Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,434 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

10/16/22: Post storm check conducted on 10/3/22 & regular service call conducted on 10/13/22. Power was back on to the residence when I arrived. The front door storm shutter has been cut for access to the residence by management. Garage overhead door is damaged. Water stain on living room ceiling. Blue painters tape with percentages put on walls by remediation crew. Lowered both ac thermostats to 74 for mold prevention. Both damp rid buckets in the vehicles are full. The extension cord going to the Saab has been disconnected by the fire marshal. New fire codes regarding the extension codes have been implemented. Wine cooler in guest bedroom closet read 59/46.
10/16/22: Regular service call conducted on 10/13/22. Power was back on to the residence. Large commercial dehumidifiers have been placed throughout the residence. There was painters tape with percentages on them placed on the wall by the remediation crew. Some of the areas marked appear to be from previous water stains. There does appear to have been some water intrusion in the living room by the sliding glass doors where the remediation crew has placed a dehumidifier. Lowered upstairs ac thermostat to 74 as the humidity level was close to 60%.
10/03/22: Post storm check conducted on 10/3/22. There was no power to the residence when I arrived. Garage overhead door damaged. Garage storage room was unlocked & mini fridge off with door open. Removed any remaining perishables from the refrigerator & freezer in kitchen. Turned refrigerator breaker off & opener doors for now. Section of railing missing along lanai. Old fireplace stack has been ripped off building.
10/16/22: Regular service call conducted on 10/13/22. Power was back on & the front door was unlocked when I arrived. There were several large dehumidifiers placed throughout the residence from the remediation crew. Blue painters tape has been placed on the walls in several locations throughout the residence by the remediation crew. Lowered ac thermostat to 74 for mold prevention. Water stains on living room, dining room & bay window ceilings.
10/03/22: Post storm check conducted on 10/3/22. Power was off to the residence when I arrived. Garage overhead door was completely ripped off the tracks & laying in parking lot extremely damaged. Large water stains on the dining room, living room & bay window ceilings.
10/03/22: Post storm check conducted on 10/3/22. There was no power to the residence when I arrived. Removed all perishable items from the refrigerator & freezer. Turned off the breaker to the refrigerator & opened the doors. Front porch screen cage damage. Front door was swelled & difficult to open & close. Water stain on master bedroom ceiling by sliding glass door.
10/16/22: Regular service call conducted on 10/13/22. Power was back on to the residence. Ac was on. There was a large commercial dehumidifier running in the master bathroom photo below. Blue painters tape on ceiling above toilet from remediation crew. Put the humidistat to the on position & lowered ac to 74 for mold prevention.
10/03/22: Post storm check conducted on 10/3/22. There was no power to the residence when I arrived. Screen torn on front porch. Opened refrigerator & turned the breaker off for now as the power is off.
10/15/22: Regular service call conducted on 10/13/22. Power was back on. Water mapping tape with percentage’s were on the walls for remediation. Turned the humidistat to the on position for mold prevention. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
10/15/22: Post storm check conducted on 10/3/22. There was no power to the residence when I arrived. Front porch floor was lifted. Front porch screen door is damaged. Refrigerator & freezer doors propped open breaker off.
10/15/22: Post storm check conducted on 10/03/22. There was no power to the residence when I arrived. Lanai floor was lifted & the front porch screen was torn. Put the keys to the residence under the door mat of unit#310.
10/15/22: Regular service call conducted on 10/13/22. Full remediation in progress.
10/15/22: Post storm check conducted on 10/3/22. The residence appeared to have excessive water & wind damage from the storm & some remediation had already began when I arrived.
10/15/22: Post storm check conducted on 10/3/22. There was no power to the residence when I arrived. Vinyl fence damaged. Landscaping damaged. Shingles missing from roof. Removed spoiled perishables from refrigerator & freezer. Turned refrigerator breaker off & propped doors open. Screens on front porch torn.
10/15/22: Post storm check conducted on 10/3/22. There was no power to the residence when I arrived. Shingles missing from roof. Front & back lanai screens torn. Trees down along wood line. Removed perishables from refrigerator & freezer. Turned off the refrigerator breaker & propped open the doors. Attic access door damaged.
10/15/22: Regular service call. Power was back on. Previous water stains on ceilings from storm are starting to grow. Ac was on. Lowered ac to 73 for mold prevention. Lanai is damaged.

10/03/22: Post storm check conducted on 10/3/22. There was no power to the residence when I arrived. Lanai & roof are damaged. Shingles missing from roof. Soffit & gutter damage on right side of house. Wood fence behind garbage cans is damaged. One of the sheds is damaged. Water stains on the kitchen, master bedroom, laundry room & garage ceilings.
10/03/22: Post storm check conducted on 10/3/22. There was no power to the residence when I arrived. Shingles missing from front of roof & soffit damage on front of house. Front exterior light is damaged by garage. Water main was on & hose was dripping. Boat dock & lift damage. Pool cage damaged. Could not enter the residence as there was no power to the garage opener.
10/15/22: More post storm photos from 10/3/22.
10/15/22: Post storm check conducted on 10/3/22. The entire property appears to have excessive storm damage. Buzzing sound coming from rubble of utility room.
10/15/22: Post storm check conducted on 10/3/22. Power was on. Ac was on. Landscaping damaged. Soffit & gutter damage on front of the house. Had to remove the rugs from the guest house as the water appeared to have risen several inches into the residence and they were completely saturated. Pool cage is damaged & there is debris in the pool.
10/15/22: Post storm check conducted on 10/3/22. Power was on. Ac was on. Mailbox is damaged. Screens on lanai torn. All previous water stains inside the residence have not changed in appearance.
10/15/22: Regular service call conducted on 10/10/22. Power was back on. Rebooted all the security camera equipment & tried to regain signal to the outdoor cameras but the surge protector outlet & the usb plug for the camera equipment were full of water & would not work. Will contact the client & advise them of the situation. Turned the refrigerator back on & closed the doors. There was some yellow spots on the master bedroom closet ceiling which appear to be from high humidity while the power was off. The humidity level was extremely high inside the residence. I lowered the thermostat to 78 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly.
10/03/22: Post storm check conducted on 10/3/22. Power was off to the residence when I arrived. Soffit damage on front of house. Left side pool cage screen door is damaged. One pool cage screen has a small hole in it above the right side screen door area. Vinyl fence damaged. Removed all spoiled perishables from the refrigerator & freezer. Left the refrigerator & freezer doors open & turned off the breaker after cleaning it out. Was unable to open the shutter over the front door as the lock would not work.
