Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,396 service calls we have performed 13,602 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

12/20/22: Made sure the water heater, range & ice maker were off. Several small sections of the roof are tarped for missing shingles. A window is broken in the Florida room & is temporarily covered. Facia damage on back of house. Water damage on garage ceiling. Did not run any water inside the residence per the client. Watered all three plants with the water bottles provided. Put the keys back in the lockbox when leaving.12/20/22: The large piles of debris by the street have been collected since the last service call. The residence has not changed in appearance since the last service call. The humidistat is tagged for not working. Did not change any settings on the thermostat per the client. The alarm system was deactivated when i arrived. The county appears to be addressing the sinkhole caused by the damaged storm drain. The roof is damaged & tarped. Soffit & facia damaged in several locations around residence. Carport damaged. Lanai is damaged & torn screens. Some of the landscaping is damaged trees etc. Ceilings & walls gutted throughout the residence from water damage. Portable fans are placed throughout the residence & the ceiling fans are on. Visual check of the dock & boat ramp photos below. All storm shutter panels are up.
12/20/22: Facia damage on front of house. Made sure the water heater & range were off. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the humidistat to 45% for now to circulate air & mitigate the high humidity level. Will continue to move closely & adjust accordingly. The master bedroom, front bedroom & Florida room windows are boarded up. Both screen doors are locked.
12/19/22: Was unable to open the front door when I arrived & entered the residence through the garage door. I replaced the batteries in the front door keypad with four new AA batteries provided in the kitchen pantry but the keypad would still not work & a red light continued to illuminate. Made sure the garage overhead door was closed when leaving. Pool cage & screens damaged. Right side lanai screen door is difficult to open & close. The water stains on the master bathroom ceiling have not changed in appearance since the last service call. Will continue to monitor closely. The old water stain on the kitchen ceiling has not changed in appearance. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
12/19/22: Removed a Lawn care extraordinaire pest sign dated 12/9 from the front yard. Brought in three pieces of mail see photo below. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Visual check of the boat. Weeds are growing in the deco drain next to the pool. Soffit & facia damage over the garage overhead door. The banding on the exterior front of the house appears to be rusting. Faint water stain on living room ceiling above the front windows has not changed in appearance since the last service call. Will continue to monitor closely. Pool cage screens damaged. Boat lift canopy damaged. Some of the landscaping has been damaged. Some of the expired smoke detectors are chirping inside the residence & will need to be replaced with new smoke detectors. Client advised they will address the old smoke detectors when they return.
12/19/22: Brought in one piece of mail see photo below. Turned on the water heater, range, ice maker & left the water main on when leaving per the client. All previous water stains on the ceilings have not changed in appearance since the last service call. All storm shutters are open.
12/19/22: Photos of the roof below. Client advised broken water main handle is being repaired. Made sure the water heater & range were off. Left a lockbox on the front door for the plumber when leaving. The damaged garage ceiling has not been repaired yet. Light pole in front yard is damaged. Attic soffit vent screens are damaged. Damaged screen on lanai. Large step crack in concrete wall on back of house inside the lanai. Soffit damage on the left side of the garage overhead door. Water stains on all bedroom ceilings have not changed in appearance. Previous water intrusion’s through some of the living room windows. Carpet was still dry underneath the windows.
12/19/22: The roof is tarped. Vinyl privacy fence damaged. Screens on front porch torn. Bottom of doorframe on garage side entry door is rotted. Put the key back on the lanai when leaving.
12/19/22: Brought in two pieces of mail see photo below. Mini fridge in kitchen was on & cold. Back of the roof is tarped. All previous water stains on the ceilings have not changed in appearance since the last service call. Soffit damage on left, right & back sides of the house. Damaged soffits are temporarily covered. Lanai is damaged.
12/19/22: The debris has been removed from the backyard since the last service call but the power line is still drooping across the backyard see photos below. Lanai screens are damaged. Made sure the battery maintainer connected to the car wasn’t hot. Made sure the garage overhead door was locked & the opener was unplugged. The alarm system appeared to be working correctly. Checked the light timer by the front door. Privacy fence in backyard is damaged. Gutter downspout damaged on front right corner of house. Cracks in the stucco on the left side of the house. Some shingles appear missing from the roof. Irrigation system is in the run position. All storm shutters are off.
12/19/22: Brought in a pool service card dated 12/8. The water stain on the dining room ceiling has not changed in appearance since the last service call. Monitoring the damage on the garage ceiling.
12/19/22: The damaged electric meters have been replaced & power has been restored to the residence since the last service call see photos below. Closed all open windows & put the air conditioner on energy saver mode. Checked all damp rids. Photo of boat & motor below.
12/19/22: The water stains above the dining room table have not changed in appearance since the last service call. Will continue to monitor closely. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Locked the deadbolt only on the front door when leaving.
12/19/22: There were some location flags in the front yard & marks in the street when I arrived see photos below. The previous water intrusion inside the residence appeared to be dry. Large tree down in backyard. Wood privacy fence is damaged. Water appears to have risen several inches throughout the property during the storm & has entered the lanai & parts of the residence. Weeds & grass are starting to grow in the shells & rocks. The tarp covering the boat is dry rotted & starting to deteriorate. Did not run water in the shower per the client. I poured water down the drain to keep the trap from drying out. Visual check of the boat in the backyard photo below.
12/19/22: The damaged white privacy fence in the backyard has been replaced since the last service call see photo below. The pool pump filter canister lid was leaking when I arrived see photo below. The master bathroom toilet has started to slowly run. It appears the flappers in both toilets are old & need to be replaced. I have tagged it as such. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. The master bathroom toilet is tagged for running. It appears the flappers in both toilets may need to be replaced soon. There is a small section of soffits hanging down on the left side of the house. Exterior light on right side of garage door is damaged. All water stains have not changed in appearance since the last service call. Will continue to monitor closely. Large water stains on the foyer & living room ceilings. Water stain on the kitchen ceiling. Small water stain on the guest bathroom ceiling next to the vent fan. Storm shutter on lanai is closed.
12/19/22: The water main was on & the pool company had the hose running in the pool when I arrived. There is some corrosion starting to build up on the car’s battery terminals see photo below. The pool company arrived to turn off the hose as I was inside the residence. Carpets were dry underneath the windows. There appears to be some missing shingles in several areas on the roof. Front door screen door is damaged. Lamp in Florida room was on.
12/19/22: Brought in two pieces of mail see photo below. There are sections of pool pavers starting to sink around the edge of pool in several locations. The roof is tarped. Gutters damaged on the front & left side of the house. Pool cage screens damaged. Ran two cups of water through the refrigerator water dispenser. Checked light timer in living room. Faint water stain by light on ceiling above front door has not changed in appearance. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
12/19/22: Made sure the water heater & range were off. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Water stain on laundry room ceiling. Mud dauber nest are on both entryway ceilings.
12/19/22: Brought in five pieces of mail see photo below. Removed the onions from the refrigerator as they were starting to perish. The water stains on the kitchen, foyer & guest bedroom hallway ceiling have not changed in appearance since the last service call. Will continue to monitor closely. Water damage around ceiling light on front porch.
12/17/22: Photos of the roof below. The broken tile on one of the caps on the back of the roof in the original photo has been replaced but there are still several tiles that appear to be broken or lifted in several locations on the back & side of the residence. Original photo included last. One of the tiles compromised is located seven rows above the master bedroom windows. Not sure if the roof is compromised by this but there was water intrusion inside the residence during the hurricane.
12/16/22: The tires on the mini van were starting to get low. I inflated all the tires to the manufacturer specifications on the drivers door using my cordless inflator photo below. The inside of the residence smelled musty when I arrived. The humidity level was still over the acceptable level of 60% inside the residence from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 73 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Garbage disposal is seized. Water stains & damage on the kitchen & dining room ceilings. Monitoring previous water intrusion through master bedroom window. Carpet was still dry underneath window.

I lowered the thermostat to 74 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Portable dehumidifier in kitchen is off & client is aware that it is not working. Checked the light timer in the living room.
12/16/22: The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 76 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The fill valve in the guest bathroom toilet appears to not be working correctly anymore. It will not turn off, fills the tank very slowly & no water is going through the hose to the bowl. I shut the valve off & tagged it as such. Monitoring all previous water stains on the ceilings closely.
12/16/22: Sprayed a large active hornets nest above the outside of the garage overhead door. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 77 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Lanai screen door is damaged. Small section of soffits pushed up on the right side of the lanai. Front porch floor tiles are loose. Drywall joints are showing on the ceilings throughout the residence. Water stain on living room ceiling above the sliding glass doors. Crack in drywall underneath window in master bedroom. Water stains on master bathroom ceiling & guest bathroom ceilings.
