Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,758 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/14/22: No vehicle under the carport. The freezer is icing up inside, photo below. I broke off and removed what ice I could. I don’t understand because the door is closing tightly all around where I can see.
7/14/22: All ceiling fans are on. Checked all damp rid buckets.
7/14/22: Guest Bedroom is still filled with items right to the door, could not gain access. Picked up 5 dead millipedes.
7/14/22: Paper towel was stuffed in the kitchen sink drains, pulled ran and replaced. The toilet in the bathroom behind the kitchen did flush the first time but not the second. There was a metal condo number plates outside the front door, photo below. I brought it inside and set it on the floor just inside the door.
7/14/22: The water main was on & the front door was unlocked when I arrived. I made sure it was locked when leaving. Brought in three pieces of mail with some sales flyers see photos below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. All ceiling fans are on.
7/14/22: The water main was on again upon my arrival, I shut it off upon departure. Only the front door knob was locked again, not the deadbolt. Yes, 2 service calls in a row. Picked up 6 dead millipedes (worms) inside, example photo below.
7/14/22: The alarm sounded when I walked through the front door. Each of the toilets had to be flushed several times because the water was so brown. The garbage disposal is very loud and I'm not going run because it is so loud. One important piece of mail, photo below.
7/14/22: The red stains along the back & sides of the pool cage appear they possibly might be from the iron in the irrigation water when the sprinklers come on. The guest bathroom bathtub is tagged for a clogged drain. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Both lanai screen doors are locked.
7/14/22: I poured 4oz of vinegar down the HVAC condensate tube chased by 10oz of water.
7/14/22: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure all water main handles were turned off before leaving.
7/14/22: Poured vinegar down the HVAC condensate line and chased with water as requested. The downspout on the right front corner of the garage was off again and this time all the ends are smashed . It appears that it has been stepped on? This is going to need to be totally repaired/replaced, photos below.
7/14/22: Checked the light timer in the living room. Checked all damp rid buckets throughout the residence. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Locked the car & put the keys back in their place. Turned off both water main handles when leaving.
7/14/22: Couldn’t run water through exterior fridge door it just wouldn’t come out as reported previously. Did not run water through garbage disposal but did run the disposal for 2 seconds.
7/14/22: Weeds and grass are growing into the landscaping, example photos are below. There are many pest droppings on the front porch, likely a toad’s, as reported previously.
7/14/22: There is a hole in the soffits that needs to be filled above the electric meter on the right side of the house where the electrical conduit goes into the attic see photos below. Brought in eight pieces of mail & two packages see photos below. I left them all on the kitchen counter. Watered all the potted plants inside the residence & on the lanai as they were starting to get dry. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
7/13/22: The guest bathroom toilet did start running after being flushed today. The flappers on each toilet appeared dirty & had debris on them causing them to slightly leak so I removed both flappers & cleaned them to keep them laying flat. I put both flappers back in the toilets & did not hear them running when leaving. Will continue to monitor closely.
7/13/22: Made sure the pool chlorinator was on 60% see photo below. Brought in ten pieces of mail with a returned envelope & stack of sales flyers see photos below. I placed all the mail on the kitchen table per the client. The guest bathroom sink is tagged for a slow drain. Checked light timers. Visual check of the boat photo below. Both display panels on the boat read HU. The lawn has a brown spot in the backyard by the walkway. Jet ski’s have been removed. All storm shutters are closed. Turned off the water main to the house only when leaving.
7/13/22: Brought in three pieces of mail with a large stack of sales flyers see photos below. The ceiling fans in the kitchen & living room are on. The soffits & facia on all sides of the residence may need to be pressure washed soon. Visual check of the boat photo below.
7/13/22: Weeds growing on the lanai. The child pool safety gate was not latched, photo below. I latched it before departing.
7/13/22: Kitchen wine cooler is working, utility room wine cooler is off. Weeds growing on the lanai.
7/13/22: There was a white Volvo suv parked in the driveway when i arrived see photo below. The ac was off, the thermostat had a blank screen & a low battery warning when I arrived see photo below. I replaced the batteries with two new AA batteries restoring power to the ac system & thermostat display. The ac came back on & started cooling the residence. Will continue to monitor closely. The water supply valve to the water heater has some corrosion on it. Mini fridge in coffee bar is off. Mini fridge in the utility room is off. All storm panels are on. Visual check of the boat photo below.
7/13/22: There is slight yellowing in the front lawn see photo below. Made sure the water heater, oven & ice maker were off. Kitchen remodel progress photos below. Mini fridge on lanai was on & cold. Storm shutters on lanai are closed. Visual check of the boat photo below. The pool company arrived to clean the pool while I was leaving the residence.
7/13/22: I found a sticky substance in the hall leading to the air conditioning closet it appears someone may have spilled the damp rid container that was sitting on the chair tried to wipe it up and didn’t get it all. I took Dawn and some white vinegar as a mixture with water and mop the entire side hall and front hall leading into the dining area especially under the thermostat. The circuit breaker for the kitchen outlets was tripped, I reset it. Before I left I went back to see if it had tripped, it had not. Watered plants out back on the lanai, one looks to be in serious trouble, photo below.
7/13/22: There is slight yellowing throughout the lawn see photos below. The lawn has a large brown spot in the backyard. Ran water in the lanai sink. Irrigation system is on. Visual check of the dock. Turned off the water main to the house only when leaving.
7/13/22: Weeds are starting to grow in all the landscape beds see photos below. Lanai screen door is locked. All storm shutter panels are up.
