Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,876 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/23/23: There is excessive browning throughout the entire lawn see photos below. The irrigation system is currently in the off position. I turned the irrigation system back on for now. Brought in two pieces of mail & a service slip from h2o systems see photos below. Several small areas on the front & back of the roof are covered for leaks & waiting to be repaired. Storm shutter panels are still up on the back windows only.5/22/23: Drive by. Went back to the residence to check on the pool & turn the water main off. The pool water level was back up to the optimal level of half the top skimmer port see photo below. Made sure both screen doors were locked & the water main was off when leaving.
5/22/23: Ran the hose in the pool during the service call to help offset evaporation. Mini fridge in kitchen is off & door open. Monitoring all previous water stains in the ceilings closely. Checked all damp rids. Left the mail in the mailbox per the client. All storm shutter panels are up & mesh shutters closed. Visual check of the boat photo below.
5/22/23: Removed a lawn care extraordinaire pest sign dated 5/22 from the front yard. Ran the hose in the pool during the service call to help offset evaporation. All storm shutter panels are up. Solar panels on roof are currently detached. Visual check of the boat photo below.
5/22/23: Ran the storm shutters up & down for preventative maintenance. The shutters appeared to be operating correctly. The pool water level was low again when I arrived. I ran the hose in it during the entire service call to help bring the water level up. I set the timer for 60mins when leaving to bring the water level back up to an optimal level. Weeds are starting to build up in all the landscape beds see photos below. The floors in all the bedrooms have been replaced photos below. There was a jar in the refrigerator door that was laying on its side & some liquid leaked out into the refrigerator photos below. I cleaned it up the best I could with some paper towels. The lawn has some excessive browning in the front yard. All storm shutters are closed.
5/22/23: The pool water level was at the optimal level of half the the top skimmer port when I arrived. The neighbor on the left side of the house advised me that the pool water level had gotten really low & he had to run the hose in it for several hours. Will bring a water timer & a short regular water hose on the next service call to install on the water spigot by the pool to assist in keeping the water level at the optimal level. The leaky garbage disposal has been repaired since the last service call. The small section of missing soffits on the front of the house & the white privacy fence on the left side of the house are waiting to be repaired. There is a crack in the stucco on the lanai ceiling several feet long. All thermostats were set to 80. Guest wing hallway temps were 80.3 degrees & 41.0% humidity. Master bath hall temps were 80.3degrees & 44.8% humidity.
5/22/23: The pool pump filter canister lid has a small crack in the lid which slowly leaks while the pump is running. The fish pond looks clean & the water is at a good level photo below. Left the water main on when leaving.
5/22/23: The master bathroom toilet is tagged for a running fill valve. The faint water stains on the dining room ceiling have not changed in appearance. Will continue to monitor closely. Attic soffit vent screens are damaged. Cracks in stucco in several locations around the house. There appears to be a large gopher tortoise hole along the front of the house behind the landscape bushes.
5/22/23: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. The roof of the building is still waiting to be repaired.
5/22/23: Checked all light timers. Lanai screen door is locked. Put the key back in the green bin when leaving.
5/22/23: There were a few weeds in the front & back landscape beds but it does appear that any existing weeds have been sprayed recently see photos below. There is some black fungus or bugs on the Texas sage plant in the landscape bed along the back of the house. Monitoring all previous water stains on the ceilings closely. All water supply valve’s throughout the residence are corroded. Damaged soffits are still temporarily covered.
5/22/23: The water heater has corroded plumbing on top. I have shut the valve off to the water heater for now. Screens on front porch torn. Bottom of doorframe on garage side entry door is rotted. Put the key back on the lanai when leaving.
5/22/23: The tree branches on the left side of the house are starting to touch the roof again & may need to be trimmed soon. Mini fridge in kitchen was on & cold. Checked all light timers. Back of the roof is tarped. All previous water stains on the ceilings have not changed in appearance since the last service call. Soffit damage on left, right & back sides of the house. Damaged soffits are temporarily covered. Lanai is damaged. Both sheds in backyard appear to be damaged.
5/22/23: Made sure the water heater, range & ice maker were off. The ac thermostat had a low battery warning on the screen when I arrived see photos below. I replaced the batteries with two new AA batteries from the kitchen drawer removing the warning from the screen. Made sure the battery maintainer connected to the car wasn’t hot. Made sure the garage overhead door was locked & the opener was unplugged. The alarm system appeared to be working correctly. Checked the light timer by the front door. Cracks in the stucco on the left side of the house. Irrigation system is in the run position. Both lanai screen doors are locked. All storm shutters are currently off.
5/22/23: There is a large crack in the stucco on the middle of the right side of the house. There are some loose soffits on the back left corner of the house. The lawn has excessive browning on all sides of the house. Will put the no rust concentrate & bleach per the instructions in the tank on the left side of the house when needed.
5/22/23: The guest bathroom toilet is tagged for a cracked tank & the valve is turned off. Mesh storm shutter on lanai is open. Pool cage is waiting to be replaced.
5/22/23: Portable dehumidifier read 55%. Left the water main on when leaving.
5/22/23: Rebooted the internet underneath the living room tv. There is a small hole in one of the pool cage screens see photo below. There is a large hole starting to open up in the back yard on the left side of the pool cage by the seawall. Brought in one piece of mail and the playpen see photos below. The ac air filter is dirty & needs to be replaced. Both valves for the pool auto filler were on. Left the water main on when leaving.
5/22/23: It was warm inside the residence & the ac was off when i arrived. I lowered the temperature on the ac but it would not turn on. The ac appears to need maintenance at this time. Will contact the client & advise them of the situation. The electric pole in the backyard appears to be leaning forward towards the street. Checked all damp rids. Photo of boat & motor below. All clam shell shutters are closed.
5/22/23: Made sure the water heater, range & ice maker were off. Left the living room sliding glass door unlocked per the client. Will run the storm shutters once per month for preventative maintenance. Mesh storm shutter on lanai is closed.
5/22/23: Brought in two pieces of important mail with some sales flyers see photo below. Will be taking all important mail to the post office for forwarding. Watered the live plants inside the residence. There is a hole in the soffits that needs to be filled above the electric meter on the right side of the house where the electrical conduit goes into the attic. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
5/22/23: The water main was on & the hose was running in the pool again when i arrived. It appears the pool company serviced the pool before I arrived again & ran the hose for evaporation. I let the hose run during the entire service call & turned it off when leaving. Checked shed in backyard. Empty lot is being maintained.
5/22/23: Watered the plant in the kitchen sink. Lanai door is locked. All storm shutters are closed.
5/22/23: The humidity level was over the acceptable level of 60% inside the residence when i arrived. I lowered the humidistat to 55% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Ran water throughout the residence during today’s service call. Locked the screen door & put the key back inside when leaving.
5/22/23: Watered 8 plants using the bucket using the water spigot on the right side of the house & made sure it was off after watering the plants. Did not run any water inside the residence per the clients.
