Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,579 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/29/24: The plates on the vehicle and boat trailer are expired. Made sure the waterfalls by the pool were turned off. One of the valves that is feeding the garden hose on the water spigot that the pool water auto filler is connected to Is broken and will not shut off causing the garden hose to continuously leak. I had to leave the spigot turned off for now which means the pool auto filler is off as well. Weeds are starting to grow in the pool pavers photos below. Brought in one piece of mail see photo below. There was a package laying in the foyer when I arrived see photo below. The main refrigerator is still off and waiting for repair. The temporary refrigerator & freezer were both on and cold. All storm shutters are open.
7/29/24: The landscaping has weeds beginning to grow in it and some cracks of the pavers have weeds growing in them. Let me know if you would like/need me to spray them. The AC system was not running when I arrived. The thermostat was blank (no readings). I looked in the air handler tube which has the condensate tube float switch it was full of water, photo below. I vacuumed the tube from both the exterior and interior. This cleared the line and the pan and I then poured a gallon of water through the tube to ensure it was clear. The system was running and cooling upon my departure. I found the pool very low on water, so I filled it to the middle of the skimmer port. The edges need to be scrubbed, photo below.
7/29/24: The humidity level has been consistently below 60% inside the residence. I raised the AC to 70 for now to save energy. Will continue to monitor closely & adjust accordingly. Photo of boat & motor below. Checked all damp rid buckets. Electric pole in backyard is leaning. All clam shell shutters are closed. Garbage cans are secured. Put the keys back in the shed when leaving.
7/29/24: None of the exposed walls inside have signs of moisture. Brought in several pieces of mail, none appeared important. Weeds growing on the lanai, reported previously. Let me know if you would like them sprayed, Itried to pull the larger weeds but there are just too many. The toilet in the bathroom off the garage will not fill it just runs continuously. I have shut it off at the valve below the tank.
7/29/24: Turned the water on & off using the shut off valve in the garage only. All storm shutters over the windows are currently open. Storm shutter on lanai is closed. Lanai screen door is unlocked.
7/29/24: Weeds and grass are starting to grow in the landscape beds see photos below. The lawn still has some slight browning throughout the yard. Watered the potted plant inside & the potted plants on the front porch. Drywall texture falling off front & back porch ceilings. Client is aware. All storm shutters are off. Left the water main on when leaving.
7/29/24: I watered the 5 plants in the pool/lanai area as instructed. I found a pool company slip on the lanai, dated is illegible, see photo below.
7/29/24: Vines are starting to grow on the pool cage screens see photos below. Ran the storm shutters for preventative maintenance. The lawn has a few brown spots throughout the yard. All ceiling fans are off. Left the living room sliding glass door unlocked per the client. Will run the storm shutters once per month for preventative maintenance. Storm shutter on lanai is closed.
7/29/24: A small water stain has started on the back right corner of the garage ceiling where a pvc pipe comes down through the ceiling see photos below. The lawn has some brown spots in various locations throughout the yard. The pool pump still appears to be leaking while running. Monitoring all water stains on the ceilings closely. Mini fridge was on & cold. Wine chiller read 59/45. Ac thermostat fields #1-#4 are all of the bedrooms & dining room. Kitchen thermostat readings are written in the observations field. Kitchen thermostat by garage door read 78/78. Temperature & humidity were 78.2 & 59.5%. Thermostat by refrigerator read 78/78. Temperature & humidity were 78.6 & 59.8%. Right side pool cage door is locked. Left the water main on when leaving.
7/29/24: The lawn needs to be mowed. Checked light timer in living room. Checked shed in backyard. Empty lot is being maintained. Clear storm panels are on over the Florida room windows. Green slip in mailbox.
7/29/24: Put the empty garbage can back inside the garage. Excessive weeds and grass are starting to build up in the front landscape bed see photo below. Made sure the water heater, range & ice maker were off. Ran two cups of water through the refrigerator water dispenser. Checked light timer in living room. Will put the Nuline drain cleaner in the ac condensate drain line once per month for preventative maintenance. An electrical conduit connection on the right side of the house behind the pool pump equipment appears to have disconnected. All storm shutters are closed. Will run the storm shutters on the lanai up & down once per month for preventative maintenance. The power pole in the backyard is leaning.
7/29/24: Watered the plants in the kitchen sink. All ceiling fans are off. Lanai door is locked. All storm shutters are closed. Two small sections of soffits are pushed up on the left side of the house.
7/29/24: Did not run any water throughout the residence as the water main is turned off by the client & all the drains are covered etc. Portable dehumidifier in guest bathroom read 48. Guest bathroom vent fan is covered. All ceiling fans are off. The neighbor is currently watering all the plants.
7/29/24: New roof installation has started since the last service call see photos below. Most of the furniture has been removed from the residence. The lawn has some browning throughout the yard. All ceiling fans inside are on. Mini fridge on lanai is off. Mud dauber nest on entryway ceilings. Hairline cracks in exterior stucco several locations.
7/29/24: Some of the sinks and toilets throughout the residence have been covered with Saran wrap. The lawn has a few brown spots throughout the yard. All ceiling fans are off. Portable dehumidifier in kitchen read 42. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Monitoring all old water stains on the ceilings closely. Water damage around ceiling light on front porch. Lanai screen door is temporarily unlocked for storm shutter repair. Almost all storm shutters are currently off/open.
7/29/24: There appears to be a slow water leak in the one of the seams on the gutters on the back of the house next to the bedroom window. Weeds & grass are growing in the deco drain on the lanai. The lawn has a few brown spots throughout the yard. All ceiling fans are off. Pool safety fence is installed. All storm shutters are off.
7/27/24: I poured vinegar down the HVAC condensate tube and then chased with water. There are a few dead ants in each track of the sliders, reported previously. I did not find any live ants.
7/27/24: I poured 4oz of vinegar down the HVAC condensate tube then chased it with 10oz of water. Started both SUVs and they idled during the service call.
7/27/24: I poured vinegar down the HVAC air handler condensate tube. I started the car, I moved it a foot and it idled during the service call. The AC system was not functioning properly when I arrived. The inside air handler was/is running but the outside condenser unit is not. This type of issue is 95% of the time either a bad capacitor or fan motor.
7/26/24: The alarm system Touchpad was completely dead when I arrived and I could not get it to turn on. I did not find any trip breakers or GFI outlets anywhere. A vivint security technician will be needed at this time. Current photos of the lawn below. There is still some small brown spots throughout the yard. Did not step on any of the loose tile areas in the kitchen. All ceiling fans are off. Monitoring all old water stains on the ceilings closely. Checked all light timers. Both lanai screen doors are locked. Water softener salt container is empty. Green slip in mailbox.
7/26/24: All ceiling fans are off. Watered the plants on the lanai. Both lanai screen doors are locked. Will pour one bottle of Nuline drain cleaner down the ac condensate drain line every 90 days for preventative maintenance if applicable. Water softener salt container is half full. Pool is being filtered through the bottom drain. All storm shutter panels are on.
7/26/24: I found many dead bugs and ants under the front two windows and then about a half a dozen every 6 feet of tile throughout the house. I believe these may be attracted by the small nightlight in the first picture below. I did not see any live bugs.
7/26/24: Brought in one piece of mail see photo below. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Water softener salt container is 1/2 full. Lanai screen door is unlocked. Will pour one bottle of Nuline down the hvac condensate drain line for preventative maintenance every 90 days if applicable. Will start the car every other service call.
7/26/24: Ran all faucets & showers on the hot side during the entire service call to try & prevent odors from building up in the water heater. All ceiling fans are off.
7/26/24: Mini fridge in kitchen was on & cold. Ceiling fan in living room is on. Hardware for garage door opener appears to be loose & pulling away from wall. Client will address when they return.
