Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,794 service calls we have performed 13,602 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/28/23: I moved the thermostat to 78° as requested by the client.6/28/23: The browning of the yard is about the same as last service call. The pool level was about 1/3 off the skimmer port.

6/28/23: Mini fridge in living room is off & door propped open.
6/28/23: Checked all damp rid bags. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
6/28/23: Removed a problem solved pest sign dated 6/26 from the front yard. The master bathroom left side sink has started to leak from the trap when water is running through it where it connects to the bottom of the sink see photos below. I cleaned up the water with some paper towels & tagged the sink as such. The sink can wait to be repaired when the client returns. Will send a video of the leak to the client via text. Brought in four pool service slips dated 6/6-6/27. Right side pool cage door is locked. All storm shutters are on.
6/28/23: Poured vinegar down the HVAC condensate tube chased by water. I checked the moisture of the landscaping soil in the front with my plant moisture reader. Most every everywhere shows that it was not wet but moist. This mean there is sufficient moisture for a few days. We have had sporadic rain over the past week to 10 days. It is already clouding up here to the east of 41. This appears to be the typical summer rain pattern.
6/28/23: Monitoring the old water stains on the master bedroom ceiling & the master bathroom linen closet ceiling closely. Monitoring the previous water intrusions through the master bedroom windows closely. Carpet was dry underneath the windows. Storm damaged garage overhead door has not been replaced yet.
6/28/23: Pulled a Pucor undated sign from the front yard. Branch broken on the tree that is on the garage side of your home, photo below.
6/28/23: A section of the child safety gate around the pool was not latched again, I latched it. The weeds growing in the cracks of the pool area have been sprayed/killed.
6/28/23: Watered 7 plants out back on the pool deck and 2 out front based on the moisture reading of my plant moisture meter. I poured 4 oz of vinegar down the HVAC air handler condensate tube followed by 10 oz of water. Permit packet to remain out front per client. The front stone area looks pretty good from what I see. It appears to be in fairly good shape unless the weeds are growing in the plants, photo below. Dead rat/mouse in the front stones, photo below. Weeds growing in the cracks of the lanai pavers.
6/28/23: Drive by. Brought in the package that was laying by the front door see photo below.
6/28/23: Renovation progress photos below. Did not see any water intrusions inside the residence. Ac system is currently off & waiting to be repaired. Did not run any water inside the residence as all of the plumbing fixtures have been removed for remediation.
6/27/23: The left rear tire on the Mercedes was starting to get low. I inflated it to the manufacturer specifications on the drivers door using my cordless inflator see photo below. Brought in one piece of mail with a stack of sales flyers see photo below. Will pour a bottle of the Nuline drain cleaner down the hvac condensate drain line every 90 days for preventative maintenance. All storm shutter panels are on.
6/27/23: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Will replace the ac air filter in July. Made sure to turn off all water mains when leaving.
6/27/23: All breakers are off except for the ac & heat breakers. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Did not run any water inside the residence per the client. Damaged roof, soffits & facia of the building are still waiting to be replaced/repaired.
6/27/23: The humidity level has been consistently below 60% inside the residence. I raised the thermostat to 78 for now to save energy. Will continue to monitor closely & adjust accordingly.
6/27/23: The master bathroom right sink is tagged for a leaking trap when water is running only. Client advised they will repair it when they return. Mini fridge in dining room is off & doors open. Sections of drywall have been removed from the utility room & the bottom of the coat closet by the front door that are waiting to be replaced.
6/27/23: The humidity level has been consistently below 60% inside the residence. I raised the thermostat to 75 for now to save energy. Will continue to monitor closely & adjust accordingly. The inside of the residence has not changed in appearance since the last service call. Large sections of drywall have been removed from the foyer, den, hallway, laundry room, living room, dining room, master bedroom walls & are waiting to be replaced. Plantation shutters have been removed from the master bedroom windows. Storm shutters on lanai are open. The lanai & guest bedroom window screens have small holes in them & are waiting to be replaced.
6/27/23: Current photo of the building below. There was an invoice from amplified termite & pest control dated 6/21 on the kitchen counter when I arrived see photo below. There are sections of drywall removed from the walls in the master bedroom, guest bedroom & dining room waiting to be replaced. Screens are torn or missing from some of the windows. Portable dehumidifier read 52. Watered the plant in the kitchen & rotated it.
6/27/23: Current photo of the building below. Ran both storm shutters up & down for preventative maintenance. Storm shutters are closed.
6/27/23: I watered 8 total plants out on the pool deck and 2 out front. I poured vinegar down the HVAC condensate tube chased by water. I rebooted the modem as requested by the client. I walked the entire property again, looking for a cut lines as requested by the client but couldn’t find any. The Watermain was on upon arrival off upon departure. There is one plant outside the pool cage in the back that is in distress I believe photo below.
6/27/23: The ac system was off & the thermostat had a blank screen again when i arrived. I found the condensate drain line clogged which appears to have tripped the safety float switch shutting off the ac to prevent overflowing see photos below. The ac needs to be serviced at this time. Will contact the client & advise them of the situation. The parking lot of the building is still temporarily blocked off for new roof construction photo below. Large sections of drywall have been removed from the wall’s in the master bedroom, dining room, guest bedroom & are waiting to be repaired.
6/27/23: I poured vinegar down the HVAC condensate tube then chased with water.
6/27/23: The mini split ac system in the garage was on & appeared to be working correctly again since the last service call. The humidity level was still slightly above 60% inside the garage so I lowered the thermostat to 72 for now to mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The lawn is starting to look a little better since turning the irrigation system back on. Irrigation system is on. Monitoring all previous water stains & damage on the ceilings closely. Mini fridge in lanai storage room is off & doors open.
