Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,434 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

12/21/22: While the humidity is a bit high inside today it’s to be expected because the temperature outside is lower than what the thermostat is set to and it’s 92% humidity outside. As the day progresses and heats up the system should run and remove the humidity so I don’t see the need to make any changes at this point. I did make sure the system was cooling by turning the thermostat down long enough to kick on the AC and test the air temp coming out of the vents, they were well into the mid 60s. Work out back photo below.12/21/22: Poured vinegar down the HVAC condensation evac tube then chased with some water. Brought in several pieces of mail none appeared important.
12/21/22: The humidity level is below 60% which is acceptable in my opinion. I turn the system down to 69° in order to see if the AC would run and cool. It ran but the air is only coming out at 73°, and has been running for a while it should be cooler than that. The outside condensing unit is not running.
12/20/22: Privacy fence in backyard has been taken down. Shed roof is damaged. Lanai is damaged. Water stains on ceiling above kitchen sink have not changed in appearance. Water stains on master bedroom & bathroom ceilings have not changed in appearance. Small water stains on guest bathroom ceiling have not changed in appearance.
12/20/22: The roof of the building is tarped. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure to turn off all water mains when leaving.
12/20/22: Made sure the water heater & ice maker were off. Removed some perishable items from the refrigerator photo below. Turned off the kitchen light. New roof was recently installed. Soffits damaged on the front right corner & right side of the house. Water stains & damage on the master bedroom, bathroom & closet ceilings. Water stains on the back guest bedroom closet ceiling & the guest bedroom hallway ceiling. The large pile of debris by the street has been collected. Checked all damp rids. Checked all light timers. Wood is rotting on the outside of the lanai. No mailbox.
12/20/22: Brought in three pieces of mail see photo below. Will be bringing all important mail to the post office for forwarding. Mini fridge in living room was on & cold. Checked all light timers. Visual check of the dock. Lanai is completely destroyed. The lawn mower is still secured to something in the lanai debris & covered up. Soffit & gutter downspout damage on front & left side of house. Exterior security cameras are damaged. Monitoring the previous water intrusion through the living room window closely.
12/20/22: Drive by check of the residence. The lawn was recently mowed & the pool was clean see photos below. Pile of debris by street on left side of house. Gutters & downspouts damaged on back left & right side of the house. Screens damaged on pool cage. Soffits damaged on right side & back of house. Section of the roof is tarped.
12/20/22: Brought in two packages see photos below. Put the empty garbage can back inside the garage. The pool pump did not appear to be leaking today. The pool water level was slightly low again. I ran the hose in it during the entire service call to help keep the water level up. There is light showing through the ceiling above the left side of the garage overhead door see photos below. Soffit damage on front of house. Monitoring all previous water stains on the ceilings throughout the residence.
12/20/22: Removed a Problem solved pest sign dated 12/19 from the front yard. Dock construction progress photo below. The garbage disposal was seized when I arrived & I am unable to free it. I reset the breaker on the disposal which is getting power but it appears to need a special tool to free it as it does not use a standard hex tool on the bottom. Soffits damaged in several locations around the house. Monitoring the windows with the previous water intrusion’s closely. One of the pool cage screens is damaged & being held in place with tape. There is a crack in the drywall corner bead several feet long on the coffered ceiling in the kitchen. A section of pool pavers appears to be sinking on the right side of the pool.
12/20/22: Put both garbage cans down by the street for collection. Made sure the water heater & ice maker were off. The master bathroom & guest bedroom windows were unlocked. The water stain on the kitchen ceiling has not changed in appearance since the last service call. Will continue to monitor closely. Drywall tape falling from joints on garage ceiling. The garage side entry door has wood rotting on the bottom of both sides of the door frame. Shed door is unlocked. Right side pool cage screen door is damaged.
12/20/22: Ran the hose in the pool during the service call to help keep the water level up. Pool cage damaged & screens torn. Ceiling fan on lanai damaged. Faint water stain on garage ceiling by light fixture has not changed in appearance. Mailbox damaged. Electric pole in backyard is leaning. Did not find any pool service slips on the lanai or in the green box. Ran the outside shower per the client.
12/20/22: Made sure the water heater, range & ice maker were off. Several small sections of the roof are tarped for missing shingles. A window is broken in the Florida room & is temporarily covered. Facia damage on back of house. Water damage on garage ceiling. Did not run any water inside the residence per the client. Watered all three plants with the water bottles provided. Put the keys back in the lockbox when leaving.
12/20/22: The large piles of debris by the street have been collected since the last service call. The residence has not changed in appearance since the last service call. The humidistat is tagged for not working. Did not change any settings on the thermostat per the client. The alarm system was deactivated when i arrived. The county appears to be addressing the sinkhole caused by the damaged storm drain. The roof is damaged & tarped. Soffit & facia damaged in several locations around residence. Carport damaged. Lanai is damaged & torn screens. Some of the landscaping is damaged trees etc. Ceilings & walls gutted throughout the residence from water damage. Portable fans are placed throughout the residence & the ceiling fans are on. Visual check of the dock & boat ramp photos below. All storm shutter panels are up.
12/20/22: Facia damage on front of house. Made sure the water heater & range were off. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the humidistat to 45% for now to circulate air & mitigate the high humidity level. Will continue to move closely & adjust accordingly. The master bedroom, front bedroom & Florida room windows are boarded up. Both screen doors are locked.
12/19/22: Was unable to open the front door when I arrived & entered the residence through the garage door. I replaced the batteries in the front door keypad with four new AA batteries provided in the kitchen pantry but the keypad would still not work & a red light continued to illuminate. Made sure the garage overhead door was closed when leaving. Pool cage & screens damaged. Right side lanai screen door is difficult to open & close. The water stains on the master bathroom ceiling have not changed in appearance since the last service call. Will continue to monitor closely. The old water stain on the kitchen ceiling has not changed in appearance. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
12/19/22: Removed a Lawn care extraordinaire pest sign dated 12/9 from the front yard. Brought in three pieces of mail see photo below. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Visual check of the boat. Weeds are growing in the deco drain next to the pool. Soffit & facia damage over the garage overhead door. The banding on the exterior front of the house appears to be rusting. Faint water stain on living room ceiling above the front windows has not changed in appearance since the last service call. Will continue to monitor closely. Pool cage screens damaged. Boat lift canopy damaged. Some of the landscaping has been damaged. Some of the expired smoke detectors are chirping inside the residence & will need to be replaced with new smoke detectors. Client advised they will address the old smoke detectors when they return.
12/19/22: Brought in one piece of mail see photo below. Turned on the water heater, range, ice maker & left the water main on when leaving per the client. All previous water stains on the ceilings have not changed in appearance since the last service call. All storm shutters are open.
12/19/22: Photos of the roof below. Client advised broken water main handle is being repaired. Made sure the water heater & range were off. Left a lockbox on the front door for the plumber when leaving. The damaged garage ceiling has not been repaired yet. Light pole in front yard is damaged. Attic soffit vent screens are damaged. Damaged screen on lanai. Large step crack in concrete wall on back of house inside the lanai. Soffit damage on the left side of the garage overhead door. Water stains on all bedroom ceilings have not changed in appearance. Previous water intrusion’s through some of the living room windows. Carpet was still dry underneath the windows.
12/19/22: The roof is tarped. Vinyl privacy fence damaged. Screens on front porch torn. Bottom of doorframe on garage side entry door is rotted. Put the key back on the lanai when leaving.
12/19/22: Brought in two pieces of mail see photo below. Mini fridge in kitchen was on & cold. Back of the roof is tarped. All previous water stains on the ceilings have not changed in appearance since the last service call. Soffit damage on left, right & back sides of the house. Damaged soffits are temporarily covered. Lanai is damaged.
12/19/22: The debris has been removed from the backyard since the last service call but the power line is still drooping across the backyard see photos below. Lanai screens are damaged. Made sure the battery maintainer connected to the car wasn’t hot. Made sure the garage overhead door was locked & the opener was unplugged. The alarm system appeared to be working correctly. Checked the light timer by the front door. Privacy fence in backyard is damaged. Gutter downspout damaged on front right corner of house. Cracks in the stucco on the left side of the house. Some shingles appear missing from the roof. Irrigation system is in the run position. All storm shutters are off.
12/19/22: Brought in a pool service card dated 12/8. The water stain on the dining room ceiling has not changed in appearance since the last service call. Monitoring the damage on the garage ceiling.
12/19/22: The damaged electric meters have been replaced & power has been restored to the residence since the last service call see photos below. Closed all open windows & put the air conditioner on energy saver mode. Checked all damp rids. Photo of boat & motor below.
12/19/22: The water stains above the dining room table have not changed in appearance since the last service call. Will continue to monitor closely. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Locked the deadbolt only on the front door when leaving.
