Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,369 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

10/19/22: Regular service call conducted on 10/18/22. Workers were present repairing the soffits on the building when I arrived photo below. Attic access cover was still missing. Found a small water stain on the guest bedroom closet ceiling photo below. The humidity level was over the acceptable level of 60% inside the residence. I lowered the thermostat to 78 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Broken window in guest bedroom still covered with plastic.10/19/22: With a naked eye I can find no obvious signs of water intrusion from the storm in your home. There is one ceiling spot in the MB closet that I cannot recall was there before the storm, however there is no damage outside of your home at this location to indicate it is storm related. There could be damage that behind the ceiling and or walls that cannot be determined visually. You have some lanai screen and soffit damage, photos below. The floor termination trim for the front door appears weathered however I’m not really sure if it is storm related. The light were on in the kitchen and the rugs are upside down?
10/19/22: Regular service call conducted on 10/18/22. The roof on the building has been tarped photos below. Hairline crack in living room has not changed in appearance. Will continue to monitor closely. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure to turn off all water mains when leaving.
10/19/22: Regular service call conducted on 10/11/22. Found a hairline crack in the living room popcorn ceiling that goes across the entire living room photos below. It appears to have been previously repaired at some point & has started to show through again.
10/19/22: Regular service call conducted on 10/11/22. There was no power to the residence when I arrived but the electric company was in front of the house working so it appears the electric may be back on soon. Shingles missing from roof over garage. Soffit damage on the front & back of the house. A window is broken in the Florida room & has been boarded up. Facia damage on back of house. Water damage on garage ceiling. Made sure the water heater breaker was off. The refrigerator was still cold inside as if the power had just been temporarily disconnected so I left the doors closed for now. Did not run any water inside the residence per the client. Watered both plants with the water bottles provided. Put the keys back in the lockbox when leaving.
10/19/22: The dehumidifier was on in the garage it was not running but it did read 55. I walked the house twice to be sure the toilets had filled and stopped running because the water main is to remain on. Photos of pool cage and wind wiped plants below. Found a disconnected sprinkler head in the yard, I put it on a shelf in the garage.
10/19/22: Regular service call conducted on 10/11/22. Power & ac were on. Landscaping damage trees down etc. Pool cage & screens damaged. Palm tree laying on back of pool cage. Tree laying on power lines in back yard. Small water stain on the kitchen ceiling. Drywall tape falling from joints on garage ceiling. The pool cage & screens may need to be pressure washed soon. The front door needs new weather stripping. The garage side entry door has wood rotting on the bottom of both sides of the door frame.
10/19/22: Visual check of the car, battery maintainer lights were on. I found 4 small dead roaches, one in the master bedroom, two in the living room and one near the front door, photos below.

10/19/22: Regular service call conducted on 10/10/22. There was no power to the residence when I arrived due to the power pole & power lines being damaged & down in the backyard. Shingles missing from roof. Gutter downspout damaged on front right corner of house. Several cracks in the concrete wall on the left side of the house. Exterior storage containers damaged. Screens on lanai damaged. Landscaping damaged trees down etc. The refrigerator & freezer appeared to have already been cleaned out before I arrived. Mailbox is damaged. Vinyl fence in backyard is damaged. Contacted the client & advised them of the situation.
10/19/22: Kitchen wine cooler is working, utility room wine cooler is off. I could find no obvious signs of water damage to the ceilings of your home with the naked eye. This doesn’t mean there couldn’t be damage it’s just not something that can be seen.

10/10/22: Post storm check conducted on 10/10/22. Originally tried to enter the community on 10/3/22 but there was a large tree down blocking the roadway & management advised me that they were only letting owners into the community at that time. There was no power to the residence when I arrived due to the electric meter being severely damaged. The power pole is leaning. Two gutter brackets damaged on the back right side of the house. Evidence of surge water intrusion several inches deep on the entire lanai. I removed all the wet rugs from the lanai. Boat & motor appeared ok.
10/19/22: Regular service call conducted on 10/10/22. Power & ac were back on. The roof has been tarped. Lowered the ac to 75 for mold prevention. Turned the refrigerator back on & closed the doors. Shingles missing from roof. Landscaping damage. Mailbox damaged. Vinyl fence damaged. Soffit damage in several locations around the residence. Debris in pool. Pool cage door damaged & screens torn. Boat lift cover & canopy are torn. Satellite dish ripped off roof. Detached garage has soffit damage. Water stains on den & kitchen ceilings. The gfi outlet underneath the breaker panel in the garage appears to be broken. Left the mail in the mailbox per the client. Checked all damp rids buckets & bags. Mini fridge in kitchen is off door open. Mini fridge in the detached garage is off & the door is open. The water heater is tagged for leaking from a pipe at the top when water is running through it. The valve is turned off.

10/07/22: Post storm check conducted on 10/7/22. Power & ac were on. Shingles missing from roof. Cable line down on front of house. Soffits damaged on the front & right sides of the house. White privacy fence damaged. Did not see any fish in the pond. Landscaping damaged. Pool cage & screens damaged. Debris in the pool. Ceramic flower pots by pool broken. Water intrusion through the dining room window. Baseboard was damaged underneath the window. Water stain on garage ceiling.

10/07/22: Post storm check conducted on 10/7/22. Power & ac were on. Front door was damaged & blown in during the storm causing leaves to blow onto the residence. Shingles missing on roof. Landscaping damaged trees etc. Light pole in front yard is damaged. Attic soffit vent screens are damaged. Damaged screen on lanai. Large step crack in concrete wall on back of house inside the lanai. Soffit damage on the left side of the garage overhead door. Water stains on all bedroom ceilings. Water intrusion through some of the living room windows. Carpet was dry underneath the windows. Lowered the ac thermostat to 78 for mold prevention. A large section of ceiling has fallen in the garage.
10/07/22: Post storm check conducted on 10/7/22. Power & ac were on. The front door was unlocked & there was a key in the deadbolt when i arrived. Damage to the roof & soffits on the building. Water intrusion through the bedroom windows & upper right corner ceiling by windows. Vinyl panels on lanai damaged & screens torn. Lowered ac to 74 for mold prevention.

10/07/22: Post storm check conducted on 10/7/22. Power & ac were on. Shingles missing from roof. Security camera on front of house damaged. Soffits damaged on left side of house. Landscaping damaged trees etc. Gutter damaged on lanai. Mailbox damaged. Satellite dish damaged. Water intrusion through both master bedroom windows & the living room windows. Rug in living room was still wet. Lowered ac thermostat to 72 for mold prevention.
10/19/22: Regular service call conducted on 10/10/22. Corrected the time on the irrigation timer. All previous water stains on the ceilings have not changed in appearance. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the ac thermostat to 75 & the humidistat to the on position for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Shingles missing from roof. Soffits damaged in several locations around the house. Landscaping damaged trees down etc. Screens damaged over garage overhead door. Dock is damaged. Statue damaged by front door. Water stains on the dining room ceiling above the table & on the kitchen ceiling. Drywall texture vibrated off nail heads on garage ceiling.
