Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,795 service calls we have performed 13,602 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/30/23: Watered the plants on the lanai. Both lanai screen doors are locked. Will pour a bottle of Nuline drain cleaner down the ac condensate drain line every 90 days. All storm shutter panels are on.6/30/23: Put one bag of salt in the water softener container. Weeds & grass are starting to grow in the landscape beds & driveway see photos below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. There are ripples in the shingles in several locations around the residence.
6/30/23: Both dehumidifiers ran while I was here. The humidity is right at 60% to thunder. I like to see it even lower but that’s acceptable. I turned the dehumidifiers to max as opposed to just minimum to see if maybe that’ll help run some of that humidity out next time through. The one in the bathroom is now draining properly into the shower.
6/30/23: The dehumidifier was running and read 44.
6/30/23: The smoke detector in the utility hallway was chirping when I arrived. I replaced the battery with a new 9v battery provided in the kitchen & tested it after installing the new battery.
6/30/23: I brought in several pieces of mail one looked important see below. The humidity upstairs is much better so I turned the thermostat back to 77°. I started the car during the service call to let it idle. The lawn needs to be mowed.
6/30/23: The previous water stain on the master bathroom ceiling has not changed in appearance since the last service call. Will continue to monitor closely.
6/30/23: I poured vinegar down the HVAC condensation evac tube and then chased it with water.
6/30/23: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly.
6/30/23: Visual check of the car, battery maintainer lights were on. The water main valve under the sink still leaks a bit when turning on or off the water. Lower back wall of master bedroom has not yet been repaired.
6/30/23: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Did not turn on the water per the clients. The water was off in unit #201.

6/30/23: The water heater is a on-demand. There are several ceiling areas that are being worked on in one bedroom that is torn down to the studs, reported previously. The garbage disposal switch is taped in one position so I did not test it. The humidistat is taped to the ON position. The refrigerator is not cooling or freezing. I opened the doors to let it dry out and turned it off at the circuit breaker.

6/30/23: Portable dehumidifier in kitchen read 50. Checked light timer in living room.
6/30/23: The master bathroom shower head is tagged for being broken. The plastic connection appears to have cracked. Client will repair when they return. Monitoring all previous water stains on the ceilings closely. Hot tub is unplugged & breaker off.
6/30/23: The refrigerator was still warm, although it is on. The kitchen spotlights were on, as well as the light over the hat rack in the hallway. When I arrived, I turned them both off. Found a dead black bird on the lanai. I put it outside to decompose it must’ve fallen through the screen that was right above where it was laying. Photo of the torn screen below, previously reported.
6/30/23: The water main valve is to remain on automatic pool filter.
6/30/23: The black ant situation along the slider is no different, I found no live ants. The amount is about the same.
6/30/23: Sections of carpet in all of the bedrooms are lifting. Visual check of the outbuilding in the backyard. Made sure to turn off both water mains before leaving. Camper was in driveway.
6/30/23: The front and side grass appears to be healthy and green, but the back is a bit brown still. I checked under the windows for wet carpet and I did not find any dampness. No mail in the mailbox.
6/30/23: I poured 4oz of vinegar down the HVAC condensate tube chased by 10oz of water. I started the car and it idled during the service call.
6/30/23: Swept off the front porch. The gfi outlet on the lanai is tripped & will not reset. Bug zapper is off. Checked all damp rids. There is a small section of soffits pushed up on the right side of the house by the lanai.
