Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,386 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

11/12/21: There appears to be some old water stains starting to bleed through on the living room ceiling above the tv & above the left side sliding glass door when I arrived see photos below. The spots were all dry to the touch & appear to have been previously repaired. Will continue to monitor closely. I contacted the client & advised them of the situation. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 74 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Watered the two plants in the living room.
11/12/21: There is mildew forming on the outside of the sliding glass doors & weather seals on the lanai. The lanai may need to be cleaned soon. The mini fridge on the lanai was on & cold. Ran water in the lanai sink. There is some corrosion on one of the water main valves on top of the water heater.
11/11/21: The refrigerator had a small block of ice developed inside on the back wall when I arrived see photos below. It appears the seals may need to be replaced as they are peeling the paint off the refrigerator & are not soft anymore see photos below. Brought in six pieces of mail with a stack of sales flyers see photo below. Portable dehumidifier in kitchen read 52. Mini fridge in kitchen is off & door propped open. Poured approximately 2ozs of vinegar down the hvac condensate drain line preventative maintenance. The storm shutters are cracked for ventilation.
11/11/21: The crown molding above the tv in the living room is starting to separate from the ceiling.
11/11/21: The wine cooler in the dining room was on & reading 41/50. All storm shutters are closed. Tag on vehicle is expired.
11/11/21: Storm prep reversal. Opened all storm shutters, put all the furniture back out on both lanai’s, turned the water heater & ice maker on, left some lights on, set the ac thermostat to 75 & left the water main on when leaving for clients return. The storm shutter on the back lanai that has to be cranked is extremely difficult to open & close.
11/11/21: There was a contractor working inside the residence when I arrived see photos below. The contractor lowered the ac thermostat to 72. The contractor requested that I leave the water on for him when leaving. Moved all the storm shutters 1/4 of the way up & back down. The new water main valves still have not been numbered by management. I used the original water main valve in the garage for now. Mini fridge in dining room was on & cold. I did not run any water in the upstairs shower as it had plastic hanging & appeared to be under construction.
11/11/21: The master bathroom toilet is tagged for running. The half bathroom toilet water supply valve leaks when turned on, the valve is off & tagged as such. I pour water into the bowl using a mop bucket to keep the trap from drying out. The kitchen sink leaks from the trap on the right side when water is running, I have tagged it as such. The refrigerator in the storage room is not working & was making a strange sound when running, i turned it off, opened both doors & tagged it as such. Wine cooler in guest bedroom was on & cold. The yellow spots on the master bedroom ceiling have not changed in appearance. Hall closet near guest bedroom starting show signs of orange spots in corners.
11/11/21: Drove the car within the community. Brought in a new one gallon container of vinegar for hvac condensate drain line preventative maintenance see photo below. Poured approximately 2ozs of vinegar down the HVAC condensate drain line for preventative maintenance. Mini fridge in bar area was on & cold.
11/11/21: Emptied & refilled all damp rid buckets in both vehicles. Was unable to run any water inside the residence as it appears to have been shut off. I closed all the drains to keep any methane gas or pest from entering the residence in case any of the plumbing traps dry out. Portable dehumidifier in kitchen read 43.
11/11/21: The carpet was wet along the west wall in the storage room when I arrived from a water leak from a broken irrigation sprinkler head that went into all the storage rooms see photo below. I moved everything off the west wall to help dry the carpet. The carpet is able to be pulled back to dry & the wynjas states they will handle cleaning up the water. I contacted the client & advised them of the situation. The humidity level was still slightly over the acceptable level of 60% inside the residence on both floors when I arrived from the ac not turning on enough throughout the day due to lower temperatures outside. I lowered both ac thermostats to 72 for now to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Brought in a stack of sales flyers. Had to replace the damp rid bag in the mb closet. All ceiling fans are on. All water stains on the living room ceiling & the upstairs closet have not changed in appearance since the last service call. Will continue to monitor closely.
11/11/21: The humidity level was back under 60% inside the residence after the last service call. Checked all damp rid buckets which are approximately 75% full.
11/11/21: The humidity level was still over the acceptable level of 60% inside the residence on both floors when I arrived from the ac not turning on enough throughout the day due to lower temperatures outside. I lowered the thermostat to 73 for now to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly.

11/11/21: Went to the residence to perform an inspection but the residence appeared to be occupied when I arrived.
11/11/21: Made sure the water heater, range & ice maker were off. The water heater has some excessive corrosion on one of the pipes underneath the expansion tank see photo below. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower temperatures outside. I lowered the thermostat to 71 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The hinges on the lanai storage room door are rusted & the door will not completely close.
11/10/21: Drive by. Unlocked the lanai door for pressure washing services per the client.
11/10/21: The breaker to the refrigerator was off & all the perishable food in the freezer was rotten when I arrived. I contacted the client who advised to remove all the perishable food & turn the refrigerator back on. I cleaned out the freezer & placed two boxes of baking soda inside per the client. Made sure the water heater, range & ice maker were off. Brought in a large stack of mail, magazines & sales flyers. There was not enough important mail to send out today. 11/9/21: Made sure the water heater, range & ice maker were off. The guest bathroom toilet is tagged for leaking from between the base & the floor when flushed. Was unable to run water in the guest bathroom shower as it is currently under construction. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Visual check of the car. Made sure to turn off both water mains when leaving.
11/9/21: The water stains on the garage ceiling have not changed in appearance since the last service call. Will continue to monitor closely. Checked all damp rid buckets. Checked all light timers. Both door handles are unlocked. The wood is rotting along the outside of the back of the lanai. No mailbox.
11/9/21: Photos of the new roof below. It appears a gutter downspout on the front right side of the house needs to be reattached photo below. The master bathroom right side sink has started leaking from underneath when water is running. I have tagged it as such. The pool pump filter canister is still leaking. The damp rid bucket in the truck is full. Monitoring the old water leak in the living room closely. The garage side entry door is rusted on the bottom & there is a large hole in the bottom of the door. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. I left all the water supply valves to all the sinks & toilets on. Turned the water main off to the house when leaving.
11/9/21: Removed two pool service slips from the lanai floor that were damaged from water. There is a hairline crack approximately 1’ long in the living ceiling when you come through the front door see photos below. Ran water in the sink on the lanai. Clients are aware of the pre-existing oil stains in the driveway. Left the water main on when leaving per the client.
11/9/21: The white vinyl fence needs to be pressure washed & the pool cage screens have green pollen building up on them. The guest bathroom sink is tagged for a leaking trap. Turned the water main off to the house only when leaving. No mailbox.
11/9/21: A section of metal facia several feet long has came loose behind the gutter on the left side of the house in between the two guest bedroom windows see photos below. Brought in a stack of sales flyers. Wine chiller in kitchen was on & read 52. Watered the plant in the living room & rotated it. Checked all light timers. Irrigation system is off.
11/9/21: Was able to start the car & let it idle during the service call after letting the battery charge since last service call. The security system updated itself while I was inside the residence. There is a corner of crown molding on the kitchen cabinets separating on the left side of the oven range hood. Weeds are starting to pop up in all the landscape beds again. Weeds are growing in the pavers by the pool. Ran all faucets & showers on the hot side to prevent odor from building up in the water heater per client. Checked all light timers
