Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,434 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

10/25/22: Both garbage cans down by the street were full & had not been collected yet. The back of the roof has been tarped & all debris cleaned up on the lanai & in the yard photos below. Privacy fence in backyard has been taken down. Made sure the water heater, range & ice maker were off. Shed roof is damaged. Lanai is damaged. Water stains on ceiling above kitchen sink have not changed in appearance. Water stains on master bedroom & bathroom ceilings have not changed in appearance. Mold that was present in the master bedroom has been cleaned. Small water stains on guest bathroom ceiling have not changed in appearance.10/25/22: The roof of the building is tarped. Hairline crack in living room has not changed in appearance. Will continue to monitor closely. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure to turn off all water mains when leaving.
10/25/22: The garbage can was still full & had not been collected yet. The ceiling above the garage overhead door has not changed in appearance. Will continue to monitor closely. Front entrance light is damaged. Soffit damage around entire residence. Trees damaged. Pool cage screens damaged. Pool pump is leaking.
10/25/22: Both garbage cans had not been collected yet. Made sure the water heater, range & ice maker were off. The pool water level was low & the pool pump was starting to run dry when I arrived. I had to shut the pool pump off & tried to find a water hose but could not find one. The pool pump appears to be leaking see photos below. I left the pool pump shut shut off for now. Will contact the client & advise them of the situation. All ceiling fans are on. Pool cage screens damaged. Soffit damage on front of house. Monitoring all previous water stains on the ceilings throughout the residence.
10/25/22: Front yard construction progress photos below. Brought in three pieces of mail photo below. Will be bringing all important mail to the post office for forwarding. Mini fridge in living room was on & cold. Checked all light timers. Visual check of the dock. Lanai is completely destroyed. The lawn mower is still secured to something in the lanai debris & covered up. Soffit & gutter downspout damage on front & left side of house. Exterior security cameras are damaged. Previous water intrusion in living room window.
10/25/22: There is a water stain on the dining room bay window ceiling & on the living room ceiling photos below. There is some organic debris on the bottom of the pool photo below. Vinyl privacy fence is damaged. Soffit & facia damage on front & right side of house. Shingles missing on roof. Pool cage & screens damaged. Landscaping damaged trees down etc. Large water stain on front guest bedroom ceiling & by window. Guest bathroom tiled ceiling is collapsing from water damage. Small water stain in bottom corner of back guest bedroom by baseboard. Water intrusion underneath living room front window next to electrical outlet.
10/25/22: There were locator marks with flags in the front yard when I arrived photos below. Soffits damaged on front & left side of house. The large overhead garage door appears to be bent on the lower right side causing it to not open. Evidence of water intrusion below the front guest bedroom & left side master bedroom windows. One of the pool cage screens is damaged & being held in place with tape. There is a crack in the drywall corner bead several feet long on the coffered ceiling in the kitchen. A section of pool pavers appears to be sinking on the right side of the pool.
10/25/22: Brought in two pieces of mail photo below. Pool cage is completely gone. Soffit damage in several locations around the house. Faint water stains on living room & foyer ceilings have not changed in appearance since the last service call. Monitoring the previous water intrusions through the master bedroom, dining room & back bedroom windows & doors. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
10/25/22: The front door was unlocked & the painter was inside the residence in the dining room area when I arrived photo below. The alarm system was deactivated & I had to leave it deactivated when leaving as the painter was still inside the residence. Made sure the water heater, range & ice maker were off. Plugged in the air dryer in the car. The roof has been tarped in multiple locations throughout the entire roof. Mailbox has been damaged. Pool cage damaged & screens torn. Both screen doors are unlocked. Storm shutter on lanai is open. Removed an elite pest sign dated 10/19 from the front yard. Ran all faucets & showers on the hot side during the entire service call to prevent odors from building up in the water heater per client.
10/25/22: The living room lamp was on when I arrived. I turned it off before leaving. The water stain on the kitchen ceiling has not changed in appearance. Landscaping damaged trees down etc. Pool cage & screens damaged. Palm tree laying on back of pool cage. Tree laying on power lines in back yard. Small water stain on the kitchen ceiling. Drywall tape falling from joints on garage ceiling. The pool cage & screens may need to be pressure washed soon. The front door needs new weather stripping. The garage side entry door has wood rotting on the bottom of both sides of the door frame.
10/25/22: The palm tree has been removed from the roof on the front of the house & debris has been cleaned up from the yard photos below. Soffit damage on front of house over garage overhead door. Pool cage damaged & screens torn. Ceiling fan on lanai damaged. Faint water stain on garage ceiling by light fixture has not changed in appearance. Mailbox damaged. Electric pole in backyard is leaning.
10/25/22: Power has been restored to the residence & the ac was back on. Shingles missing from roof over garage. Soffit damage on the front & back of the house. A window is broken in the Florida room & has been boarded up. Facia damage on back of house. Water damage on garage ceiling. Did not run any water inside the residence per the client. Watered both plants with the water bottles provided. Put the keys back in the lockbox when leaving.
10/25/22: Several small sections of roof have been tarped. A section of gutter downspout is damaged on the front left corner of the house. The pile of debris by the street has not been picked up yet. Made sure all blinds were closed. Hot tub is covered up. Cracks in exterior concrete wall on right side of house. Sinkholes forming along seawall by dock. Monitoring all water damage on the ceilings. All previous water stains on the ceilings have not changed in appearance.

10/25/22: Power was on to the residence. The alarm system was deactivated when i arrived. Most of the debris by the street has been picked up but there is still a large pile of debris left on the other side of the driveway. Sinkhole from a storm drain on the front edge of the property underneath the sidewalk. The roof is damaged & tarped. Soffit & facia damaged in several locations around residence. Carport damaged. Lanai is damaged & torn screens. Some of the landscaping is damaged trees etc. Ceilings & walks gutted throughout the residence from water damage. Portable fans are placed throughout the residence & the ceiling fans are on. The humidity level was over the acceptable level of 60% inside the residence. I lowered the humidistat to 40% for now to try & mitigate the high humidity level. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Visual check of the dock & boat ramp photos below. All storm shutter panels are up.
10/25/22: Power has been restored to the residence & the ac was on. The master bedroom window screen is dry rotted & has several small tears photos below. Front door was a little easier to open & close today. Turned the refrigerator back on & closed the doors. Removed the lockbox from the side of the house when leaving. Shingles missing from roof & ridge vent along top of roof appears to be damaged. Siding damaged & missing on the left & right side of the house. Monitoring the previous water intrusions on living room & both bedroom windows closely. The carpets underneath the windows were dry. Water stains on garage ceiling above the overhead door have not changed in appearance. Attic access cover blown down with large piece of insulation in garage.
10/25/22: Water pressure has been restored to the residence & there appears to have been some plumbing work conducted by the water main handle on the left side of the house recently. The pool water is clean but there is still a lot of large debris on the bottom. Damage to the drywall ceiling above the front door. Soffit damage in various locations around the house. Pool cage damaged & screens torn. Debris scattered on vacant lot. Shed’s & vinyl fence damaged. Front door is sticking. Palm tree leaning in front yard. Trailer is still on vacant lot.
10/25/22: Several small areas on the front & back of the roof have been tarped see photos below. Removed an all you need pest sign dated 10/21 from the front yard. Put a fully charged battery back inside the rear security camera on the lanai & plugged in the other battery to charge. The lawn company arrived to mow the lawn while I was at the residence. Put the Bio one in the master bathroom toilet per the clients instructions. The Shed has been lifted backwards into the pool heater causing damage to the shed & pool heater. Pool cage damaged & torn screens. Front porch screen door is damaged. The suv was damaged from the attic access cover falling down onto the hood.
10/25/22: Drive by. Put a lockbox with a key to the residence inside on the front door per the client for contractor access.
10/24/22: Pool cage & screens damaged. Right side lanai screen door is difficult to open & close. Made sure the water heater, range & ice maker were off. Monitoring the two water stains on the master bathroom ceiling closely. The old water stain on the kitchen ceiling has not changed in appearance. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
10/24/22: The damaged boat lift canopy cover was laying down by the street when I arrived photo below. The pool pump was on & running when I arrived. Soffit & facia damage over the garage overhead door has not been repaired yet. The banding on the exterior front of the house appears to be rusting. Faint water stain on living room ceiling above the front windows has not changed in appearance since the last service call. Will continue to monitor closely. Pool cage screens damaged. Boat lift canopy damaged. Some of the landscaping has been damaged. Some of the expired smoke detectors are chirping inside the residence & will need to be replaced with new smoke detectors. Client advised they will address the old smoke detectors when they return.
10/24/22: The roof has been tarped in multiple locations around the roof photos below. Brought in two pieces of mail photo below. There is a water stain on the living room ceiling by the ac vent photo below. The refrigerator was off & emptied when I arrived. Raised the ac thermostat to 74 for now as all of the water intrusions inside the residence appeared to be dry. Will continue to monitor closely. White privacy fence damaged. Landscaping damaged. Pool cage & screens damaged. Debris in the pool. Ceramic flower pots by pool broken. Water intrusion through the dining room window. Baseboard was damaged underneath the window. Water stain on garage ceiling. There were fish visible in the pond today.

10/24/22: Made sure the water heater, range & ice maker were off. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I found the fan setting on the ac thermostat was set to the incorrect setting of on & set it back to auto. I lowered the thermostat to 77 for now to circulate air & mitigate the high humidity level. Soffit damage in the front, right & back side of the house. Screen damaged on front porch screen door. Tree down in backyard. Faint water stains on dining room ceiling. Water stains on the ceiling & evidence of water intrusion on the mid guest bedroom window. Water stains on the back guest bedroom & bathroom ceilings. Also evidence of water intrusion through the window. Water stain around one of the living room lights. One of the mesh storm shutters is torn. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. All storm shutters are closed.
10/24/22: There appears to have been some activity inside the residence since the last service call. Shingles missing on roof. Landscaping damaged trees etc. Light pole in front yard is damaged. Attic soffit vent screens are damaged. Damaged screen on lanai. Large step crack in concrete wall on back of house inside the lanai. Soffit damage on the left side of the garage overhead door. Water stains on all bedroom ceilings have not changed in appearance. Previous water intrusion’s through some of the living room windows. Carpet was still dry underneath the windows. A large section of ceiling has fallen in the garage.
