Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,781 service calls we have performed 13,602 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/18/23: The humidity level was back under 60% inside the residence on both floors after making the last adjustments. Will continue to monitor closely & adjust accordingly. All ceiling fans are on. Upstairs bathroom bathtub is full of miscellaneous items. The upstairs bathroom sink is tagged for a slowly leaking trap where it connects to the bottom of the sink when water is running. Sink can wait to be repaired. Storm shutters on lanai are closed.5/18/23: I found a cushion outback along the back slider so I brought it up front and put it under the carport, photo below.
5/18/23: Both air dryers in the vehicles were off again when I arrived from the three way splitter cord tripping again. I replaced the splitter with another three way splitter without the integrated breaker in the garage storage room restoring power to both air dryers. The front door keypad gave me the low battery warning when I entered the residence. I replaced the batteries with four new AA batteries I found in the utility hallway. There is some excessive corrosion on some of the copper pipes above the water heater. Refrigerator & freezer in the dining room area were both on & cold. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Watered the plants on both lanais. All storm shutters are closed.
5/18/23: The right side kitchen sink is leaking at the bottom nut, photo below. Sink is tagged with yellow note about this leak. Your bed frame is coming apart, photo below.
5/18/23: Electrical panel has a note not to touch any breakers without first consulting the client. The water heater was off at the switch next to the tank.
5/18/23: Wine cooler in dining room read 54/46. The upstairs tv room & several stairs are missing carpet. Storm shutters on lanai are closed.
5/18/23: Poured 2oz of bleach in each toilet.
5/18/23: New roof construction progress photos below. Made sure the water heater, range & ice maker were off. The humidity level was over the acceptable level of 60% inside the residence on both floors when i arrived. I lowered both humidistats to 55% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Mini fridge in dining room is off & door open. Small sections of wall below upstairs & downstairs guest bedroom windows waiting to be painted. Portable dehumidifier upstairs read 55. All storm shutters are closed except one of the living room window shutters that appears to be broken. Faint water stain on master bedroom ceiling has not changed in appearance. Turned the water on & off by the softener in the garage.
5/18/23: I poured 4 ounces of vinegar down the HVAC condensate tube. I put the air handler door back on securely. I turned the water heater off at the switch next to the water tank in the cabinet. Crime scene investigation team on the top floor in the middle of building, photos below.

5/18/23: Photo below of the Dart pool solutions invoice that has been delivered since the last service call. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Gutter downspout damaged on front left corner of house. There appears to be some damaged roof shingles on the front & back of the house. Left the water main on when leaving for the pool water auto filler.
5/18/23: The dehumidifier read 49. I poured vinegar down the HVAC condensate tube I then chased it with water.
5/18/23: There was water around & underneath the ac air handler inside the residence when I arrived see photos below. The ac condensate drain line was full & the safety float switch on the drain line appears to have failed when the drain line clogged allowing condensate water to back up into the air handler & overflow out onto the water heater below. I turned off the ac for now to quit producing more condensate water & cleaned up all of the water I could with some towels. Will contact the client & advise them of the situation. The inside of the residence has not changed in appearance since the last service call. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The kitchen, dining room, living room, master bedroom & guest bathroom have all been gutted for remediation. Was unable to run water inside the residence per management. Lanai ceiling fan is damaged. Exterior wall & garage overhead door damaged. Mailbox key has been given to management.
5/18/23: Brought in a mail document that was laying by the front door when I arrived see photo below. Poured approximately .5oz of algae guard down the hvac condensate drain line for preventative maintenance. Will replace the ac air filter on 7/1. Checked the light timer in the living room. Checked all small damp rid buckets. Turned off both water main handles when leaving.
5/17/23: The pool level is below the skin report. However, there is water in the pool pump site glass. I talk to the homeowner and she said that the pool people were there yesterday, which is Tuesday. We together assume that the pool pump must be pulling from the bottom drain. The old granite countertop is still on the side of the house. I discussed with the homeowner and I believe the shutters that were cut down to a different size to fit hurricane shutters out front may still be in need of cutting down. I asked her if maybe the handyman tested any shutters to ensure they are size properly. There are two lamps in the dining room that are on and the homeowner said she would be turning them off remotely. Weeds growing in the pool/lanai paver cracks.
5/17/23: The pool was very low almost to the very bottom of the skimmer port. I ran the water all the time I was at your home and also when I went down to do another, and then I’ll come back to shut off the water.
5/17/23: The pool level was a little above a third of the skimmer port, so I ran water while I was here which brought it up an inch or so. The exterior sconces lighting on the garage above the house number was on upon arrival, I shut it off. I pulled the plug on the Alexa in the kitchen as suggested by the client. I found some dead flying ants just inside the slider to the lanai pool area, photo below. I left them there in the thought that you may want to call an exterminator and they should see and know where the problem is by leaving them there. I can sweep them up the next time I’m here. Some browning of the grass in the side yard, photo below.
5/17/23: Soon as I walked in the front door, I heard the front left guest bathroom toilet running so that is where we were having the issue with the water. I believe the fill pump needs replaced or adjusted possibly. I turned the toilet off at the valve under the tank, as a secondary precaution. There is what appears to be an armadillo hole dug under the front electrical substation to the of your home’s front left corner, photo below.

5/17/23: Drive by service to check humidity within the home. Humidity is 48.5% and the thermostat is set to 72° and it reads 80°. The dehumidistat is set to 50%. I.
5/17/23: A section of the child safety gate around the pool was not latched, I latched it, photo below.Some weeds growing in the cracks of the pool area. Brown area in the front yard, photo below.
5/17/23: Monitoring the old water stains on the master bedroom ceiling & the master bathroom linen closet ceiling closely. Monitoring the previous water intrusions through the master bedroom windows closely. Carpet was dry underneath the windows. Storm damaged garage overhead door has not been replaced yet.
5/17/23: Removed the expired milk container from the refrigerator photo below. Monitoring all previous water damage on the ceilings closely.
