Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,396 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/23/22: Removed a Hughes Exterminators pest sign dated 4/28 from the front yard. Brought in six pieces of mail see photo below. Made sure the water heater, range & ice maker were off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Checked all damp rid buckets. 5/23/22: No charge drive by. Reset the tripped gfi outlet on the lanai enabling the outside security cameras to come back on.
5/23/22: Made sure the battery maintainer connected to the car wasn’t hot. Made sure the garage overhead door was locked & the opener was unplugged. The alarm system appeared to be working correctly. Checked the light timer by the front door.
5/23/22: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Did not have access to the water heater. Visual check of the boat, trailer & vehicle.
5/23/22: The shower head has been repaired since the last service call. Portable dehumidifier read 50.
5/23/22: Brought in one piece of mail see photo below. The living room sliding glass door handle needs to be replaced. Both valves for the pool auto filler were on.
5/23/22: The humidity level was well below 60% inside the residence. I raised the ac thermostat to 75 for now to save energy. Will continue to monitor closely & adjust accordingly. Checked all damp rids throughout the residence. Photos of the boat & motor below.
5/23/22: The water stains above the dining room table have not changed in appearance since the last service call. Will continue to monitor closely. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Locked the deadbolt only on the front door when leaving.
5/23/22: Reset the modem per the client. Made sure the water heater, range & ice maker were off. The humidity level was over the acceptable level of 60% inside the residence. I lowered the thermostat to 82 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The utility sink is tagged for leaking from the trap when water is running. Mini fridge in utility room is off & door is open. All of the storm shutters are open except for the windows facing the lanai in the tv room.
5/23/22: Did not run water in the shower per the client. I poured water down the drain to keep the trap from drying out. Visual check of the boat in the backyard photo below.
5/23/22: There were packages of new shingles laying on the roof when I arrived see photos below. Brought in fourteen pieces of mail & two packages with a stack of sales flyers see photos below. Will be bringing all important mail to the post office for forwarding. Watered all the plants on the kitchen table per the clients instructions. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is unlocked. Visual check of the vehicle in the driveway.
5/23/22: The humidity level was over the acceptable level of 60% inside the residence when i arrived. I lowered the humidistat to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. I ran water into the pool during the service call to help keep the water level up. Lamp in Florida room is on. Checked the shed in the backyard. Vacant lot is being maintained.
5/23/22: There is a large pile of dirt or sand on the bottom of the pool see photo below. Ran two cups of water through the refrigerator water dispenser.
5/23/22: There is a section of landscape curbing pulled up on the left side of the house. It appears there is an irrigation sprinkler head underneath the curbing. There is an animal digging a hole in the landscaping on the left side of the house by the air conditioner & is also starting to dig up the lawn. Mud dauber nest are on both entryway ceilings.
5/20/22: Removed a Hughes Exterminators sign from the front yard & brought in a Hughes Exterminators service slip dated 5/20 see photo below. Made sure the water heater & ice maker were off. Checked all light timers. Made sure to activate the alarm & lock the front door when leaving.
5/20/22: Made sure the water heater, range & ice maker were off. Turned off the microwave light over the stove per the client. Brought in one pool service slip dated 5/16. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Watered the plants on the lanai. Storm shutters are up.
5/20/22: Utility’s work was being performed in the front yard when I arrived see photos below. Weeds are starting to pop up in the landscape bed photo below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
5/13/22: Handed keys over to new tenant and made keys
5/20/22: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Poured approximately 2ozs of of vinegar down the hvac condensate drain line for preventative maintenance.
5/20/22: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Did not turn on the water per the clients. The water was off at unit #201.
5/20/22: The leaf guard has been removed from the ac condenser photo below. Poured capful of bleach into each toilet.

5/20/22: Contractor Tom was not at the residence when I arrived. I checked the plumbing first before turning the water on. Kitchen remodel progress photos below. The humidity level was over the acceptable level of 60% inside the residence again. I found all the settings have been raised again since the last service call. I lowered the humidistat to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The faint water stains on the master bedroom east wall have not changed in appearance since the last service call. Will continue to monitor closely. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
5/20/22: Did not activate alarm upon departure.
