Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,410 service calls we have performed 13,602 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

4/19/23: I poured vinegar down the HVAC condensate tube then chased with water.
4/19/23: I walked the house twice to ensure the water faucets were off to all showers, tubs, and toilets.
4/19/23: Home under renovation from flood damage. Alarm is to remain off per client. The pool pump motor sounds about the same as last time. Photos of leaking filter ring below. I believe the front door was unlocked. The key box numbers were mixed so I know someone had been there. I always set the numbers back to 5555.
4/19/23: I poured vinegar down the HVAC condensate tube and then chased with water.
4/19/23: There are several mud Dauber (wasps) cocoons around the house on the walls. I found a roof tile in the yard that I picked up and placed with the paver blocks next to the pool cage door, photos below.
4/19/23: Watered the 3 interior plants as instructed. Large active wasp nest front and center of garage door, photo below. I sprayed it to kill as many as I could. The master bathroom left sink has note that the sink plug is broken. The lanai has a few weeds growing in the cracks.
4/19/23: Brought in five pieces of mail see photo below. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. The lawn has some excessive browning on the back & right side of the house. The irrigation system is in the off position. There is soffit damage on the left & back sides of the house. The soffits & facia on all sides of the residence may need to be pressure washed soon. Boat has been removed from the dock.
4/19/23: Made sure the water heater, range & ice maker were off. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 76 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Mini fridge in living room is off & door propped open.
4/18/23: Drive by. Put both garbage cans down by the street for collection.
4/18/23: Made sure the water heater, range & ice maker were off. Picked up the check from underneath the mousepad. Large sections of drywall have been removed from the foyer, den, hallway, laundry room, living room, dining room, master bedroom walls & are waiting to be repaired. Plantation shutters have been removed from the master bedroom windows. Storm shutters on lanai are open. The lanai & guest bedroom window screens have small holes in them & are waiting to be replaced.
4/18/23: Guest turnover. Items found were texted to Amelia.
4/18/23: Made sure the water heater, range & ice maker were off. Large sections of drywall have been removed from the wall’s in the master bedroom, dining room, guest bedroom & are waiting to be repaired.
4/18/23: The pool pump chlorinator plastic supply line was leaking from both ends when i arrived see photos below. Will send a video of the leak to the client via text. There are cracks in the stucco in numerous locations around the residence see photos below. The gutters around the entire residence may need to be pressure washed soon see photos below. The golf cart battery cells are dry & need some distilled water see photo below. Will advise the client. Will bring some distilled water on the next service call to refill all the golf cart batteries & start a staggered charging cycle to prevent the batteries from going bad. Brought in one piece of mail with some sales flyers see photo below. Picked up the check from the kitchen counter. Made sure the water heater, oven, cooktop & ice maker were off. Living room lamp was on. Monitoring the previous water stain on the kitchen ceiling closely. All storm shutters are closed.
4/18/23: New building construction progress photo below. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Monitoring the old water stains on the master bedroom ceiling & the master bathroom linen closet ceiling closely. Monitoring the previous water intrusions through the master bedroom windows closely. Carpet was dry underneath the windows. Storm damaged garage overhead door has not been replaced yet.
4/15/23: Made sure the water heater, range & ice maker were off. All storm shutters are closed.
4/14/23: New roof construction progress photo below. The inside of the residence has not changed in appearance since the last service call. A section of drywall has been removed from the dining room & kitchen ceilings. A section of cabinets & sections of drywall have been removed from the kitchen. Sections of drywall removed from lanai storage room walls & door is open. The water supply valve to the ice maker under the kitchen sink is off. Put the key back in the lock box & put the lock back on the water main when leaving.
4/14/23: Made sure the water heater, range & ice maker were off. The humidity level was over the acceptable level of 60% inside the residence on both floors when I arrived. I lowered the humidistat to 55% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Skylights have been replaced since the last service call. Sections of drywall still removed from living room & kitchen ceilings. Sections of drywall still removed from both upstairs bedrooms. Water stains on master bedroom ceiling. Lanai & storage room damaged.
4/14/23: Made sure the water heater, range & ice maker were off. The ac air filter was dirty & needed to be replaced see photo below. I replaced it with a new filter provided next to the air handler & wrote the date of installation on it. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 77 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The garbage disposal is leaking from underneath where it connects to the base of the sink when water is running through it see photos below. I cleaned up the water & tagged it as such. Will send a video of the leak to the client via text. The ceiling fan & light were on in the front guest bedroom when I arrived. I turned them off before leaving. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Scaffolding was still set up behind the entire building.
4/14/23: Made sure the water heater, range & ice maker were off. Found the master bedroom lanai door & the living room right side sliding glass door unlocked. The humidity level was slightly over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 74 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Scaffolding was still set up behind the entire building. Put the car keys back inside the storage room & made sure the doors were locked.
4/13/23: Drive by. Went back to the residence to confirm that the water heater was on after the field in today’s report was not changed to reflect so. The water heater was on when I arrived & the water heater field has now been corrected. The alarm system was deactivated when I arrived & there was an alert on the display concerning a missing sensor on one of the guest bedroom windows. I found the missing sensor underneath one of the beds which appears to have been accidentally knocked off the window frame during cleaning. I temporarily taped the sensor back in place which cleared the alert & allowed the alarm system to be activated again. The batteries in the front door keypad were also low when I arrived. I tried temporarily replacing them with the living room tv remote batteries but the tv remote batteries were also too low. I contacted the client & advised them of the situation. Client gave permission to purchase new AA batteries for the front door keypad & tv remotes. I purchased eight new batteries from cvs & installed them in the keypad & tv remotes restoring power to both photo of the receipt below. Activated the alarm system & made sure the front door was locked when leaving.
4/13/23: Several house cleaners were inside the residence when I arrived. The house was in progress of being cleaned still. The alarm system was deactivated & I left the front door unlocked for the cleaning personnel when leaving. Brought in one piece of mail see photo below. Put both empty garbage cans inside the garage. Left the water main on when leaving for the pool auto filler.
4/13/23: Went to the residence to perform an inspection but the residence was occupied when I arrived. Client advised they will be occupying the residence until Tuesday.
4/13/23: The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 73 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Checked the water pan in the ac return vent.
4/13/23: The new garage overhead door appears to have been completed since the last service call see photos below. There was one garage door opener remote hanging from the door opener when I arrived which I put on the kitchen counter for now photo below. The ac thermostat has been lowered to 75 since the last service call. The storm shutters are difficult to open & close. The puck lights have not been installed underneath the kitchen cabinets yet. The three cabinet doors to the left of the refrigerator have not been replaced yet. Baseboards have not been installed on the wall between the sink & the toilet in the guest bathroom yet. Mini fridge in the dining room was on & cold.
4/13/23: Painting has started inside the residence since the last service call see photos below. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 75 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Placed a large damp rid bucket inside the car & inside the garage storage room. Mini fridge was on & cold. Storm shutters on lanai are closed.
