30/21: The door on the mini fridge is taped shut. Did not flush the upstairs bathroom toilet per the client.
9/30/21: Closed the shutter over the front door when leaving. Client advised the neighbor will be watering the plants on the front porch. Water is on at 2004.
9/30/21: The wine cooler in the dining room was on & reading 41/50. All storm shutters are closed.
9/30/21: The alarm keypad on the wall in the foyer will not stop beeping & I can not figure out how to turn it off. Did not run any water per the client.
9/30/21: Replaced the current ac air filter with one of the new air filters provided & wrote the date of installation on it. Mini fridge in bar area is off & door open. All storm shutters are closed.
9/30/21: The new water main valves still have not been numbered by management. I used the original water main valve in the garage for now. The humidity level was back under 60% inside the residence on both floors after making the last adjustment. Will continue to monitor closely & adjust accordingly. The inside of the residence has not changed in appearance since the last service call. Mini fridge in dining room was on & cold. I did not run any water in the upstairs shower as it had plastic hanging & appeared to be under construction.
9/30/21: The master bathroom toilet is tagged for running. The half bathroom toilet water supply valve leaks when turned on, the valve is off & tagged as such. I pour water into the bowl using a mop bucket to keep the trap from drying out. The kitchen sink leaks from the trap on the right side when water is running, I have tagged it as such. The refrigerator in the storage room is not working & was making a strange sound when running, i turned it off, opened both doors & tagged it as such. Wine cooler in guest bedroom was on & cold. The yellow spots on the master bedroom ceiling have not changed in appearance. Hall closet near guest bedroom starting show signs of orange spots in corners.
9/30/21: There was a fire & ice heating & air conditioning service slip dated 9/20 on the kitchen counter when I arrived see photo below. Checked damp rid bucket in master bedroom closet which is currently approximately 50% full.
9/30/21: Client advised they will deal with the garage disposal when they return. Checked all seven damp rid buckets which are approximately 50%-75% full & may need to be replaced soon. Watered the plants on the lanai.
9/30/21: Put the storm shutter over the front door back down when leaving.
9/30/21: Poured approximately 2ozs of vinegar down the HVAC condensate drain line for preventative maintenance. Mini fridge in bar area was on & cold.
9/30/21: The ac was not working when I arrived. I could not find any tripped breakers & I could not get it to turn on. The ac system appears to need to be serviced at this time. Will contact the client & advise them of the situation. Portable dehumidifier in kitchen read 37.
9/30/21: The water main was on when I arrived. There appears to have been some activity inside the residence since the last service call. The storm shutter was raised & the lights in the foyer & the upstairs bathrooms were on when I arrived. There was some mold on the seats of the saab when I arrived see photo below. The air dryer was on & working. I closed the storm shutter over the front lanai when leaving.
9/30/21: Brought in one piece of mail see photo below. Checked the damp rid bag in the mb closet. All ceiling fans are on. All water stains on the living room ceiling & the upstairs closet have not changed in appearance since the last service call. Will continue to monitor closely.
9/30/21: The humidity level was back under 60% inside the residence on both floors after making the last adjustment. Will continue to monitor closely & adjust accordingly. Checked all damp rid buckets which are approximately 75% full.
9/30/21: Used the newly labeled water main handle to turn the water on & off per management see photo below. Made sure the water heater, range & ice maker were off.
9/30/21: The humidity level was back under 60% inside the residence on both floors after making the last adjustment. Will continue to monitor closely & adjust accordingly.
9/30/21: The storm shutters on the lanai are closed.
9/30/21: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The storm shutters on the back lanai are closed.
9/30/21: The ac was on & appeared to be working correctly since being repaired after the last service call. The humidity level was back under 60% inside the residence. Will continue to monitor closely & adjust accordingly.
9/29/21: Went back to the residence to put the garbage cans in the garage. The recycling can for glass/plastic & cans was collected but the other two cans did not get collected because they were placed on the wrong side of the road. I will be returning next week free of charge to put the other garbage cans back down by the street on the correct side of the road for collection. Will also contact the city of North Port to confirm the correct placement of the garbage cans.
9/29/21: Some vines are starting to pop back up in the landscape beds see photos below. Brought in a package, large stack of mail, magazines & sales flyers. Did not find any chase documents in today’s mail. Sent several pieces out that appeared important. There is another washout starting underneath a block in the landscape bed on the back right corner of the house. Visual check of the boat photo below.
9/29/21: Made sure the water heater, range & ice maker were off. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the dehumidistat to 55% for now to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Visual check of the boat photo below.
9/29/21: The landscape bushes by the pool cage doors are starting to block the doorway & may need to be trimmed soon see photo below. The bougainvillea bush in the backyard appears to be covered in vines see photo below. Brought in three pieces of mail see photo below. I did not see any live rats underneath the lanai sink today however there are droppings on the lanai floor & underneath the sink. The pool bathroom sink has been tagged for leaking when water is running & the toilet for running. Watered the three plants. Freezer in utility room was on & cold. Ran water in the sink on the lanai. Mini fridge on lanai is off & door is open. Monitoring the water leak area in the living room by the windows closely.
9/29/21: The pool water was clean but the water level was almost below the bottom of the top skimmer port when I arrived see photos below. I ran the hose in it during the entire service call & during a neighbor’s inspection to help bring the water level up. I found the power switch to the pool pump & when I turned it on a green light illuminated see photo below. The pool pump came on & appeared to be working correctly. Will send a video of the pool pump running to the client via text. There is a hairline crack in the stucco on the right side of the house above the outside light next to the garage side entry door see photos below. The temporary electrical lines are still connected. Brought in 10 pieces of mail with a stack of sales flyers see photos below. Put the mail in the tray in the laundry room. Watered the two plants in the dining room.
