Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,396 service calls we have performed 13,602 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

1/27/23: The neighbor stated that the lanai screen door will be repaired soon. The humidity level was slightly over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the humidistat to 40% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Small section of soffits pushed up on the right side of the lanai. Front porch floor tiles are loose. Drywall joints are showing on the ceilings throughout the residence. Water stain on living room ceiling above the sliding glass doors. Crack in drywall underneath window in master bedroom. Water stains on master bathroom ceiling & guest bathroom ceilings.1/26/23: The front door was unlocked when i arrived. Remediation progress photos below. New drywall has been installed throughout the residence since the last service call. The construction workers have temporarily turned the ac system off. Damaged garage overhead door has not been replaced yet. Surge water from the storm appears to have risen several inches in the garage storage room. Sections of drywall have been cut out of the garage storage room. Put the key back in the lockbox when leaving.
1/26/23: Checked the water pan in the ac return vent.
1/26/23: Removed an undated Hughes pest sign from the front yard. Made sure the water heater, oven & ice maker were off. Removed a perished avocado from the refrigerator photo below. Found the guest bathroom window unlocked & locked it. The humidity level was over the acceptable level of 60% inside the residence from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 74 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Pool cage & screens damaged. Gutter downspout damaged on front left corner of house.
1/26/23: The humidity level was below 60% inside the residence with the dehumidification equipment running only. Will continue to monitor closely. The inside of the residence has not changed in appearance since the last service call. There was remediation equipment still running inside the residence. The kitchen, dining room, living room, master bedroom & guest bathroom have all been gutted for remediation. Was unable to run water inside the residence per management. Lanai ceiling fan is damaged. Exterior wall & garage overhead door damaged. Mailbox key has been given to management.
1/26/23: One of the decorative shutters on the right side of the front window by the front door is starting to detach from the wall see photo below. Faint water stains on the kitchen, dining room, living room & lanai ceilings have not changed in appearance since the last service call. Will continue to monitor closely.
1/25/23: The master bathroom sink closest to the toilet has very little water flow. I found no pest or evidence of pest upstairs in the attic. The very same section of the child safety gate around the pool was not latched again, I latched it. Some weeds growing in the cracks of the pool pavers. I found several pieces of slate in the landscaping left of the front door, photo below.
1/25/23: I poured vinegar down the HVAC condensate tube then chased with water.
1/25/23: Drive by. Put the package inside the residence & the new fence has been repaired since the last service call see photos below. Made sure the front door was locked when leaving.
1/25/23: Home under renovation from flood damage. The master bath toilet tank is leaking very slightly but it shouldn’t matter because the tank valve is turned off. Some weeds growing in the cracks of the pavers. Below are photos of two invoices in the mailbox I felt you should see.
1/25/23: Some roof tile damage, I assumed was from hurricane Ian. There are about a half a dozen roof tile laying around the house in various spots and several loose tile on the roof. I met Sue the neighbor we exchanged numbers. She suggested to tell you that she has the number for the company that has repaired the roof in the past if you would like it. The pavers on the door side of the pool cage are loose and washing away, photo below. The thermostat was set back to 78°? The humidity was higher than it should be I turned it back down to 75°. The humidistat was set to ON which is not where it was the last time I was inside the home. I also found the HVAC fan set to on instead of auto which more than likely is part of the reason why the humidity is so high inside.
1/25/23: Visual check of the car, battery maintainer lights were on. The bedroom outer wall still has 2 foot high of the drywall removed.
1/25/23: I kept the thermostat at 76° based on the temperature outside and the future weather forecast.
1/25/23: Poured 2oz of bleach in each toilet. Low water pressure from kitchen faucet.
1/25/23: The MB toilet runs continuously ever so slightly so I shut it off at the valve. The neighbor’s concrete fallen fence has been removed (photo below) and there was a contractor there working on the pool cage. The humidity is higher than I like to see it. After discussing it with the customer I move the thermostat to 74°.
1/25/23: The dehumidifier read 45. I poured vinegar down the HVAC condensate tube I then chased it with water.
1/25/23: As mentioned in the last service call report you are out of vinegar to pour down the HVAC condensate tube. I had about 15oz in my truck so I was able to provide vinegar this call. I will make a note to buy some before the next service call. The water main was on upon arrival, I turned it off upon departure.
1/24/23: The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 70 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The roof of the building is still tarped. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure to turn off all water mains when leaving.
1/24/23: Brought in four pieces of mail see photo below. Left the mail at the residence for clients return. Mini fridge in living room was on & cold. Checked all light timers. Visual check of the dock. Lanai is completely destroyed. The lawn mower is still secured to something in the lanai debris & covered up. Soffit & gutter downspout damage on front & left side of house. Exterior security cameras are damaged. Monitoring the previous water intrusion through the living room window closely.
1/24/23: Monitoring the water stains on the master bedroom ceiling & the master bathroom linen closet ceiling closely. Monitoring the previous water intrusions through the master bedroom windows closely. Carpet was dry underneath the windows. Garage overhead door is damaged by flying debris.
1/20/23: The inside of the residence has not changed in appearance since the last service call. A section of drywall has been removed from the dining room & kitchen ceilings. A section of cabinets & sections of drywall have been removed from the kitchen. Sections of drywall removed from lanai storage room walls & door is open. The water supply valve to the ice maker under the kitchen sink is off. Put the key back in the lock box & put the lock back on the water main when leaving.
1/20/23: The inside of the residence has not changed in appearance since the last service call. Large section of ceiling removed from the living room ceiling & covered with plastic. Small section of ceiling removed from kitchen ceiling & covered with plastic. Water stains on master bedroom ceiling. Lanai screens & panels damaged. Large section of drywall removed from the upstairs front guest bedroom & covered with plastic. Large sections of drywall have been removed from the ceiling & wall in the upstairs back guest bedroom & covered with plastic.
1/20/23: Remediation progress photos below. The humidity level was back under 60% inside the residence. Monitoring the faint water stains on the master bedroom ceiling closely. Screen damaged on lanai. Roof of building is still tarped.
1/20/23: All of the damaged roof tiles & soffits have been repaired since the last service call see photos below. The pool water level was extremely low when I arrived almost to the bottom of the top skimmer port. I ran the hose in it during the entire service call & set the timer for 120mins to bring the water level back up. The tires on the vehicle were starting to get low from cooler outside temperatures. I inflated all the tires to the manufacturer specifications on the drivers door using my cordless inflator. Previous water stain in guest bedroom has not changed in appearance. Made sure to put the key back in the cabinet next to the garage door & left the water main on to the house when leaving.
1/19/23: Drive by. Put six packages inside the residence that were left by the front door see photos below. Made sure the alarm was set & everything was locked when leaving.
