Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

12/3/22: Drive by storm prep reversal. Opened all the storm shutters & put the furniture back out on the lanai see photos below. The pool has been refilled since the last service call photo below.
12/2/22: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.
12/2/22: Made sure the water heater, range & ice maker were off. The garbage disposal is seized. The humidity level was over the acceptable level of 60% inside the residence from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 75 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Water stains & damage on the kitchen & dining room ceilings. Monitoring previous water intrusion through master bedroom window. Carpet was still dry underneath window.

12/2/22: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Portable dehumidifier in kitchen is off & client is aware that it is not working. Checked the light timer in the living room.
12/2/22: The fill valve in the guest bathroom toilet appears to not be working correctly anymore. It will not turn off, fills the tank very slowly & no water is going through the hose to the bowl. I shut the valve off & tagged it as such. Monitoring all previous water stains on the ceilings closely.
12/2/22: Lanai screen door is damaged. Small section of soffits pushed up on the right side of the lanai. Front porch floor tiles are loose. Drywall joints are showing on the ceilings throughout the residence. Water stain on living room ceiling above the sliding glass doors. Crack in drywall underneath window in master bedroom. Water stains on master bathroom ceiling & guest bathroom ceilings.
12/2/22: There was a white Lincoln suv in the driveway when I arrived see photo below. All previous water stains on ceilings have not changed in appearance. Will continue to monitor closely. The carpet was still dry underneath the previous water intrusion through the master bedroom window. Some lifted tiles on the back of the roof. Small water stain on guest bedroom ceiling. Small stain on master bathroom shower ceiling. Mark on wall next to window in living room. Mini fridge in dining room was on & cold.
12/2/22: The humidity level was over the acceptable level of 60% inside the residence when i arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 73 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Left a lockbox on the front door when leaving with a key to the residence inside for the ac company. The inside of the residence has not changed in appearance since the last service call. Monitoring all ceilings closely. The faint water stain on the living room ceiling has not changed in appearance since the last service call. Monitoring the previous water intrusions underneath the guest bedroom windows closely. The carpet was dry underneath the windows. Checked all damp rid buckets. Left the door between the garage & home unlocked for the workers. The attic access is still open & the machine with a long hose is still in the garage. Made sure light in garage wasn’t on when leaving.
12/2/22: Removed a Ranson sign from the front yard. The humidity level was over the acceptable level of 60% inside the residence from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 75 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Water stains on mid guest bedroom ceiling have not changed in appearance since the last service call. Will continue to monitor closely. Photo of the pool below. Did not find any pool service slips during today’s service call.
12/1/22: The road was open when I arrived & I was able to access the residence today. Brought in one piece of mail photo below. Will be bringing all important mail to the post office for forwarding. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Mini fridge in living room was on & cold. Checked all light timers. Visual check of the dock. Lanai is completely destroyed. The lawn mower is still secured to something in the lanai debris & covered up. Soffit & gutter downspout damage on front & left side of house. Exterior security cameras are damaged. Monitoring the previous water intrusion through the living room window closely.
12/1/22: No roof repairs pad of yet. I can see no obvious water intrusion on the ceiling or walls near where the roof corner is damaged.
12/1/22: Poured 4oz of vinegar down the HVAC condensate tube and then chased with water. The dehumidistat was set to on I said it to 55%. The thermostat was set to 80° I said it to 75°. The water main valve was on upon arrival I turned it off upon departure. It appears that you have had some sort of issue with your water heater and a possible leak. The overflow tray is damp but not wet with standing water. This could indicate that the overflow valve may be leaking or that the liner is beginning to leak ever so slightly. It may be a good idea to have a plumber take a look at this, photo below. There is no immediate danger of a massive water leak as the water valve is off however if the tank gives way 30+ gallons will be on the floor. I
12/1/22: Humidity at the far point of the living room almost to the large windows 61.9% humidity and 77.1 temp. I move the thermostat down to 72° leaving dehumidistat at 55%. By doing this the system turned on immediately and began to call which will eventually remove the humidity that we have an issue with and then shut off once the humidity reaches 55% or lower inside the condo.
12/1/22: The freezer portion of the refrigerator in the kitchen is not working. Client advised freezer is being repaired soon. The refrigerator section was still on & cold. The damaged garage overhead door has not been replaced yet. Damaged front porch screen has not been replaced yet. Checked all damp rids.
12/1/22: Poured vinegar down the HVAC condensation evac tube and then chased with water.
12/1/22: There is a pile of sand/sawdust at the French doors, when I opened the door about 3 black ants went scurrying, photos below, just like last service call. I killed them.
12/1/22: The battery maintainer says 100.
12/1/22: The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 75 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The inside of the residence has not changed in appearance since the last service call. Almost the entire inside of the residence is gutted from remediation. Damaged garage overhead door has not been replaced yet. Surge water from the storm appears to have risen several inches in the garage storage room. Sections of drywall have been cut out of the garage storage room. Put the key back in the lockbox when leaving.
12/1/22: Checked the water pan in the ac return vent.
12/1/22: I partially opened those closets that I could so as to help promote airflow in the closets, photos below. I lifted the toilet seats and lids as well to promote airflow and prevent mildew growing. I move the thermostat down to degrees from 80° to 78° based on the 61.7% humidity inside. This is a frequent occurrence this time of year when the temperature outside rarely reaches the temperature of the setting of the thermostat inside which means the system does not run. The system needs to run in order to remove the humidity. We’ll try to 78° setting and see what his next service call.
12/1/22: Paper towel was stuffed in the kitchen sink drains, pulled ran and replaced. The toilet in the bathroom behind the kitchen flushed this service call. The HVAC air handler was and is running during the service call, however the air temperature coming from all of the vents is over 79°. This indicates that the system while it does run is not cooling and should be probably looked at by a technician. The humidity level inside your condo is not a huge concern at this point as it’s just a little above 60% and that’s what most homes have been running today with the extreme humidity outside and the lower temperatures outside as well.
12/1/22: Made sure the water heater, oven & ice maker were off. Pool cage & screens damaged. Gutter downspout laying on ground front left corner of house. Shingles missing & lifted on roof. Ripples in the shingles on front of house.
12/1/22: Sections of drywall have been removed from the ceiling & walls in the garage since the last service call see photos below. The ac thermostat has been put back on the wall. The inside of the residence has not changed in appearance since the last service call. There was remediation equipment still running inside the residence. The kitchen, dining room, living room, master bedroom & guest bathroom have all been gutted for remediation. Was unable to locate the mailbox key. Was unable to run water inside the residence per management. Exterior wall & garage overhead door damaged.
12/1/22: Made sure the water heater & range were off. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 72 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Checked the light timer in the living room. Checked all damp rid buckets throughout the residence. Attic access cover is open in the lanai storage room. Some soffit damage on lanai from fallen tree. Turned off both water main handles when leaving.
