Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 32,948 service calls we have performed 13,602 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/14/22: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure to turn off all water mains when leaving. Car has been removed from parking space.6/14/22: Poured 4oz of vinegar down the HVAC condensation evac tube then chased with 8oz of water. Watered 11 plants in total, 1 in the shower and 10 behind the hurricane shutter.
6/14/22: All breakers are turned off except for the ac breaker. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Water is to remain off per the client.
6/14/22: Watered the plant in the kitchen.
6/14/22: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The master bathroom toilet has a crack in the bowl on the top of the right side.
6/14/22: Poured 4oz of vinegar down the HVAC condensate tube and then chased with water.
6/14/22: The humidity level was well below 60% inside the residence again. I raised the ac thermostat to 77 for now to save energy. Will continue to monitor closely & adjust accordingly.
6/14/22: The dehumidifier read 51 and ran during the service call. The tree out back is remains down.
6/14/22: Closed the storm shutters for hurricane season.
6/14/22: The ac thermostat had a message on the display concerning the wi-fi signal.
6/14/22: Watered all plants.
6/14/22: I pulled a dozen weeds on the lanai.
6/14/22: Made sure the water heater, range & ice maker were off. The water meter next to the water heater has excessive corrosion on it see photos below. The ac air filter was dirty & needed to be replaced. I replaced it with a new filter provided next to the air handler & wrote the date of installation on it. The garbage disposal button was broken from the plastic connection underneath the sink when I arrived see photos below. The disposal still turns on & off but the button bracket is broken. It appears to need a new button. I have tagged it as such. Closed both storm shutters for hurricane season.
6/14/22: Armadillo hole mid way down the right side of the home dug out behind the bushes, photo below.
6/14/22: Ran the storm shutters up & down. Portable dehumidifier in kitchen read 48. Watered the plant in the kitchen & rotated it.
6/14/22: I made sure all toilet valves are off. I pulled a couple dozen weeds on the lanai. I moved the thermostat to 77 based on the humidity inside of the past service calls.
6/14/22: The mailbox has been hit by a car. The pool water level is back up to the optimal level of half the skimmer port. I ran the hose in it during the entire service call to help keep the water level up. Ran water in lanai sink. Both lanai screen doors are unlocked. Mini fridge on lanai is off door open. Mini fridge in lanai storage room is off & doors open. One of the trees in the backyard appears to be dying. Irrigation timer is in the run position.
6/14/22: The humidity level was over the acceptable level of 60% inside the residence. I lowered the thermostat to 74 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The pool pump appears to still be leaking slowly when running. Visual check of the boat & trailer. Boat garage humidity & temperature readings were 62.6% & 89.6. Made sure to leave the water main on for the pool auto filler when leaving.
6/14/22: Poured vinegar down the HVAC condensate tube chased by water.
6/14/22: Removed a Ranson pest sign dated 5/31 from the front yard. One of the Arlo security cameras & magnetic base were laying on the pool pavers when I arrived see photos below. It appears the double sided tape holding it to the wall has failed causing it to fall. I set it on top of the electrical outlet on the lanai looking out at the canal for now see photo below. There is some browning in the front lawn. Ran water through the kitchen pot filler. Wine chiller in utility room read 55. Mini fridge on lanai was on & cold. Ran water in the sink on the lanai. Visual check of the jet ski’s. Storm shutters are closed.
6/14/22: Watered the 3 interior plants per instructions. The street lamp out front of your home is on. No mail in the mailbox.
6/14/22: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. All storm shutters are open. Visual check of the boat photo below.
6/14/22: The pool pump was off & not running. There appears to have been a leak with the pool pump. There is a hole forming in the lawn underneath the sod along the seawall by the north stairs see photos below. Checked all damp rid bags. Watered the two plants inside by the front door. Checked all light timers. Visual check of the boat photo below. Power was on & lines were good. Left the water main on when leaving.
6/14/22: A couple pieces of mail, nothing appears important. Both the microwave and the range clocks needed to be reset and the refrigerator had a red indicator saying power outage. I found one tripped breaker number 26 (Bath RMS OS Plug) photo below
6/14/22: Brought in one piece of mail with a stack of sales flyers see photo below. Made sure the refrigerator was off & unplugged. Brought in the garden flag & ceramic turtle. The humidity level was well below 60% inside the residence. I raised the ac thermostat to 75 for now to save energy. Will continue to monitor closely & adjust accordingly. The lawn has some browning in several areas throughout the yard. All the master bathroom water supply valves have excessive corrosion on them. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Left the water main on when leaving per the client.
