Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,377 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/12/22: Brought in one piece of mail with a stack of sales flyers see photo below. There was also a white envelope from Placida Harbour on the kitchen counter when I arrived see photo below. Checked the damp rid bag in the master bedroom closet. Monitoring all previous water stains on the ceilings closely.
5/12/22: Checked plumbing inside residence before turning the water main on. The kitchen is sealed up with plastic for remediation see photos below. Made sure the water heater, range & ice maker were off. Breaker panel is too difficult to figure out which breaker is for the water heater see photo below. Breaker panel needs to be relabeled. The attic door was wide open photo below.
5/12/22: Made sure the water heater, range & ice maker were off.
5/12/22: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
5/12/22: Made sure the water heater, range & ice maker were off. The plastic handle for the back guest bathroom toilet is broken inside the tank & needs to be replaced see photo below. The ac air filter is dirty & needs to be replaced size 18x24x1. The front loading washing machine has condensation & mildew on the inside of the door & seals causing a strong odor see photos below. There is Hughes Exterminators information on the kitchen counter photo below.
5/11/22: No vehicle under carport. Remote in the office had a corroded battery, see photos below. I cleaned up but the remote may not work in the future. This is why I remove all alkaline batteries from remotes when I see they haven’t been removed.
5/11/22: I turned the water heater off at the circuit breaker. I found the main water valve to the condo and turned it off just to be safe and not sorry. I replaced the door lock batteries with some that I carry just for this reason.
5/11/22: Watered the 3 interior plants per instructions. There was no mail in the mailbox.The street lamp out front of your home is on, photo blow. There is a little bit of digging on the one side of the house near the landscaping reported previously.
5/11/22: I walked the house twice to ensure no water was running in sinks, showers, tubs and toilets. Photos of browning lawn are below. I found the water main (photo below) but I’m not sure the pool company could/would find it if they needed to so the water is still on to the house. The pool pump audio equipment around it is leaking slightly photo below. I moved the remote thermostat in the guest house up 1° to 77° based on the humidity level today.
5/11/22: Some browning of the yard, photos below. Sink had standing water in it, photo below.
5/11/22: Walked the house twice to ensure the water faucets were off to all showers, tubs, and sinks. I turned the valve to each toilet tank off because the client wants to leave the water main on.
5/11/22: Could not run tub in master bathroom as it is not installed. Shower head off in guest bathroom shower.
5/11/22: The water heater has one fitting that is corroded considerably and appears to have moisture around the threads at the base.
5/11/22: Browning of the yard, photos below. Several letters from Wells Fargo and one from the Sarasota County Tax Department see photo below.
5/11/22: On my walk around the home prior to entry I observed the outside condensing unit running yet the HVAC condensate tube was dry and the ground around it was dry. This always indicates that there’s a problem with the AC. Upon entering your home I immediately was hit with very warm air too warm for the AC just not cooling or not operating properly. Upon walking to the thermostat immediately I saw that your thermostat was reading 99° which was the top of it settings. Your air handler was running and the door and the handles to that door that closes the closet or the air handler is contained were very very hot. Below you’ll see a photo of the thermostat as I found it when I first got there. I ran the water exceptionally long in all of the drains and flushed the toilets twice because the water in the toilets was just about dry. I am assuming that the traps were in the same situation from the excessive dry heat inside your home. I shut the system off at the thermostat and then after approve time the air handler shut off as well. I waited around a bit just to see if I could determine or smell anything hot or boring and could not.
5/11/22: Poured vinegar down the HVAC condensation evac tube then chased with some water. Brought in several pieces of mail none appeared important.
5/11/22: I watered 3 plants on the lanai as indicated by the moisture. The hibiscus plant had some moisture but just barely in the green. Th two in the photo below were absolutely dry. There were no Pinch-a-Penny pool service tickets on the lanai that I could see
5/11/22: Unplugged the toothbrush in the master bathroom per the client. Brought in two pieces of mail with a magazine see photo below. Removed all sales flyers per the client. The pool water level was slightly low. I ran water from the hose in it during the service call to help keep the water level up. There is a hairline crack in the stucco starting to show through underneath the right side of the back guest bedroom window. The smoke detectors are missing from all the ceilings throughout the residence. Checked the light timer in the living room. The left side lanai screen door is locked. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
5/11/22: Put both garbage cans down by the street for collection. The top screw on the left side sliding glass door handle is stripped & will not tighten causing the door handle to be loose see photo below. Swept cobwebs from around the rear exterior light. Picked up the key from the kitchen counter. Made sure all breakers with a green sticker were off. Client advised that the roof is going to be replaced.
5/10/22: I ran water in the pool while I was providing service. Photos of the cleaning job that we discussed last week. I found quite a bit dirty yet. It seems they dusted in front of but not behind items. Under the master bed and the sofa out in the living room it doesn’t even appear that it was swept/dust mopped let alone mopped and there’s some sort of a sticky substance on the counter in the utility room. Dirty palm print at eye level on the wall as you walk in the front door, can’t miss it. Photos below to show you what I mean.

5/10/22: I walked the house twice at the end to be sure all valves and showers were off. I also made sure the toilets were not running either. I do this because the water main is to remain on. I installed the battery maintainer on the car battery that I purchased today. FYI the light on the maintainer should be a solid green if full charged, it should blink green if the charge is above 80%. Currently it is solid red which indicates the battery is being charged but has less than 80% charge.
5/10/22: The new tile grout is starting to crack in the corners of the master bathroom shower. I have tagged it as such.
5/10/22: I moved the thermostat back to 78° today because of the humidity level of the condo had dropped below to 60% that I like to see it at. I will monitor going forward.
