Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,792 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/29/22: The bougainvillea bush has been trimmed since the last service call see photo below. There was a foul odor coming from the open refrigerator when i arrived. I found an open coffee cup in the back of the top shelf with a dried up brown substance inside see photos below. I put the cup in a garbage bag and placed it in the garage for now. The stains on the wall have not changed in appearance. Will continue to monitor closely. Checked all damp rid bags. Ran the rinse cycle on the dishwasher, made sure to leave door open when finished. Ran the keurig coffee maker & made sure to turn the power off. Opened the garage overhead door to air out the garage per the client & made sure to re-engage the lock.
7/29/22: The lanai has standing water from rain photo below. Checked all damp rid buckets. Made sure light in garage wasn’t on.
7/29/22: Watered the plant on the lanai using the right side slider only. Mini fridge in dining room was on & cold.
7/29/22: Brought in a notice from TECO gas company concerning turning off the gas meter for corrosion repair see photo below. Photo of the gas meter below. Will contact the client & advise them of the situation. I put the water heater in the off position for now photo below. Photo of the master bathroom shower head that sprays water from the connections. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Put the key back in the lockbox when leaving.
7/29/22: Removed a Signature sign dated 7/25 from the front yard. Weeds are growing in the rocks next to the master bathroom windows see photo below. There appears to be two different types of fungus growing in the front landscape bed see photos below. Weeds are starting to pop up in all the landscape beds. Brought in two pool service slips dated 7/21 & 7/28 photo below. Photo of the pool below.
7/29/22: Made sure the front door was completely closed & locked when leaving.
7/29/22: There is an animal digging a large hole on the front right side of the house by the water main. Checked all damp rid bags.
7/29/22: Checked all damp rid bags. Lanai screen door is locked. All storm shutters are closed.
7/28/22: The HVAC system was not running upon first entering the home. The thermostat screen was blank and there was about a half an inch of water sitting in the pan below the air handler. Call the homeowner and we have an appointment scheduled with an AC tech tomorrow.
7/28/22: Ceiling fan in the office was off but the light was on, I corrected this ( fan on light off). Ceiling fan in the family room had the same issue, however wouldn’t response to the remote. It has a weak battery, so I used the battery from the MB remote. Turned the MB ceiling fan on as well. The replacement battery is 23A 12v
7/28/22: Drive by. Brought all important mail collected during service calls to the post office for forwarding. Photo of the receipt with tracking number below.
7/28/22: The room to the left as you first come in the ceiling fan was on high I turned it off at the switch. Not sure how this happened as I don’t turn any lights on nor switches, maybe it was turned off with a remote and you had a surge of electricity that turned it on. Your thermostat was showing an error code that said the HVAC system had lost power, so I know that you’ve had a loss of power somewhere since the last time I was here. Everything though is working properly there are no tripped breakers.
7/28/22: Poured 4oz of vinegar down the HVAC condensate tube and then chased with water. The living room light was on, photo below. I know it’s not me as I use a very powerful headlamp. I never turn on lights at all. As far as I can see there’s nothing that I would change about the HVAC system it’s running right where we wanted to to keep the humidity down. There are two fans running one in the master bedroom and the other in the living room, I’m not sure if that’s necessary but sometimes people choose to do that to keep it from feeling or smelling musty.
7/28/22: The smoke detector in the bedroom is chirping indicating the battery is low and needs replaced.
7/28/22: Humidity at the far point of the living room almost to the large windows 49.2 temperature 86.3
7/28/22: Poured vinegar down the HVAC condensation evac tube and then chased with water.
7/28/22: The battery maintainer says 100. Both locks are locked. Did not touch thermostat. All water is off. I placed 3 large glue traps in an effort to catch the geckos. I rebooted the modem as requested.
7/28/22: Weeds & vines are starting to grow in the landscape bed. The back guest bathroom toilet is tagged for a broken handle.
7/28/22: Today I could not safely navigate my way back to the storage area, photo below. Sand piles just to the right of the French door are the same.
7/28/22: Water has been restored to the residence since the last service call. Checked all damp rids. Had to replace full bags in the master & guest bedroom closet’s.
7/28/22: Paper towel was stuffed in the kitchen sink drains, pulled ran and replaced. The toilet in the bathroom behind the kitchen didn’t flush.
7/28/22: The upstairs bathroom sink is tagged for a leaking trap. Closed the storm shutter over the front door when leaving.
7/28/22: The water main was on again upon my arrival, I shut it off upon departure. Only the front door knob was locked again, not the deadbolt. Three service calls in a row.
7/28/22: Made sure the water heater, oven & ice maker were off. Checked all damp rids. Made sure to close the refrigerator doors tight. Mini fridge in kitchen was on & cold. Watered the plants on the kitchen counter. Storm shutters on lanai are cracked open for ventilation.
7/28/22: The lefts side sink in the master bathroom stopper needs adjustment it barely allows water to drain, you must hold it open with your finger nails.
