Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,482 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/11/22: Poured vinegar down the HVAC condensation evac tube then chased with some water. Brought in several pieces of mail none appeared important.
5/11/22: I watered 3 plants on the lanai as indicated by the moisture. The hibiscus plant had some moisture but just barely in the green. Th two in the photo below were absolutely dry. There were no Pinch-a-Penny pool service tickets on the lanai that I could see
5/11/22: Unplugged the toothbrush in the master bathroom per the client. Brought in two pieces of mail with a magazine see photo below. Removed all sales flyers per the client. The pool water level was slightly low. I ran water from the hose in it during the service call to help keep the water level up. There is a hairline crack in the stucco starting to show through underneath the right side of the back guest bedroom window. The smoke detectors are missing from all the ceilings throughout the residence. Checked the light timer in the living room. The left side lanai screen door is locked. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
5/11/22: Put both garbage cans down by the street for collection. The top screw on the left side sliding glass door handle is stripped & will not tighten causing the door handle to be loose see photo below. Swept cobwebs from around the rear exterior light. Picked up the key from the kitchen counter. Made sure all breakers with a green sticker were off. Client advised that the roof is going to be replaced.
5/10/22: I ran water in the pool while I was providing service. Photos of the cleaning job that we discussed last week. I found quite a bit dirty yet. It seems they dusted in front of but not behind items. Under the master bed and the sofa out in the living room it doesn’t even appear that it was swept/dust mopped let alone mopped and there’s some sort of a sticky substance on the counter in the utility room. Dirty palm print at eye level on the wall as you walk in the front door, can’t miss it. Photos below to show you what I mean.

5/10/22: I walked the house twice at the end to be sure all valves and showers were off. I also made sure the toilets were not running either. I do this because the water main is to remain on. I installed the battery maintainer on the car battery that I purchased today. FYI the light on the maintainer should be a solid green if full charged, it should blink green if the charge is above 80%. Currently it is solid red which indicates the battery is being charged but has less than 80% charge.
5/10/22: The new tile grout is starting to crack in the corners of the master bathroom shower. I have tagged it as such.
5/10/22: I moved the thermostat back to 78° today because of the humidity level of the condo had dropped below to 60% that I like to see it at. I will monitor going forward.
5/10/22: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure to turn off all water mains when leaving. Car has been removed from parking space.
5/10/22: The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 77 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The water stains on the garage ceiling have not changed in appearance since the last service call. Will continue to monitor closely. Checked all light timers. Both door handles are unlocked. The wood is rotting along the outside the back of the lanai. No mailbox.
5/10/22: Turned off the water heater and water main valve. Took sandwiches from the refrigerator as requested. Some browning in the yard, photos below.
5/10/22: Made sure the water heater was off. The ac thermostat was missing & in the off position when I arrived see photo below. The ac air filter is extremely dirty & will need to be replaced when construction is complete. The entire inside of the residence has been gutted for remodel. The pool pump filter canister is still leaking from a pipe on the side of it see photo below. The garage side entry door is rusted on the bottom & there is a large hole in the bottom of the door. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
5/10/22: The left sink in the master bathroom has both valves off. I turned the cold water on long enough to fill the trap but then I shut it off. The mini split is reading EC on the front. The water main valve is very rusted and about to snap off, photo below. Based on the humidity and the settings from last year’s report I moved the thermostat up to 77. The tiny lamp in the hall is on and the exterior garage light is on too.
5/10/22: A large section of screen on west side of the lanai is loose from what appears to be dry rotted screen spline not holding it in place anymore see photos below. New screen spline is recommended. Will contact the client & advise them of the situation. The guest bathroom sink is tagged for a leaking trap. Turned the water main off to the house only when leaving. No mailbox.
5/10/22: The damp rid bucket in the white car was full. I replaced it with a new damp rid bucket provided in the utility room. Left the water main on when leaving per the client.
5/10/22: Will be bringing all important mail to the post office for forwarding. The pool cage & lanai may need to be pressure washed soon. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
5/10/22: The slider door was not locked. Below is the result of me tugging on the door from the outside on my walk around. It was not open, just unlocked and I locked it before departure. Poured 4oz of vinegar down the HVAC condensate tube and then chased with 8 ounces of water. Browsing of the back lawn, photo below.
5/10/22: Ran all faucets & showers on the hot side to prevent odors from building up in the water heater per client. Checked all light timers. North lanai door is unlocked on the inside for pool maintenance.
5/10/22: No work out back yet.
5/10/22: Checked the light timer in the living room. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The pool has been drained by the client for future repairs.
5/10/22: The ac air filter is dirty & needs to be replaced size 20x24x1. Made sure the water heater was off. The pool cage & screens may need to be pressure washed soon. The front door needs new weather stripping. The garage side entry door has wood rotting on the bottom of both sides of the door frame.
5/10/22: Photos off interior ceilings below to use as a baseline for 2022 service calls. Poured an ounce or two of bleach in each toilet.
5/10/22: Ran water into the pool during the inspection to help keep the water level up. Brought in one pool service slip dated 5/3. Ran the outside shower per the client. Both pool cage doors are locked.
