Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,482 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/17/22: Made sure the water heater, range & ice maker were off. Mini fridge on lanai is off & door open. All storm shutters are closed & panels up. Pool water auto fill valve was on. Turned off the water main to the house only when leaving.
5/17/22: I watered 3 plants on the lanai as indicated by the moisture.
5/17/22: There is some browning in the lawn on the right side & the back yard see photos below. Brought in a package that was laying by the front door see photo below. Made sure the water heater, range & ice maker were off. Some of the living room sliding glass doors were unlocked. Brought in several packages that were in the garage see photo below. Watered all 19 plants in the atrium. Monitoring all previous water stains on the ceilings closely. The nw pool cage screen door is locked. Checked the straps on the boat photo below.
5/17/22: Made sure the water heater & ice maker were off. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 79 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Portable dehumidifier in kitchen read 60. Did not touch any breakers per the client. All storm shutters are closed & storm panels are up.
5/13/22: Updated photos of the lawn below. Brought in a large stack of mail with two packages. Ran the storm shutters up & down. There are large cracks in the stucco on the left side of the house by the pool pump equipment.
5/13/22: Ac thermostat #2 in the guest bedroom hallway had a low battery warning on the display when i arrived see photo below. I replaced the batteries with two new AA batteries.
5/13/22: Made sure the water heater, range & ice maker were off. Storm shutters are open. Made sure to put the key back in the cabinet next to the garage door & left the water main on to the house when leaving.
5/13/22: The pool pump was on & running. Brought in a box of new ac air filters that were laying by the front door see photo below. Replaced the old ac air filter with a new filter & wrote the date of installation on it. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. 5/13/22: The water supply valve to the ice maker under the kitchen sink is off. Made sure to put the lock back on the water main when leaving.
5/13/22: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. There was a Hughes exterminators card dated 5/9 on the kitchen counter photo below. Checked all damp rids. Made sure to turn off both water mains when leaving.

5/13/22: Made sure the water heater, range & ice maker were off. Watered the plant on the kitchen table. The upstairs sliding glass door was unlocked. Put the key back in the lockbox when leaving.
5/13/22: Made sure the water heater, range & ice maker were off. There was two containers of spoiled milk in the refrigerator starting to cause an odor. I removed both containers. Watered the plant by the kitchen window. Opened the latch in the master bedroom closet to visually check the ac air handler. Turned off both water main handles when leaving.
5/13/22: Made sure the water heater, range & ice maker were off. Visual check of the car. Checked carport storage room.
5/13/22: Brought in a package that was laying by the front door when I arrived see photo below. Made sure the water heater & range were off. Did not run water in the master bathroom shower per the client. I poured water down the drain using the water jug provided.
5/13/22: The front door handle was unlocked when I arrived. Made sure the water heater, range & ice maker were off. The batteries were corroded in one of the guest bedroom tv remotes see photo below. The humidity level was over the acceptable level of 60% inside the residence from the ac not turning on enough throughout the day. I lowered the thermostat to 75 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly.
5/13/22: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. All ceiling fans are on. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
5/13/22: Made sure the water heater, range & ice maker were off. The living room right side sliding glass door & the master bedroom lanai doors were unlocked. Watered the plants on the lanai.
5/13/22: Watered the two plants in the living room.
5/13/22: Made sure the water heater, range, oven & ice maker were off. The mini fridge on the lanai was on & cold. Will monitor the kitchen sink drain closely.
5/12/22: Drive by. Put both empty garbage cans back on the side of the house & photos of the large palm trees. There was an invoice from Browns Budget Tree Service on the front door see photo below.
5/12/22: Wine chiller read 54/46. Mini fridge in dining room was on & cold. All storm shutters on lanai are closed.
5/12/22: Brought in one piece of mail see photo below. The car still had no power & would not start. The battery appears to be dead. Portable dehumidifier in kitchen read 47. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Mini fridge in kitchen is off & door propped open. The storm shutters are cracked for ventilation.
5/12/22: There was a note from the painters on the master bathroom counter concerning one of the damp rid bags leaking onto the floor see photo below. I removed the damp rid bag from the bathroom. Did not run water in the right side kitchen sink per the client. Painting progress photos below. Checked all damp rids throughout the residence. Portable dehumidifier in kitchen read 40.
