Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 33,835 service calls we have performed 13,602 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/12/22: There appears to be a broken roof tile on the middle of the left side of the house below the chimney stack see photos below. Will contact the client & advise them of the situation. The exterior garage lights were on when I arrived. I turned them off before leaving. There was a sales flyer from a security company on the kitchen counter see photo below. Weeds are growing in the rocks next to the master bathroom windows see photo below. There appears to be two different types of fungus growing in the front landscape bed see photos below. Weeds are starting to pop up in all the landscape beds. Brought in two pool service slips dated 8/4 & 8/11 photo below. Photo of the pool below.8/12/22: Made sure the front door was completely closed & locked when leaving.
8/12/22: There is an animal digging a large hole on the front right side of the house by the water main. Checked all damp rid bags. All damp rid bags were full & had to be replaced with some of the damp rid bags provided on the kitchen counter.
8/12/22: The left front tire on the black car was low when I arrived. I inflated it to 32psi using my cordless inflator see photo below. Checked all damp rid bags. Lanai screen door is locked. All storm shutters are closed. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
8/11/22: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.
8/11/22: Poured vinegar down the HVAC condensate line chased by water.
8/11/22: Checked the light timer in the living room. Checked all damp rid buckets throughout the residence. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Locked the car & put the keys back in their place. Turned off both water main handles when leaving.
8/11/22: There was a UPS letter package at the front door, sent a text to the client, photo below.

8/11/22: The water main was on again when i arrived. Removed a problem solved pest sign dated 8/5 from the front yard. The guest bathroom bathtub is tagged for a clogged drain. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Both lanai screen doors are locked.
8/11/22: Checked all damp rids. Had to empty & refill all small buckets.
8/11/22: I had to re-enter again as I had left my car keys on the water heater.
8/11/22: The upstairs bathroom sink is tagged for a leaking trap. Closed the storm shutter over the front door when leaving.
8/11/22: Poured 4oz of vinegar down the HVAC condensate tube and then chased with water.
8/11/22: Checked all damp rids. Had to empty & refill all the small buckets. Made sure to close the refrigerator doors tight. Mini fridge in kitchen was on & cold. Watered the plants on the kitchen counter. Storm shutters on lanai are cracked open for ventilation.
8/11/22: The smoke detector in the bedroom is chirping indicating the battery is low and needs replaced. I removed the used up Damp-Rod bags from the MB closet. The bags contain an oily substance and it is not wise to leave them just hang. I did not find/see replacement bags.
8/11/22: The upstairs humidity level was over the acceptable level of 60% when I arrived. I lowered the upstairs thermostat to 76 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. All storm shutters are closed & partially cracked for ventilation. Plants on the lanai appear to be healthy.
8/11/22: Humidity at the far point of the living room almost to the large windows 46.8 temperature 81.3
8/11/22: Poured vinegar down the HVAC condensation evac tube and then chased with water.
8/11/22: Kitchen remodel progress photos below. The workers were present when I arrived & had the water on. I left it on when leaving. Refrigerator & freezer in the dining room area were both on & cold. Portable dehumidifier in master shower read 40. Storm shutters are open. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
8/11/22: The half bathroom toilet is tagged for leaking between the tank & bowl when being flushed. Valve is off. I pour water into using a bucket to keep the trap from drying out.
8/11/22: Made sure the water heater, range & ice maker were off. All storm shutters are closed. Watered all the plants on the walkway.
8/11/22: The battery maintainer says 100. Both locks are locked. Did not touch thermostat. All water is off. We caught 3 geckos in the glue traps I placed last service call.
8/11/22: Most everything is cleared out from under the carport today.
8/11/22: Watered all the plants per the clients instructions. The door on the mini fridge is taped shut.
