Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,410 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/23/22: There was no running water to the residence today. Was unable to run any water inside the residence.
6/23/22: The pool pump seems a bit louder than others.
6/23/22: There was no running water to the residence today. Was unable to run any water inside the residence. Checked damp rid bucket in master bedroom closet.
6/23/22: The left sink in the master bathroom has both valves off. I turned the cold water on long enough to fill the trap but then I shut it off. The mini split is reading EC on the display. Bushes need trimmed back soon, photos below. Weeds growing in the cracks of the drive. Weeds out of control in some places, growing along the pool cage, photo below. I pulled many including the one in the photo.
6/23/22: There was no water to the residence today. Was unable to run any water inside the residence. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. There is some corrosion on one of the pipes on top of the water heater. Checked all damp rid buckets.
6/23/22: There was no running water to the residence. Was unable to run any water inside the residence today. Mini fridge was on & cold. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. All the back storm shutters are closed.
6/23/22: Poured vinegar down the HVAC condensate tube. Pulled several weeds on the lanai. Pool filter ring is still leaking.
6/23/22: Quite a few weeds growing on the lanai
6/23/22: The storm shutter over the dining room windows will not close all the way & is staying partially cracked open see photo below. Wine cooler in guest bedroom closet read 59/46. All storm shutters are closed. Closed the storm shutter on the lanai when leaving.
6/23/22: Poured vinegar down the HVAC condensation evac tube. Poured an ounce of bleach in each toilet.
6/23/22: Damp rid bag in the master bedroom closet was full. I replaced it with a new damp rid bag provided in the closet. Checked the old water stain by the upstairs window. It is currently dry to the touch & has not changed in appearance. Monitoring all previous water stains on the ceilings closely.
6/23/22: Checked plumbing inside residence before turning the water main on. Kitchen remediation photos below. Breaker panel is too difficult to figure out which breaker is for the water heater. Breaker panel needs to be relabeled.
6/23/22: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. The storm shutters on the lanai are closed.

6/23/22: The back guest bathroom toilet is tagged for a broken handle.
6/22/22: The dome lights inside the convertible in the garage were on. The doors were closed so they were on because a door was ajar, so I had to manually shut them off, they were very hot.
6/22/22: There was a FedEx letter at the front door, I brought it inside and placed it on the kitchen island (photo below).
6/22/22: I poured vinegar down the HVAC condensation evac tube chased by water.
6/22/22: I walked the house twice to ensure no water was running in sinks, showers, tubs and toilets before departing. There is a fresh armadillo hole out in the front yard dug underneath one of rocks, reported previously. I filled this hole in today to see if it’s being used if it is dug out next service. Mail did not appear to be important.
6/22/22: Photo of the lake below. Landscapers not taking tree clippings with them, photo below.
6/22/22: The bushes around the pool cage need trimmed. Some digging in the yard from what appears to be an armadillo. Some pool tile damage, reported previously. I I pulled all the weeds on the lanai.
6/22/22: Could not run tub in master bathroom as it is not installed. Shower head off in guest bathroom shower. Mail had two sales fliers, no value to forward.
6/22/22: Pool timer box door is broken, reported previously. The bushes need trimmed, photo below. The lawn needs mowing however it’s not excessively long. Photos below of the mail brought inside today.
6/22/22: Watered the 1 interior plant. Watered all the plants on the exterior lanai area (4). Started the car and let it idle during the time I was there. Photo below of important mail. Dead bugs in the fridge plus several live ones too.
6/22/22: Mid dinners have built several vaccines in the front door area, the pest control company should scrap these off when providing service. There is digging in several spots around the house and landscaping, looks or appears to be an armadillo. There is a tiny armadillo hole in the back corner off the lanai I covered it in to see if it’s active on my next service call. Photos of this below.
