Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,078 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

1/21/25: There was a service slip from amplified termite & pest control dated 1/15 on the kitchen counter when I arrived see photo below. The inside of the residence has not changed in appearance since the last service call. The inside of the residence will need to be throughly cleaned when renovations are completed. All ceiling fans are off. Mesh storm shutter on lanai is closed.
1/21/25: The damaged screens on the lanai have been replaced since the last service call see photos below. The plates on both cars are expired. Several inches of water appear to have entered the garage several feet into the garage during the hurricane but everything is currently dry & the cars are ok. Storm shutters on lanai are closed. Mini fridge in lanai storage room is off & doors open. All ceiling fans are off. Mini fridge on lanai is off & door open. Ran water in lanai sink.
1/21/25: The lanai may need to be pressure washed soon. The pool water level was extremely low again below the bottom of the top skimmer port & the pool pump was running dry when I arrived. I turned off the pool pump, turned on the water hose & set the timer for 120 minutes to bring the water level back up. Rust stains on both the kitchen & utility sink’s accidentally caused by the client. Client advised they will address the situation when they return. There is a small section of soffits slightly damaged on the back of the house over the master bedroom window. Checked all damp rid bags throughout the residence. Damp rid bags are not recommended as they are prone to leaking causing irreversible damage. Checked light timer in the living room. A battery maintainer is recommended for the vehicle. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
1/21/25: The humidity level was over 55% inside the residence. I lowered the humidistat to 30% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. All ceiling fans are off. Monitoring the guest bedroom window closely. Will pour 8ozs of Nuline down the ac condensate drain line every 90 days for preventative maintenance if applicable. Checked all damp rid buckets.
1/20/25: Drive by. Went back to the residence as Tina was finished cleaning. I made sure the inside of the residence was throughly cleaned, everything was locked up & the water main was off when leaving.
1/20/25: Contractor access. Met with Tina from Home a glow cleaning services & let her into the residence for cleaning. I turned on the water main for Tina & all the lights throughout the residence before leaving. Will return when Tina is finished to make sure the residence has been cleaned & to make sure everything is locked up.
1/17/25: All doors are locked. Watered all the potted plants. The water heater has reached 10yrs of age & may need to be replaced soon. Client will address.
1/17/25: The damaged sections of soffits have been repaired since the last service call see photos below. The plate on the mini van appears to expire soon photo below. The lanai may need to be pressure washed soon. All ceiling fans are off. Made sure to put the key back in the cabinet next to the garage door & left the water main on to the house when leaving.
1/16/25: Almost every circuit breaker is off with the exception of the AC system, reported previously. The air filter for the air handler should be replaced, reported previously. The guest bathroom toilet is leaking at the gasket between the tank and the stool only when flushed, reported previously. This is not an immediate issue as the water main is off. I found evidence of pests in the front bedroom closet. Pests working along the carpeting. The air conditioning/water heater cabinet has hundreds of droppings from small pests, reported previously. Knob for hot water in MB sink is broken reported previously. There is evidence of pest activity in the guest bathroom entry, reported previously. I reported previously about what appears to be an infestation, when moving the wicker chest in the MB I discovered piles of what appears to be saw dust. I moved the thermostat down to 75 from 78 because of the recent high humidity levels the past service calls. The temp outside during this time of year rarely gets to or exceed 78 for any length of time. Moving the thermostat down will allow it to run several times per day to help mitigate the humidity issues.
1/16/25: I poured a few ounces of bleach in each toilet. I poured 4oz of vinegar down the AC drain chased by 8oz of water.
1/16/25: The Watermain valve is leaking, even when the main is shut off, which wasn’t always the case previously. It did drip once or twice when the valve was on during the service call, but not after it was turned off. Since it was dripping and beginning to fill the pan below the water heater I contacted John the maintenance man and he has shut the water off to the building. It will need to have that valve replaced by a plumber. I have a number of a plumber if you should need it. I sent video via text.
1/16/25: The smoke detectors in both hallways are chirping which indicates the batteries are low. Today I found two small screens damaged photo below. There was no package outside the home anywhere. The cable outback is secured to the house and is up, photo below.
1/16/25: Pills on the nightstand that appear crumbled? Photo below.
1/16/25: Poured 2oz of bleach in each toilet
1/16/25: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.
1/16/25: Parking garage storage room is waiting on a new door to be installed. The water heater was submerged in water & may need to be inspected by a professional plumber before being turned back on. Storm shutters on lanai are closed.
1/16/25: The water heater has been placed on a metal stand since the last service call see photos below. The parking garage storage room is waiting on a new door to be installed. Permit for new ac system on front window. One of the sun screens on the lanai is damaged.
1/16/25: A new door & plywood walls have been installed in the parking garage storage room since the last service call see photos below. I put the new keys to the storage room door on the kitchen counter for now. Screen door on front porch is damaged. Wine cooler in dining room was on & cold. Mini fridge & freezer in dining room were both on & cold. All storm shutters are closed.
1/16/25: The address numbers have not been placed back on the front door yet. The left side dining room window is tagged for having a water intrusion underneath the window sill during both hurricanes & is being addressed by the client. The carpet & wall are currently dry underneath the window. Garage key is not needed at this time as nothing is being stored in the garage. Checked the water pan in the ac return vent. All storm shutters on the lanai are closed.
1/16/25: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Ran two cups of water through the fridge door. All ceiling fans are off. Storm shutters on lanai are closed. Drained water from system after water was turned off.
1/16/25: The right rear tire on the car appears to have a slow leak as it is consistently getting excessively low. Client is addressing. Several faucets throughout the residence have extremely low water pressure. Mini fridge in the dining room was on & cold. Did not see any evidence of bees on the inside of the lanai. Large piece of batts insulation laying on lanai floor. Exterior of car is dirty & will need to be washed when client returns.
1/16/25: Made sure the water heater, range & ice maker were off. Picked up the new keys from under the kitchen sink. Checked all damp rid buckets. The dining room & living room windows both have a thick white haze on them. Client is addressing. Torn window screen is waiting to be replaced. Client is addressing. Water was on in #603.
1/16/25: Soffit and fence damage reported previously remains in the same condition. The homeowner maintains the pool level remotely. The garbage disposal that’s been a bit loud. There is a bit of digging under the fenced shower area inside the fenced area next to the garage area, photo below. Looks like it could be a rabbit sized hole.
1/16/25: Drive by. Put both empty garbage cans back inside the garage. The pool pump was making a loud noise while running when I arrived. I turned the pump off for now to prevent any further damage. Will contact the client & advise them of the situation. I made sure the garage overhead door was closed & everything was locked up when leaving.
1/14/25: Water main was on o turned it off.
