Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,033 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/2/22: The pool cage & lanai may need to be pressure washed soon. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
8/2/22: There are two garbage cans full of yard waste on the right side of the house photo below. There are weeds growing in the landscape beds & pool pavers. The ac thermostat was already set to 78 when I arrived. Made sure the water heater, range & ice maker were off. Ran all faucets & showers on the hot side during the entire service call to prevent odors from building up in the water heater per client. Checked all light timers. North lanai door is unlocked on the inside for pool maintenance.
8/2/22: The pool cage & screens may need to be pressure washed soon. The front door needs new weather stripping. The garage side entry door has wood rotting on the bottom of both sides of the door frame.
8/2/22: Pulled just a few weeds on the lanai.
8/2/22: The lawn company arrived to mow the lawn while I was at the residence. Visual check of the boat & trailer. Lanai screen door is locked.
8/2/22: Left side sink in master bathroom has brushes and hair dryer in it and I took them out it found there’s no water turned down to that sink so I just left it as it was found.
8/2/22: The pool water level was a little low when I arrived. I ran the hose in it during the entire service call to help bring the water level up. Did not find any pool service slips on the lanai or in the green box. Ran the outside shower per the client. Both pool cage doors are locked.
8/2/22: Poured 4oz of vinegar down the HVAC condensate tube chased by water. I brought my plant moisture meter in today and discovered yours has been possibly wrong. The plant in the bathroom shows it needs water a little toward the back but in the front it shows it has enough, photo below based on the lots of leaves I decided not to water that this time around. Every plant on the lanai is pegging my moisture meter out to the right may need has more than enough moisture. The only plant that needed water was the one out on the lanai next to the planter appears to be burned out, photo below. The plant that appears to be burnt out has more than enough water/moisture. Unplugged router and air handler waited a few minutes the plugged them in router first.
8/2/22: The alarm system keypad was beeping when I arrived. I entered the code to disarm it which caused the beeping to stop. All windows & doors were secure. The gutters on the front right side of the house appear to be filled with pine needles. Wine chiller read 55/41. The kitchen & master bathroom shower lights are on. Storm shutters on the lanai are closed. Visual check of the boat photo below. I left the water main on when leaving for the pool auto filler.
8/2/22: Poured 4oz of vinegar down the HVAC condensate tube and then chased with 8 ounces of water.
8/2/22: Checked all light timers. Watered both plants with the water bottles provided. Will place all empty water bottles in the recycling bin per the client. Did not run any water inside the residence per the client. There appears to be soffit & facia damage in several locations around the outside of the residence. Put the keys back in the lockbox when leaving.
8/2/22: No additional work out back from what was reported previously, photo of backyard below.
8/2/22: Vines are starting to grow in the front landscape bed see photos below. The water stain on the master bedroom ceiling has not changed in appearance since the last service call. It is currently dry to the touch. Will continue to monitor closely. There is water damage to the wood soffits just above & to the right of the front door.
8/2/22: I poured vinegar down the HVAC condensate tube then chased with water.
8/2/22: Two screens on the front of the lanai are torn along the bottom. Turned all water on first, let it run during the entire serve call & flushed the toilet several times per the client. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The left side kitchen sink trap is tagged for leaking when water is running. Visual check of the dock & boat ramp photos below. All storm shutter panels are up.
8/2/22: Poured an ounce or two of bleach in each toilet.
8/2/22: Sprayed several active hornets nests from the soffits. Both screen doors on the lanai are locked.
8/2/22: There was mail but none appeared to be important all pieces are to the previous resident. The garbage disposal is frozen as reported previously. The master bath shower head only dribbles as previously reported. Weeds growing in landscaping, previously reported. They have started the roof, photos repair. Some construction dust inside from the exterior work being performed. The water main was partially on upon arrival (photo below), off upon departure. Probably contractor related.
8/2/22: Made sure the water heater, range & ice maker were off. Sprayed several active hornets nests from inside the shed & the soffits. There are several sections of soffits pushed up on each side of the back shed. Left the water main on when leaving per the client.
8/2/22: I turned the thermostat to 72 and I left the water main on for the cleaning people, I will return at the end of the day to reset the thermostat and shut the water off.
8/2/22: The door between the garage & home is closed. No droppings were present on the lanai.
8/2/22: The freeze damaged palm trees have been cut down in the backyard see photos below. All the weeds that were growing in the landscape beds have been removed since the last service call. Removed one of the batteries from the security camera on the lanai & connected it to the usb charger in the kitchen per the client. Will replace the battery on the next service call. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Irrigation system is on. Both lanai screen doors are locked. Outbuilding is locked.
8/1/22: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
8/1/22: The lawn has been mowed since the last service call. Weeds are growing in the landscape beds. The gfi outlet underneath the breaker panel in the garage appears to be broken. Left the mail in the mailbox per the client. Checked all damp rids buckets & bags. Mini fridge in kitchen is off door open. Mini fridge in the detached garage is off & the door is open. Watered the potted plants on the lanai. Detached garage temperature & humidity readings were: 88.7 degrees & 68.9% humidity. Visual check of the boat & trailer photo below.
8/1/22: Grass is growing in all the walkway pavers see photos below. Poured approximately 2ozs of vinegar down the HVAC condensate drain line for preventative maintenance. Visual check of the boat see photo below.
