Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,389 service calls we have performed 13,602 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

10/11/22: Post storm check conducted on 10/11/22. Power & ac were on. Put both empty garbage cans back inside the garage. The large overhead garage door appears to be bent on the lower right side causing it to not open. Contacted the client and advised them of the situation. Evidence of water intrusion below the front guest bedroom & left side master bedroom windows. One of the pool cage screens is damaged & being held in place with tape. There is a crack in the drywall corner bead several feet long on the coffered ceiling in the kitchen. A section of pool pavers appears to be sinking on the right side of the pool. Made sure all essential breakers were turned off.10/08/22: Additional post storm photos from 10/8/22.
10/08/22: Post storm check conducted on 10/8/22. Power & ac were on. Palm tree down on front of house. Citrus tree down in backyard. Soffit damage on front of house over garage overhead door. Pool cage damaged & screens torn. Organic debris in pool. Ceiling fan on lanai damaged. Faint water stain on garage ceiling by light fixture. Mailbox damaged. Electric pole in backyard is leaning.

10/18/22: Pool pump draws from the bottom drain per client. Photo of uninvited guest that I showed to the door.
10/08/22: Post storm check conducted on 10/8/22. Pool cage is completely gone. Soffit damage in several locations around the house. Faint water stains on living room & foyer ceilings. Water intrusions through several windows throughout the residence. Removed spoiled perishables from the refrigerator & freezer.
10/08/22: Post storm check conducted on 10/8/22. Power & ac were on. Several pieces of composite roof tiles are missing. Mailbox damaged. Pool cage screens damaged & debris in pool. Soffit damage on front of house. Water stains on the master bedroom & right side guest bedroom ceilings.

10/08/22: Post storm check conducted on 10/8/22. Power & ac were on. Front entrance light is damaged. Soffit damage around entire residence. Tree damage. There appears to be water collecting in the ceiling above the garage overhead door. Pool cage screens damaged & debris in pool.
10/18/22: While most of the molding and crown molding is removed from the living room area and the tray ceiling area I see little to no reason or damage that’s obvious to the naked eye even with a powerful headlamp that would indicate more of the ceiling would have to be pulled down and replaced And the 30 ft.² measured by your adjuster. The best way for you to determine the real damage is to have someone in the attic remove the insulation and look at the drywall that will tell you in my opinion. The molding has been removed from the dining room area completely. Again I see no obvious signs of water intrusion inside your home using my headlamp to constitute removing the trim. There is a spot above the water heater in the garage that’s fairly dark photo below. Photos of plants below.
10/08/22: Post storm check conducted on 10/7/22. Power & ac were on. Garage overhead door damaged. Garage side entry door damaged. Sections of gutters damaged. Shingles missing from roof. Water intrusion through microwave vent in kitchen that leaked on top of the stove & onto the floor. Landscaping damaged.
10/08/22: Post storm check conducted on 10/8/22. Power & ac were on. Roof shingles missing from building. No visible signs of water damage inside the residence.
10/07/22: Post storm check conducted on 10/7/22. Power & ac were on. Shingles missing from roof. Small water stain on guest bedroom ceiling by the ac air vent. Water intrusion along the master bedroom ceiling & wall with the window.
10/18/22: I made sure all toilet valves are off, all the faucets and shower heads were off as well. Recent photos of ceilings to compare to those sent on the 10th. Finally have time and internet so I can den photos of the damage that wasn’t specific to the dwelling itself, see below. Pool is green in color.
10/18/22: Stopped by to check ceiling stains, they did not appear to have darkened.
10/08/22: Post storm check conducted on 10/07/22. Power & ac were on. Mailbox is leaning. Lifted & damaged roof tiles on front right corner of house. The garage window storm shutter was open & window was cracked open when I arrived. Dead bolt on door was unlocked. Water stain on dining room ceiling. Faint water stains on front guest bedroom ceiling & minor water intrusion through window. Carpet was dry underneath window.
10/18/22: I found no obvious signs of water intrusion or ceiling spots within your home. Below are photos of the trees and plants down. Mailbox off mount and next to front door.
10/08/22: Post storm check conducted on 10/8/22. Power & ac were on. Evidence of minor water intrusion through living room sliding glass doors.
10/18/22: Post storm check conducted on 10/8/22. Power & ac were on. Several large commercial dehumidifiers were set up throughout the inside of the residence and windows tagged with percentages by the remediation crew before i arrived. Baseboards in dining room area are separating from the wall underneath the windows from possible water intrusion. Water intrusion in the master bedroom windows. Water intrusion & mold found in the garage. Remediation is needed in the garage immediately. Contacted the client & advised them of the situation. Remediation crew on site is placed a large commercial dehumidifier in the garage.
10/18/22: The dehumidifier displayed 39z the water main was on upon arrival I turned it off upon departure.
10/08/22: Post storm check conducted on 10/8/22. Power & ac were on. Screen torn on front porch screen door. Some roof tiles damaged on back of residence. No visible signs of water damage on inside of residence. Car & garage ok.
10/08/22: Post storm check conducted on 10/8/22. Power & ac were on. Roof tiles, soffits & facade damage to building. There were several large commercial dehumidifiers set up throughout the inside of the residence by the remediation crew. Several windows were tagged with painters tape & percentages written on them by the remediation crew. Garage ok.
10/08/22: Post storm check conducted on 10/8/22. Power & ac were on. No visible signs of water damage inside the residence. Refrigerator was on & cold. Garage was ok.
10/18/22: Drove by to check on moisture in master bath bedroom closet determined that it’s a cool tile floor moisture created from a low setting on the mini split of 71 and the dehumidifier set to 65. I turn the thermostat on the mini split to 75 and the dehumidifier down to 40. Will be back next week to check. Found mail outside in a bundle I took it inside.
10/08/22: Post storm check conducted on 10/8/22. Power & ac were on. Damage to outside of building & landscaping. Remediation crew had several large commercial dehumidifiers throughout the residence & tested several areas for moisture specifically around all of the windows when I arrived. Baseboards were slightly pulled away from the walls underneath most of the windows. Screens torn on both guest bedroom windows. Lowered the ac thermostat to 75 for mold prevention. Garage ok. Contacted the client & advised them of the situation.
