Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 33,835 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/29/22: The cable line coming into the house is still connected & undisturbed see photos below. I rebooted the cable/internet modem & the security system touchpad. After waiting approximately 10mins I contacted the client to confirm if the security system was back online. After performing numerous troubleshooting test I was unable to get the security system back online. A technician will be needed at the residence. Made sure the battery maintainer connected to the car wasn’t hot. Made sure the garage overhead door was locked & the opener was unplugged. The alarm system appeared to be working correctly. Checked the light timer by the front door.8/29/22: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Did not have access to the water heater. Visual check of the boat, trailer & vehicle. Rabbits have started digging holes in the yard again.
8/29/22: Portable dehumidifier read 56.%.
8/29/22: Brought in two pieces of mail see photo below. The ac air filter is dirty & needs to be replaced. Both valves for the pool auto filler were on. Left the water main on when leaving.
8/29/22: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Checked all damp rids throughout the residence. Photos of the boat & motor below.
8/29/22: All the landscape plants & bushes have been trimmed recently. Brought in one piece of mail with a stack of sales flyers see photo below. The water stains above the dining room table have not changed in appearance since the last service call. Will continue to monitor closely. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Locked the deadbolt only on the front door when leaving.
8/29/22: Removed a Ranson sign from the front yard. I reset all the security camera equipment & waited several minutes for everything to reboot. I tried contacting the client to confirm that the cameras were back online before leaving. A storm report has been created in the storm prep section. The utility sink is tagged for leaking from the trap when water is running. Mini fridge in utility room is off & door is open. All of the storm shutters are open except for the windows facing the lanai in the tv room.
8/29/22: Weeds & grass are starting to grow in the shells & rocks. The tarp covering the boat is dry rotted & starting to deteriorate. Did not run water in the shower per the client. I poured water down the drain to keep the trap from drying out. Visual check of the boat in the backyard photo below.
8/29/22: The battery in the Ford Edge key fob is low. There is some browning in the lawn on the left & right sides of the house. Watered the potted plants on the front porch. Left the water main on when leaving per the client.
8/29/22: Removed a Lawn care extraordinaire sign dated 8/28 from the front yard. The drum set has been placed in the front guest bedroom & the light has been turned back on since the last service call photo below. The damp rid bucket in the vehicle is full & non refillable. A large damp rid bucket is recommended for replacement. Mesh storm shutter on lanai is closed.
8/29/22: Put both empty garbage cans back on the side of the house. Made sure the water heater, range & ice maker were off. Found the back guest bedroom window fully unlocked & locked it. The light above the front door & some of the lights in the master bathroom are on. There is a hole in the soffits that needs to be filled above the electric meter on the right side of the house where the electrical conduit goes into the attic. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked & ceiling fan is on.
8/29/22: Lamp in Florida room was on. Checked light timers. Checked the shed in the backyard. Vacant lot is being maintained.
8/29/22: Pine needles are starting to build up in the valleys of the roof & gutters again see photos below. Brought in two pieces of mail see photo below. Ran two cups of water through the refrigerator water dispenser.
8/29/22: Lanai door is locked. All storm shutters are closed.
8/29/22: Made sure the water heater & range were off. Propped the refrigerator doors open in the kitchen. Turned the breaker for the golf cart charger back on. The water level is extremely low in all the batteries. Distilled water will be needed to safely & correctly recharge the batteries. I left the golf cart unplugged for now. Will contact the client & advise them of the situation. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the humidistat to 55% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Refrigerator & freezer in utility room are off & doors open. Irrigation system is off. Visual check of the golf cart. Tiki area is locked. The water main shut off is on the tiki bar area, I had to move the golf cart to enter the tiki area. I put the golf cart back in front of the screen door after turning off the water main handle. The plastic water main handle is dry rotted & brittle which may cause it to break soon. Both mini fridges in bar area are off & doors open.
8/29/22: There is a section of landscape curbing pulled up on the left side of the house. It appears there is an irrigation sprinkler head underneath the curbing. Mud dauber nest are on both entryway ceilings.
8/29/22: Brought in three pieces of mail with some sales flyers see photo below. Will be bringing the Bank of America documents to the post office for forwarding per the client. Checked all light timers. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
8/28/22: Drive by. Client advised that their security cameras were offline. I rebooted all the internet & security equipment restoring service to the security cameras. The cameras appeared to be working correctly again as the warning has disappeared from the keypad display see photo below. Tried contacting the client to confirm that the cameras were back online. Also brought in an H20 systems service slip dated 8/16 & a stack of sales flyers from the mailbox photo below.
8/27/22: Drive by. Brought the package with the eyeglasses to the post office for usps priority mail forwarding. Photo of the receipt with tracking number below.
8/26/22: Removed a Ranson sign from the front yard. Brought in a Hughes Exterminators service slip dated 8/17 that was on the front door see photo below. Checked all light timers. Made sure to activate the alarm & lock the front door when leaving.
8/26/22: Did not find any pool service slips during today’s service call. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Watered the plants on the lanai. Storm shutters are up.
8/26/22: The tires on the car appeared to be getting low. I inflated them all to 32psi using my cordless inflator. Excessive weeds are growing in the landscape bed. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.

8/26/22: The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the humidistat to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The leaf guard on the ac condenser has not been replaced yet. Poured capful of bleach into each toilet.
