Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 33,482 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/19/22: Checked the light timer in the living room. Checked all damp rid buckets throughout the residence. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Will change the ac air filter on 7/1 per the client. Locked the car & put the keys back in their place. Turned off both water main handles when leaving.5/18/22: I removed a Turner pest control sign from the front dated 5/13/22, photo below.
5/18/22: The medicine cabinet was moved from the bathroom to the bedroom, so I know someone has been inside. I found all the toilet seats down, I left them up last service call to prevent mold growth. The master bathroom toilet had mold growing inside I cleaned as best I could but there is no toilet brush. I took photos of the medicine cabinet and the hole so I can send to my handyman so he can see what the job entails.
5/18/22: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly.
5/18/22: Poured 2oz of bleach in each toilet.
5/18/22: Made sure the water heater, range & ice maker were off. There are perishable food items in the refrigerator see photo below. Wine chiller in kitchen area read 55. Mini fridge on lanai was on & cold. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Visual check of both boats see photo below.
5/18/22: The pool level was down to about a third of the skimmer port so I ran water in it all the time I was here. I brought in the blue recycling container and placed it in the garage.
5/18/22: The humidity level was back under 60% inside the residence after making the last adjustment. I raised the humidistat back up to 55% for now. Will continue to monitor closely & adjust accordingly. The water supply valve to the water heater has some corrosion on it. Mini fridge in coffee bar is off. Mini fridge in the utility room is off. All storm panels are on. Visual check of the boat photo below.
5/18/22: The right side kitchen sink trap is leaking at the top plastic nut. I tried tightening it but it did not make a difference. That generally indicates we have a flange nut washer that has degraded and needs replaced. I made sure I cleaned up the water that had fallen to the cabinet base and then I left he double a piece of paper towel for anything that may drip yet. Both the faucet and the trap are tagged to indicate this problem, photo below.
5/18/22: Brought in a package of toilet bowl cleaner for the bathrooms see photo below. Did not see any ants during today’s service call.
5/18/22: Dehumidifier read 45 and was running. Poured vinegar down the HVAC condensation evac tube I then chased it by water. I did not find any more dead bugs on the master bedroom window sill.
5/18/22: The humidity level was still slightly over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 78 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Checked all wood floors throughly.
5/18/22: I watered both plants in the kitchen, I put 3 glasses of water in the plant on the counter and 5 glasses of water in the plant on the floor. The plant on the floor lost all but those leaves shown in the photo below.
5/18/22: Brought in one piece of mail see photo below. Made sure the water heater, range & ice maker were off. Made sure to turn the water main off to the house only when leaving.
5/18/22: Removed a Stratton Pest Application sign from the front landscaping dated 5/11/22. The water main was on upon arrival and off upon departure. I located the check and picked it up, thank you.
5/18/22: I walked the house twice at the end of the service call just to make sure there were no faucets or toilets running due to the fact we’re leaving the water main on for the pool auto fill. I pulled a Stratton Pest Application sign dared 5/11/22 from the front landscaping.
5/18/22: Visual check of the car, battery maintainer lights were on. The humidity is a bit high inside so I turned the thermostat down 1° to 77° and then made sure that the system came on and started to call. The water main valve is leaking again but just a little while it is open, one’s closed it does not leak, photo below.
5/18/22: Brought in two pieces of mail with a message from the pool company see photos below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Watered the plants on the lanai. Mesh storm shutters on lanai are down. Left the water main on for the pool water auto filler when leaving.
5/18/22: Checked pool level, photo below. Shut the water main off before departure.
5/18/22: Brought in a package of two new custom order pleated ac air filters see photo below. Replaced the battery in the guest bedroom smoke detector with a new 9v battery. I tested the smoke detector after replacing the battery. There is a piece of screen spline approximately 3’ long hanging from one of the lanai screens see photos below. The humidity level was well under 60% inside the residence again. I raised the thermostat to 77 for now to save energy. Will continue to monitor closely & adjust accordingly. Mini fridge in dining room is off & door propped open.
5/18/22: Checked all damp rid buckets. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Did not see the coils leaking. Will continue to monitor the ac system closely.
5/18/22: Brought in one piece of mail see photo below. There is a hairline crack in the stucco starting to show through underneath the right side of the back guest bedroom window. The smoke detectors are missing from all the ceilings throughout the residence. Checked the light timer in the living room. The left side lanai screen door is locked. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
5/17/22: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure to turn off all water mains when leaving. Car has been removed from parking space.
5/17/22: The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the humidistat to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. All breakers are turned off except for the ac breaker. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Water is to remain off per the client.
