Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,394 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

4/25/22: Put both empty garbage cans back inside the garage. Ran two cups of water through the refrigerator water dispenser.4/25/22: Drive by. Put both empty garbage cans in the garage. Brought in two packages that were laying by the front door see photos below. Watered all the plants on the kitchen table per the clients instructions.
4/25/22: All the water supply valves for the sinks & toilets have excessive corrosion on them. There appears to be a gopher tortoise hole on the front right side of the house behind the hedges. Several of the attic soffit vent screens have holes in them. There is a large crack in the wall of the house on the back lanai.
4/25/22: The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 76 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly.
4/25/22: Checked all light timers.
4/25/22: Brought in two pieces of mail see photo below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Checked all light timers.
4/25/22: Did not have access to the water heater. Visual check of the boat, trailer & vehicle.
4/25/22: Portable dehumidifier read 55.
4/25/22: Brought in a bag of small keys that was on the front door when I arrived see photo below. The living room sliding glass door handle is broken & appears to be altered see photo below. Found the alarm keypad by the front door. Both valves for the pool auto filler were on. Both garbage cans were down by the street for collection.
4/25/22: Drive by. Went back to the residence to check on the water level of the pool after approximately 2hrs. The water level was back up to an optimal level photo below. Made sure to turn the water main off when leaving.
4/25/22: Checked all damp rids throughout the residence. Photos of the boat & motor below.
4/25/22: The Frontier internet cable has been buried see photo below. Brought in one piece of mail with a stack of sales flyers see photo below. Made sure the water heater was on the lowest setting & the ice maker was off. The ac air filter was dirty & needed to be replaced photo below. I replaced it with a new filter provided next to the air handler & wrote the date of installation on it. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Locked the deadbolt only on the front door when leaving.
4/25/22: Did not run water in the shower per the client. I poured water down the drain to keep the trap from drying out. Visual check of the boat in the backyard photo below.
4/25/22: The pool water level was extremely low from evaporation almost to the bottom of the top skimmer port when I arrived. I ran the hose in it during the entire service call to try & help bring the water level up see photos below. Will contact the client & advise them of the situation. Client advised it was ok to leave the hose running in the pool & return in approximately 2hrs to check the water level in the pool. Turned the lamp in the Florida room back on per the client. Checked the shed in the backyard. Vacant lot is being maintained.
4/25/22: There is a section of landscape curbing pulled up on the left side of the house see photos below. It appears there is an irrigation sprinkler head underneath the curbing. Removed a Problem solved pest sign dated 4/14 from the front yard. The hot dog buns inside the kitchen pantry had mold on them when i arrived see photo below. I removed all perishable food from the pantry. There is an animal digging a hole in the landscaping on the left side of the house by the air conditioner & is also starting to dig up the lawn. Mud dauber nest are on both entryway ceilings.
4/24/22: Drive by. Put the garbage can down by the street for collection. Made sure the garage overhead door was closed when leaving.

4/22/22: Picked up the keys to the Aston Martin & the specific instructions from the residence & met with Max from Belavia Auto Transport at the golf course parking lot. There were several bird droppings on the vehicle when I arrived photos below. I watched the transport driver carefully load the Aston Martin onto the truck & instructed the driver to put the car cover on the car after it was loaded onto the truck. Photos below. 6pm-8:30pm
4/22/22: A new water heater has been installed since the last service call see photos below. The ac thermostat had a low battery warning on the display when I arrived see photo below. I replaced the batteries with two new AA batteries. The humidity level was well under 60% inside the residence. I raised the thermostat to 76 for now to save energy. Will continue to monitor closely & adjust accordingly. One of the dryer vents installed on the soffits on the left side of the house appears to be clogged with debris from the dryer. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
4/22/22: The lawn has some browning in the front & back see photos below. There are survey stakes in the front yard on the right side of the driveway see photo below. Brought in one piece of mail see photo below. Made sure the water heater & ice maker were off. Checked the salt container. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.

4/22/22: Made sure the lanai door was unlocked for the painters per the clients instructions. Dehumidifier in kitchen read 47. Checked the light timer in the living room.
4/22/22: Picked up the check from the dining room table. Made sure the water heater, range & ice maker were off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Did not turn on the water per the clients. The water was off at unit #201.
