Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,835 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/23/22: I walked the house twice to ensure the water faucets were off to all showers, tubs, and sinks. The bushes have been trimmed, photos below. The bug situation did not seem to worsen this past week.. I swept them up to see what it will be like next week. The pool is dirty on the bottom, photos below.
8/23/22: Mini fridge in living room was on & cold. Checked all light timers. Visual check of the dock. Construction has started in the front yard.
8/23/22: I watered 5 plants on the lanai as indicated by the moisture meter. There was a letter package at the front door, photo below. One of the plants outback appeared to have been pruned since the last service call, photos below. The inside foyer light was on upon entering, I turned it off.
8/23/22: Drive by. Put both empty garbage cans back inside the garage. I also confirmed that the water heater, range, ice maker & water main were off.
8/22/22: Drive by. Client advised that their security cameras went offline after a big storm. I reset all the security camera equipment & waited several minutes for everything to reboot. I contacted the client & confirmed that the security cameras were back online before leaving.
8/19/22: All ceiling fans are on. Mini fridge on lanai was on & cold. Will monitor the kitchen sink drain closely.
8/19/22: The ac was on & appeared to be working correctly when I arrived. The tape has been removed from the ac thermostat since the last service call. The wine cooler & both mini fridges were all on & cold. The front balcony has an excessive amount of droppings on the floor.
8/19/22: Did not run water in the master bathroom shower per the client. I poured water down the drain using the water jug provided.
8/19/22: Some of the crown molding is starting to slightly separate from the ceiling and some miter joints are starting to separate in a couple areas in the living room & throughout the residence.
8/19/22: Brought in a FedEx envelope that was laying by the front door when I arrived see photo below. Watered the plants on the lanai.
8/19/22: Watered the two plants in the living room.
8/19/22: There was some wood staged in the foyer when I arrived. Wine chiller in kitchen read 45. Ice maker in bar area is off. The left side shower head in the master bathroom shower does not work. Poured approximately 2ozs of vinegar down the hvac condensate drain lines for preventative maintenance.
8/19/22: Found one of the upstairs sliding glass doors unlocked. Some of the water supply valves for the sinks & toilets throughout the residence have corrosion on them. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
8/19/22: The water supply valve to the ice maker under the kitchen sink is off. Made sure to put the lock back on the water main when leaving.
8/19/22: The humidity level was over the acceptable level of 60% inside the residence on both floors when I arrived. I lowered the humidistat to 45% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Checked all damp rids. All damp rid bags were full & had to be replaced with some of the damp rid bags provided underneath the stairs. Made sure to turn off both water mains when leaving.
8/19/22: Checked all damp rids. Had to empty & refill all damp rid buckets.
8/19/22: Monitoring the old water stains on the guest bathroom ceiling closely.
8/19/22: Watered the plant on the kitchen table. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Checked attic space upstairs. Put the key back in the lockbox when leaving.
8/19/22: Watered the plant by the kitchen window. Opened the latch in the master bedroom closet to visually check the ac air handler. Turned off both water main handles when leaving.
8/19/22: The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the humidistat to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Old refrigerator has been removed from the kitchen. Removed the lockbox from the front door when leaving.
8/19/22: The damp rid bucket in the car is almost full see photo below. The master bathroom toilet is tagged for leaking between the tank & bowl when flushed. I pour water into the bowl to keep the trap from drying out. The ac condensate drain line is eroding & staining the sidewalk where it drips onto the sidewalk. The wood along the bottom of the inside of the carport storage room appears to be rotting from water damage due to clogged or insufficient deco drains running parallel along the back of the carport storage rooms. Client advised it is being investigated. Checked damp rid bucket in car.
8/19/22: The plastic purge line for the kinetico water system has been repaired since the last service call see photo below. Weeds are growing in the pool tiles. A pink flag has been placed in one of the pool tiles along the back of the house by the garden hose. There are large cracks in the stucco on each side of the house in several locations.
8/19/22: Sprinkled animal repellent on the small plants.
8/19/22: There appears to be a gutter leaking along the back of the house by the right side pool cage screen door causing a large stain on the concrete. All storm shutters are closed. Made sure to put the key back in the cabinet next to the garage door & left the water main on to the house when leaving.
8/19/22: The breaker for the garage was tripped when I arrived. I reset it restoring power to all the outlets. The damp rid bucket in the vehicle was full. I replaced it with a new bucket provided in the garage. Monitoring the stain on the master bathroom ceiling closely. There were several small frogs floating around in the pool. Weeds are growing in the pool pavers & the deco drain photos below. The pool pump was on & running. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Photo of the pool below.
