Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 35,925 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/7/26: All of the landscaping has been trimmed recently. The lock on the right side living room sliding glass door handle does not work. The secondary lock is engaged. Client is aware. All ceiling fans are off. Monitoring all old water stains on the ceilings closely. Hot tub is unplugged. Lanai screen door is unlocked. All storm shutter panels are off.
8/7/26: The AC system was off and the exterior breaker for the condenser was tripped again when I arrived. I reset the breaker restoring power to the AC system for now. The AC system will need to be repaired at this time. Client is addressing. Will continue to monitor closely. Wash outs are forming underneath all the gutter downspouts. Client is addressing. A red Nissan SUV has been parked in the garage since the last service call. Weeds are building up on the lanai. All ceiling fans are off. All mesh storm shutters are off. Accordion storm shutters on lanai are closed. Lanai screen door is unlocked.
8/7/26: Brought in a small package that was laying by the front door when I arrive photo below. There was a Turner pest control sign laying on the front porch & a small puddle of water on the garage floor after recent rain again photos below. Client will address. Palm tree was wet from recent rain. Checked light timer in living room. All ceiling fans are off. Did not open the sliding glass doors in the master bedroom. Lanai screen door is locked. Clamshell storm shutter on right side of house is closed. Bahama shutters are open. Green forwarding slip in mailbox.
8/7/26: Made sure the water heater, range and icemaker were off. Ran water throughout the entire residence. Checked all damp rid buckets. All ceiling fans are off. Some furniture on lanai. Lanai screen door is locked.
8/7/26: Checked all damp rid bags. Paint buckets in hallway. All ceiling fans are off. Ran the rinse cycle on the dishwasher & made sure to leave the door open when finished. Ran the keurig coffee maker & made sure to turn the power off. Monitoring the water stain on the garage ceiling closely.
8/7/26: Photo of the completed master bedroom wall repair below. A new flapper has been installed on the master bedroom toilet. The inside of the residence will need a light cleaning from dust. The metal AC return vent on the front entryway ceiling slightly vibrates while the AC is running from loose vanes. The exterior of the residence may need to be pressure washed soon. Will water the plant on the lanai every other service call. Lanai screen door is locked.
8/7/26: Will run the keurig coffee maker with a water filter once per month. Poured half gallon of bleach & water solution down the hvac condensate drain line for preventative maintenance. All ceiling fans are off. Water heater is on vacation setting. Lanai screen door is unlocked. Put the key back in the lockbox when leaving.
8/6/26: The front door keypad gave me a low battery warning when I arrived. I replaced the batteries with four new AA batteries provided from a kitchen drawer restoring full power to the keypad. The lawn has some slight browning throughout the entire yard. All ceiling fans are off. Checked all light timers. Made sure the back door was fully closed. Both lanai screen doors are locked. Water softener salt container 1/4 full. Green forwarding slip in mailbox.
8/6/26: Brought in one pool service slip dated 7/27. Air purifier in living room read 100%. Ran the disposal in the coffee bar sink. All ceiling fans are off. Watered the plants on the lanai. Both lanai screen doors are locked. Pool is being filtered through the bottom drain. All objects along the sides of the house are strapped down. All storm shutters are closed & panels are on.
8/6/26: All ceiling fans are off. All Storm shutter panels are off.
8/6/26: All of the weeds appear to have been sprayed recently. Visual check of the large lithium battery on the dining room floor. All ceiling fans are off. Monitoring the old water stains on the guest bedroom ceiling closely. Mini fridge on lanai is unplugged. Right side pool cage screen door is unlocked for the pool company. Photo of the pool below. Clear storm shutter panels are installed over the dining room & master bathroom shower windows.
8/6/26: The water softener system in the garage started discharging water during the entire service call through the exterior drain hose when I turned the water main on. Weeds are building up in the lanai pavers. The lawn has some brown spots throughout the yard. Monitoring the water damaged dining room ceiling closely. Checked all damp rids. All ceiling fans are off. Patio furniture on front porch. Lanai screen door is locked. All storm shutters are closed except for the shutter over the front door.
8/6/26: There appears to be a broken irrigation sprinkler head causing a washout on the front left corner of the residence in front of the AC condenser. Mini fridge in kitchen is off and door propped open. All ceiling fans are off. Lanai screen door is locked.
8/6/26: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely and adjust accordingly. Watered the two plants by the front door. Ro water system underneath the kitchen sink is unplugged. All ceiling fans are off. Water softener salt container is full. Shed door is locked. All storm shutter panels are on.
8/5/26: Drive by. Brought all important mail to the post office for forwarding. Photo of the tracking number below.
8/5/26: Removed a problem solved pest sign from the front yard. The lawn is looking better since the last service call. All ceiling fans are off. Washing machine door is cracked open to prevent mildew & odors. All storm shutter panels are on. Green forwarding slip in mailbox.
8/5/26: Mini fridge in kitchen is off. All ceiling fans are off. Lanai screen door is locked.
8/5/26: The humidity level was still over 55% inside the residence. I lowered the thermostat to 76 & the humidistat to 45% for now to circulate air and mitigate the high humidity level. Will continue to monitor closely and adjust accordingly. All ceiling fans are off. Will pour 8ozs of Nuline down the ac condensate drain line every 90 days for preventative maintenance if applicable.
8/5/26: Ran the ceiling fan on the lanai during the service call. Lithium battery in dining room is plugged in. All ceiling fans are off. Checked breezeway ceiling for Hornets nest’s.
8/5/26: Weeds are starting to build up in all the Landscape beds. Found the new lanai storm shutter remote in the garage and ran them up & down to test them out. Mini fridge and coffee bar area is off and door is open. Mini fridge in laundry room was on and cold. Front load washing machine door is cracked open to prevent mildew and odors. Living room ceiling fan is on. Green forwarding slip in mailbox. All metal & mesh storm shutter panels are on. All other mesh storm shutters are closed.
8/5/26: The lawn has some large brown spots in several areas throughout the entire yard. The master bathroom toilet runs due to a deteriorated flapper inside the tank. I have tagged it as such. The plate on the car is expired. The reusable ac air filter in the master bedroom ceiling is dirty & needs to be cleaned or replaced. Irrigation system is in the auto position. Water softener salt container is a little over 1/4 full. Lanai screen door is unlocked. Visual check of the boat photo below. Boat lift & dock breaker is off. All accordion storm shutters are closed & clear panels are on. Green slip is in mailbox.

8/5/26: Brought in two pieces of mail with some sales flyers see photo below. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the master bedroom thermostat to 73, the kitchen thermostat to 75 and the hallway thermostat to 74 for now to circulate air and mitigate the high humidity level. Will continue to monitor closely and adjust accordingly. The lawn has a few small brown spots in several areas throughout the entire yard but appears to be getting better. Routine ac system maintenance will be required when the client returns. Deep freezer in laundry room is off. All bedroom AC air filters are dirty and need to be replaced. Ac thermostat order is as follows- #1- Kitchen. #2-Master bedroom. #3-Guest wing. Checked all damp rid bags throughout the residence. Large damp rid buckets vs bags are recommended as the bags are prone to leaking. All ceiling fans are off. Mesh storm shutter on lanai is closed. Both lanai screen doors are unlocked.
8/5/26: Weeds are starting to build up in the lanai pavers. The AC thermostat was blank and the AC system was off when I arrived. I did not find any trip breakers and was unable to get the system to turn on. The AC system needs to be repaired at this time. All ceiling fans are off. Watered the plants on the front porch per the instructions provided. Photo of the plants below. Will pour one bottle of Nuline down the ac condensate drain line once every 90 days for preventative maintenance if applicable. Mesh storm shutters on lanai are closed. Left the water main on for the pool water auto filler when leaving.
8/5/26: Cleaned up numerous gecko droppings off all the floors throughout the residence. The floor was dry surrounding the ac air handler. Ac system uv light was blue. All ceiling fans are off. Whole home surge protector breaker was on. Checked all wood floors thoroughly. Checked all damp rids throughout the residence. Monitoring the old water stain around the master bathroom shower light closely.
