Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,482 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

4/22/22: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Checked all damp rid bags.
4/21/22: Main house observations- Inside of main house & the guest house were noticeably dirty. Sliding glass door handle in living room is broken. A plastic side door shelf inside the refrigerator is broken. Red stains on the master bedroom curtains appear to be blood or ketchup. Reset the Pentair box in the living room. Straightened up after the renters. Stacked chairs upstairs. Reorganized & secured the kayaks & brought all furniture inside the garage. Guest house observations- Shower head was broken & laying on the shower floor. Put the garbage cans down by the street for collection.
4/21/22: Checked the water pan in the ac return vent.
4/21/22: Removed an undated Hughes sign from the front yard. The alarm system was deactivated when I arrived. Brought in two pieces of mail see photo below. There appears to have been some activity inside the residence since the last service call. There is a Hughes pamphlet on the kitchen counter photo below. The guest bathroom bathtub drain is clogged. I have tagged it as such. The refrigerator has some perishable food items inside. The master bathroom left side sink has been turned off by the clients. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
4/21/22: Drive by. Brought the package & piece of mail to the post office for forwarding. Photo of the of the receipt with tracking number below.
4/21/22: Brought in one piece of mail with a stack of sales flyers see photo below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure all water main handles were turned off before leaving.
4/21/22: Drive by. Met with handyman Mike Lewis & let him into the residence to give estimate for repairs. I made sure to activate the alarm & lock the front door when leaving.
4/21/22: Drive by. Picked up a package & one piece of important mail see photos below. Will be bringing to the post office for forwarding.
4/20/22: Drive by. Opened up the residence for clients return. Turned the water heater on, lowered the ac thermostat to 71, turned on several lights & left the water main on when leaving.
4/20/22: The water main valve was on upon arrival, I shut it off upon departure. The alarm pad next to the door to the garage continues to beep. I removed all the alkaline batteries from the remotes to prevent possible corrosion while not in use. The ceiling fans are running in the master bedroom, the living room, the den and both guest bedrooms. It’s my experience and also a suggestion of FPL not to run ceiling fans when people or pets are not in the residence. Many people feel by moving air it helps prevent mold and mildew however that’s not the case if you have humid air fans will not dry the humidifier it just moves it around. So my suggestion would be to turn them off the next service call to save wear and tear as well as electricity.
4/20/22: The watcher main valve was on upon arrival, I turned it off before departure. There was a door knob hanger on the front door indicating on April 15 the boil alert had been lifted or rescinded, photo below. This could be why much of the water that I ran or flushed was murky looking and there was a great deal of air in the lines. I ran the water for an extended period of time in all sinks, tubs, showers and flushed the toilets several times. The water heater circuit breaker was on as well as the switch above the tank was on, so I shut the switch off about the tank.
4/20/22: Poured 2oz of bleach in each toilet.
4/20/22: I moved each thermostat up one degree to match last year’s setting. The humidity is exceptionally low so I’m sure it will be fine.
4/20/22: Dehumidifier read 45 and was running. Poured vinegar down the HVAC condensation evac tube chased by water. The door between the garage was cracked open, the handles was locked but not the deadbolt, photo below. I made sure the door was closed and both locks engaged.
4/20/22: I watered both plants in the kitchen, I put one glass of water in the plant on the counter and three glasses of water in the plant on the floor. The plant on the floor lost 6 leaves photo below. This is why I put an additional glass of water in this plant.
4/20/22: I poured 4oz of vinegar down the HVAC condensate tube chased by 10oz of water.
4/20/22: Picked up the check from the dining room table. Made sure the water heater, range & ice maker were off. The guest bedroom smoke detector battery compartment is open & the 9v battery is missing see photo below. The humidity level was over the acceptable level of 60% inside the residence. I lowered the ac thermostat to 75 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Mini fridge in dining room is off & door propped open.
4/20/22: Started the car & let it idle during the service call. I disconnected the battery maintainer before starting the car. There is a hairline crack in the stucco starting to show through underneath the right side of the back guest bedroom window. The smoke detectors are missing from all the ceilings throughout the residence. Checked the light timer in the living room. The left side lanai screen door is locked. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
4/19/22: Run into pieces of mail from the mailbox they where sales flyers.
4/19/22: When I drove up there was a blue car pulling out of your driveway. When I walked in I see that there’s a bunch of cleaning supplies all over the house photos below and thermostat was turned down to 74° it hadn’t quite gotten down that low yet. Also the alarm was off upon entry. I’m assuming that the cleaning staff will be back later they might be just breaking for dinner at least that’s the way it appears. Do not change any settings on thermostat I did not change or move anything inside the house and I left the alarm off as I found it because of the circumstances. The pools is low and should be filled more than I can do in the time I’m here today. It’s not dangerously low but it needs water this week sometime. I could come back tomorrow but have several house yet today and won’t be able to get back here yet tonight. When does your pool company provide service this week?
4/19/22: Walked the house twice to ensure the water faucets were off to all showers, tubs, and sinks. I turned the valve to each toilet tank off because the client wants to leave the water main on.
4/19/22: I’ve pulled a dozen weeds from the lanai area around the pool. I’ve brought to the curb one large royal palm frond that is fallen next to the driveway. I found the water heater on at the circuit breaker so I shut it off. I found the front door unlocked so I made sure it was locked before I departed. The Xfinity cable box front is off and quite a ways down that bush line side of your home, photo below. Normally I would grab that box and try to put it on however all of those bushes along that side of your home are poisonous to me, just like poison ivy so I can’t get in there to get it.
4/19/22: Ran the storm shutters down & back up. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly.
