Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,434 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

11/21/22: The frame on the bottom of each side of the garage side entry door is excessively rotted see photo below. The humidity level was still over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the ac thermostat to 74 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The roof is tarped. Vinyl privacy fence damaged. Screens on front porch torn.11/21/22: Brought in three pieces of mail see photo below. Back of roof is tarped. All previous water stains on the ceilings have not changed in appearance since the last service call. Soffit damage on left, right & back sides of the house. Damaged soffits are temporarily covered. Lanai is damaged.
11/21/22: Brought in a pool service card dated 11/10. The humidity level was over the acceptable level of 60% inside the residence from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 73 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The water stain on the dining room ceiling has not changed in appearance since the last service call. Monitoring the damage on the garage ceiling.
11/21/22: The exterior door on the water heater closet is rotting on the bottom & starting to fall apart. Inside of guest house has not been cleaned yet. Portable dehumidifier read 50%.
11/21/22: Brought in two pieces of mail that appeared to be important see photos below. Both valves for the pool auto filler were on. Left the water main on when leaving. Landscaping damaged trees down etc. Soffit & gutter damage on front of the house. Several pool cage screens are torn.
11/21/22: Current photos of the damaged electric meter. There is still no power to the residence. Checked all damp rids. Photo of boat & motor below.
11/21/22: The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 73 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The water stains above the dining room table have not changed in appearance since the last service call. Will continue to monitor closely. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Locked the deadbolt only on the front door when leaving.
11/21/22: The smoke detectors in the living room & kitchen were chirping when I arrived. I replaced both batteries with new 9v batteries & tested the smoke detectors after installing the new batteries. The previous water intrusion inside the residence appeared to be dry. Large tree down in backyard. Wood privacy fence is damaged. Water appears to have risen several inches throughout the property during the storm & has entered the lanai & parts of the residence. Weeds & grass are starting to grow in the shells & rocks. The tarp covering the boat is dry rotted & starting to deteriorate. Did not run water in the shower per the client. I poured water down the drain to keep the trap from drying out. Visual check of the boat in the backyard photo below.
11/21/22: A Castle air cooling & heating technician was replacing the fan on the pool heater when I arrived see photos below. There is a small section of soffits hanging down on the left side of the house photo below. Privacy fence in the backyard is damaged. Exterior light on right side of garage door is damaged. Made sure the water heater, range & ice maker were off. Large water stains on the foyer & living room ceilings photo below. Water stain on the kitchen ceiling. Small water stain on the guest bathroom ceiling next to the vent fan photo below. Storm shutter on lanai is closed. Picked up the key from the kitchen counter.
11/21/22: Made sure the water heater was off. Checked the light timer in the living room & turned on the lamp in the Florida room. The light bulb in the living room lamp was blown & had to be replaced using a light bulb from another lamp. Rebooted the internet modem & checked the camera in the dining room. The power strip it was plugged into was not working & the camera came back on after plugging it directly into the wall outlet. The camera was blinking yellow & I could not get it to turn blue. Will contact the client & advise them of the situation. The humidity level was over the acceptable level of 60% inside the residence. I lowered the humidistat to 40% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Carpets were dry underneath the windows. There appears to be some missing shingles in several areas on the roof. There is a section of soffits damaged on the front left corner of the house. Front door screen door is damaged.
11/21/22: There was a few roof shingles laying on the sidewalk by the front door when I arrived photo below. There are some new water stains on the foyer ceiling & the guest bedroom ceiling above the window see photos below. Fence damaged on left side of house. Soffit damage on the right & back side of the house.
11/21/22: Was unable to find the key to the vehicle. Previous water stain on the garage ceiling appears to have been painted since the last service call photo below. Made sure the water heater, range & ice maker were off. Water stain on laundry room ceiling. Mud dauber nest are on both entryway ceilings.
11/21/22: Made sure the water heater, range & ice maker were off. There are some perishable food items in the refrigerator see photo below. The water stains on the kitchen, foyer & guest bedroom hallway ceiling have not changed in appearance since the last service call. Will continue to monitor closely. Water damage around ceiling light on front porch.
11/18/22: The ac was back on & appeared to be working correctly since the last service call. I did not change the ac technicians temperature settings. Plugged in the living room cable box. The carpets were still dry underneath the master bedroom & den windows that had water intrusions. One screen damaged on lanai.
11/18/22: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Monitoring the previous water intrusion through the master bedroom window. Carpet was still dry underneath the window.

11/18/22: Made sure the water heater & range were off. The guest bathroom light was on when I arrived. I turned it off before leaving. Portable dehumidifier in kitchen is off & client is aware that it is not working. The humidity level was over the acceptable level of 60% inside the residence. I lowered the humidistat to 45% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Checked the light timer in the living room.
11/18/22: Rebooted the all the security camera equipment & the internet modem. I found the breaker for the guest bedrooms had been accidentally turned off causing the cameras to lose connection. Contacted the client & confirmed that the security camera’s were back online after restoring power to the bedrooms. Made sure the water heater, range & ice maker were off. Monitoring all previous water stains on the ceilings closely.
11/18/22: Swept up a large pile of dead ants off the living room floor. Lanai screen door is damaged. Small section of soffits pushed up on the right side of the lanai. Front porch floor tiles are loose. Drywall joints are showing on the ceilings throughout the residence. Water stain on living room ceiling above the sliding glass doors. Crack in drywall underneath window in master bedroom. Water stains on master bathroom ceiling & guest bathroom ceilings.
11/18/22: The water stains on the den, garage, master bathroom & bedroom ceilings have not changed in appearance since the last service call. Checked all damp rid bags. Had to replace three bags throughout the residence. Ran the rinse cycle on the dishwasher, made sure to leave door open when finished. Ran the keurig coffee maker & made sure to turn the power off. Opened the garage overhead door to air out the garage per the client & made sure to re-engage the lock. Water stain on the garage ceiling below the ac air handler. Paint peeing on ceiling by attic door in garage.
11/18/22: The water main was on again & the front door handle only was unlocked when I arrived. There were a bunch of dead black worms underneath one of the dining room windows & underneath the guest bedroom windows see photos below. I cleaned them up with a vacuum cleaner. The inside of the residence has not changed in appearance since the last service call but the attic access in the garage was open & there was a machine with a long hose laying on the garage floor see photos below. Monitoring all ceilings closely. The faint water stain on the living room ceiling has not changed in appearance since the last service call. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Will continue to monitor closely & adjust accordingly. Monitoring the previous water intrusions underneath the guest bedroom windows closely. The carpet was dry underneath the window. Checked all damp rid buckets. Left the door between the garage & home unlocked for the workers. Made sure light in garage wasn’t on when leaving.
11/18/22: Watered the plant on the lanai using the right side slider only. All previous water stains on ceilings have not changed in appearance. Will continue to monitor closely. The carpet was still dry underneath the previous water intrusion through the master bedroom window. Some lifted tiles on the back of the roof. Small water stain on guest bedroom ceiling. Small stain on master bathroom shower ceiling. Mark on wall next to window in living room. Mini fridge in dining room was on & cold.
11/18/22: There appears to be several roof tiles slightly lifted in several areas on the back of the house see photos below. There are several small water stains on the mid guest bedroom ceiling by the smoke detector see photo below. Made sure the water heater, range & ice maker were off. Removed a carton of half & half from the refrigerator as it is set to expire soon. There are several small sections of crown molding throughout the residence starting to separate from the ceiling or needs some caulk see photos below. Photo of the pool below.
11/18/22: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Water stains on guest bedroom & master bedroom closet ceilings have not changed in appearance. Monitoring the previous water intrusions through the guest bedroom & dining room windows closely. Carpet’s & floors were still dry underneath the windows. Sections of the roof are stored. Roof tiles damaged. Landscaping damaged trees down etc. Surge water appears to have intruded into the garage several feet underneath the garage overhead door & receded during the hurricane. Checked all damp rid bags. There is an animal digging a hole on the front right corner of the house by the water main.
11/17/22: There are some damaged roof tiles on the back right corner of the house see photo below. Pool cage & screens are damaged. Made sure the water heater, range & ice maker were off. There appears to be water damage on the kitchen, dining room & foyer ceilings photos below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Guest bathroom bathtub is full of furniture cushions. Attic access cover is down in the garage.
