Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,835 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/24/22: Brought in four pieces of mail with some sales flyers see photo below. Will be bringing all important mail to the post office for forwarding. Excessive spiders & ants are starting to build up along all of the baseboards. The water stain on the garage ceiling has not changed in appearance since the last service call. Will continue to monitor closely. Locked the door between the garage & home. Made sure to turn the water main off to the house only when leaving.
8/24/22: Found two pest control signs out front dated today at 9:04 am. Signs say stay off until dry and surely it is dry 2 1/2 hours later.
8/24/22: The lawn is starting to brown in several areas throughout the yard see photos below. Irrigation system blue light was on.
8/24/22: No bugs.
8/24/22: Poured 2oz of bleach in each toilet.
8/24/22: There were a few leaves on the bottom of the pool. Photo of the cactus below. It appears to be healthy. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Watered the plants on the lanai. Mesh storm shutters on lanai are down. Left the water main on for the pool water auto filler when leaving.
8/24/22: There was several pieces of mail I will forward.
8/24/22: Made sure the water heater, range & ice maker were back off. Checked all damp rid bags. Wine cooler in dining room read 52. Deep freezer in front room closet was on & cold. Watered all plants on the lanai. Both lanai screen doors are locked.
8/24/22: Debris on the top and bottom of the pool. The spa bubbler will not work. Found several dead ants in the corner of the bedroom bathroom nearest the garage, photo below. Some paint peeling and a small water spot under the MB window, photo below.
8/24/22: There is a piece of screen spline approximately 3’ long hanging from one of the lanai screens. Mini fridge in dining room is off & door propped open.
8/24/22: Checked all damp rid buckets. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Did not see the coils leaking. Will continue to monitor the ac system closely.
8/24/22: I ran just enough water in the right side kitchen sink which is leaking to fill the trap. I didn’t see any leaking this time but then again I didn’t run it for any length of time.
8/24/22: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Will be replacing the ac air filter on the next service call.
8/24/22: Dehumidifier read 45 and was running. Poured vinegar down the HVAC condensate tube I then chased it with water. The smoke detector in the MB is chirping indicating a new battery is needed. I found about three dozen dead ants in the foyer hallway and guest bathroom areas. I could not find any live ants with the exception of one outside on the door which I killed. It appears they may be coming in under the door sweep on occasion and dying.
8/24/22: Photo of both magazine labels below. Brought in two pieces of mail photo below. All sales flyers have been placed in the recycling bin. All the weeds that were growing in the landscape beds appear to have been sprayed recently. The bushes growing next to the right side pool cage screen door may need to be trimmed soon. There is a hairline crack in the stucco starting to show through underneath the right side of the back guest bedroom window. The smoke detectors are missing from all the ceilings throughout the residence. Checked the light timer in the living room. The left side lanai screen door is locked.
8/23/22: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure to turn off all water mains when leaving. Car has been removed from parking space.
8/23/22: All breakers are turned off except for the ac breaker. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Water is to remain off per the client.
8/23/22: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The master bathroom toilet has a crack in the bowl on the top of the right side.
8/23/22: Pool pump draws from the bottom drain per client, but want to keep you informed of the level. Right at the bottom of the skimmer port. Ants did not come back for the window sill in the utility room. Found one dead bug in the master bath tub, photo below. Guest bath toilet is leaking, sent a video to the owner.
8/23/22: Ran the storm shutter up & down for preventative maintenance.
8/23/22: I found a large box from chewy next to front door I brought it in the garage. So are we’s on the lanai but not that many at this point.

8/23/22: Water has been restored to the residence since the last service call. The ac thermostat had a message on the display concerning the wi-fi signal.
8/23/22: Armadillo hole on side of home appears to be active.
8/23/22: The tires on the vehicle were starting to get low. I inflated them all to the manufacturer specifications on the drivers door using my cordless inflator see photo below. Water has been restored to the residence since the last service call. Watered all plants.
