Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 32,948 service calls we have performed 13,602 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/17/22: Checked all damp rid buckets. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
6/17/22: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Watered the orchid on kitchen sink.
6/17/22: The humidity level was back under 60% inside the residence after making the last adjustment. I raised the humidistat back up to 55% for now to save energy. Will continue to monitor closely & adjust accordingly. Poured approximately 2ozs of of vinegar down the hvac condensate drain line for preventative maintenance.
6/17/22: Made sure the lanai door was unlocked for the painters per the clients instructions. Dehumidifier in kitchen read 41. Checked the light timer in the living room.
6/17/22: The call box at the gate to the community was not working today. The alarm keypad was beeping again when I arrived. I was able to silence it by pressing the off button. Monitoring all previous water stains on the ceilings closely.
6/17/22: There is a small section of soffits pushed up on the right side of the residence above the lanai approximately 1’ in length. Checked all damp rids throughout the residence. Bug zapper on lanai is plugged in. Water is to remain off per the client.
6/17/22: There are some dark water stains on the exterior wall of the residence to the left of the electric meter see photos below. Made sure the water heater was on the lowest setting. Checked all damp rid bags. Ran the rinse cycle on the dishwasher, made sure to leave door open when finished. Ran the keurig coffee maker & made sure to turn the power off. Opened the garage overhead door to air out the garage per the client & made sure to re-engage the lock.
6/17/22: Checked all damp rid buckets. Made sure light in garage wasn’t on.
6/17/22: The smoke detector in the master bedroom was chirping when I arrived. I replaced the battery with a new 9v battery and tested it after installing the new battery. Mini fridge in dining room was on & cold.
6/17/22: The small damp rid bucket in the vehicle was full. I replaced it with a new damp rid bucket provided in the garage. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Put the key back in the lockbox when leaving.
6/17/22: Made sure the water heater, range & ice maker were off. Brought in two pool service slips dated 6/9 & 6/16 photo below. Photo of the pool below.
6/17/22: The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the humidistat to 55% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Will change the ac air filter on the first week of July per the client. Made sure the front door was completely closed & locked when leaving.

6/17/22: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Checked all damp rid bags. Lanai screen door is locked. All storm shutters are closed.
6/16/22: The back guest bathroom toilet is tagged for a broken handle.
6/16/22: Poured vinegar down the HVAC condensate tube and chased with water. The back right side corner down spout end fell off and was washing away the area near the foundation, photo below. I found the end and shoved it back on as tightly as I could. Really could use two sheet metal screws to hold it in place.
6/16/22: Checked all damp rids.
6/16/22: The upstairs bathroom sink is tagged for a leaking trap. Closed the storm shutter over the front door when leaving.
6/16/22: Two packages at the front door and two pieces of mail the mail wasn’t important or didn’t appear to be. Browning of the lawn appears to be a bit better.
6/16/22: The upstairs humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. All storm shutters are closed & partially cracked for ventilation. Plants on the lanai appear to be healthy.
6/16/22: Refrigerator & freezer in the dining room area were both on & cold. Portable dehumidifier in master shower read 45. Storm shutters are open. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
6/16/22: The half bathroom toilet has started to leak from between the tank & the bowl when being flushed. I have tagged it as such.
6/16/22: The upstairs humidity level was over the acceptable level of 60% when I arrived. The upstairs ac was not working & would not turn on. Will contact grand aire services and advise them of the situation. Watered all the plants per the clients instructions. The door on the mini fridge is taped shut.
6/16/22: Water was on at 2004.
6/16/22: Humidity at the far point of the living room almost to the large windows 47.3 temperature 82.9
