Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,796 service calls we have performed 13,602 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/12/23: Poured vinegar down the HVAC condensate tube chased by water. Below are photos of the front landscaping.7/12/23: The gfi outlet in the garage was tripped again when i arrived. I reset the gfi restoring power to battery maintainer. Checked all damp rid bags. All damp rid bags were full throughout the residence & had to be replaced with the last of the new damp rid bags provided. Wine cooler in dining room read 46. Deep freezer in front room closet was on & cold. Monitoring all previous water stains on the ceilings closely. Watered all plants on the lanai. Both lanai screen doors are locked.
7/12/23: Pulled another Pucor undated sign from the front yard.
7/12/23: The living room ceiling fan light was on when I arrived. I turned it off before leaving.
7/12/23: Mini fridge in living room is off & door propped open.
7/12/23: Checked all damp rid bags. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
7/12/23: Made sure the water heater, range & ice maker were off. Mini fridge in kitchen is off & door open. Checked small damp rid buckets in storage closet.
7/12/23: Master bathroom left sink is tagged for leaking from the trap where it connects to the bottom of the sink when water is running through it. The sink can wait to be repaired when the client returns. Brought in two pool service slips dated 7/4-7/11. Right side pool cage door is locked. All storm shutters are on.
7/11/23: Brought in three pieces of mail with a stack of sales flyers see photo below. Will pour a bottle of the Nuline drain cleaner down the hvac condensate drain line every 90 days for preventative maintenance if applicable. All storm shutter panels are on.
7/11/23: Replaced the ac air filter with the new filter provided & wrote the date of installation on it. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure to turn off all water mains when leaving.
7/11/23: The humidity level was over the acceptable level of 60% inside the residence when i arrived. I lowered the humidistat to 55% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. All breakers are off except for the ac & heat breakers. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Did not run any water inside the residence per the client. Damaged roof, soffits & facia of the building are still waiting to be replaced/repaired.
7/11/23: Drive by service to readjust the humidistat and the thermostat and also check to ensure that the system is cooling. Upon arrival the humidity was about 54% and the temperature was 86.9° inside downstairs and even higher upstair. I adjusted both humidistats to 50 and each thermostat to 75°. I then waited for both systems to kick in, and actually to begin cooling with cold air coming out the vents before I departed.
7/11/23: Drive by. Went back to the residence to check on the pool & turn the water off. The pool is full to the top now but the overflow pipe appears to be broken inside the concrete slab or underground as overflow water from the pool was bubbling up from the ground & seeping through the concrete block in several areas see photos below. Will contact the client & advise them of the situation.
7/11/23: New roof construction has started on the building since the last service call see photo below. Ran the storm shutter up & down for preventative maintenance. The master bathroom right sink is tagged for a leaking trap when water is running only. Client advised they will repair it when they return. Mini fridge in dining room is off & doors open. Sections of drywall have been removed from the utility room & the bottom of the coat closet by the front door that are waiting to be replaced.
7/11/23: New roof construction has started on the building since the last service call see photo below. The humidity level was below 60% inside the residence again. I raised the thermostat to 76 for now to save energy. Will continue to monitor closely & adjust accordingly. Ran the storm shutters down & back up for preventative maintenance. The inside of the residence has not changed in appearance since the last service call. Large sections of drywall have been removed from the foyer, den, hallway, laundry room, living room, dining room, master bedroom walls & are waiting to be replaced. Plantation shutters have been removed from the master bedroom windows. Storm shutters on lanai are open. The lanai & guest bedroom window screens have small holes in them & are waiting to be replaced.
7/11/23: The humidity level was slightly over the acceptable level of 60% inside the residence when i arrived. I lowered the humidistat to 40% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Current photo of the building below. Ran both storm shutters up & down for preventative maintenance. Storm shutters are closed.
7/11/23: I watered 9 total plants out on the pool deck and 2 out front. I poured vinegar down the HVAC condensate tube chased by water. Weeds are growing in the cracks of the lanai.
7/11/23: The ac system was back on & appeared to be working correctly again since the last service call. Current photo of the building below. Large sections of drywall have been removed from the wall’s in the master bedroom, dining room, guest bedroom & are waiting to be repaired.

7/11/23: Current photo of the building below. Ran the storm shutters up & down for preventative maintenance. There are sections of drywall removed from the walls in the master bedroom, guest bedroom & dining room waiting to be replaced. Screens are torn or missing from some of the windows. Portable dehumidifier read 52. Watered the plant in the kitchen & rotated it.
7/11/23: Home under renovation from flood damage. Alarm is to remain off per client. Pool level is about 2/3 skimmer port and auto water fill is working. The pool has debris on top of the water and on the bottom, photos below.
7/11/23: It was warm & the humidity level was above the acceptable level of 60% inside the garage again. The mini split air conditioner does not appear to be working correctly again. Will contact the client & advise them of the situation. Will continue to monitor closely. The lawn is starting to look a little better since turning the irrigation system back on. Irrigation system is on. Monitoring all previous water stains & damage on the ceilings closely. Mini fridge in lanai storage room is off & doors open.
7/11/23: Some browning of the front lawn, reported previously.
7/11/23: I poured vinegar down the HVAC air handler condensate tube. There is a downspout that looks like it’s been shortened, reported previously. There is a circuit breaker that keeps tripping, so I have kept it off, previously reported. The car would not start it has a dead battery. I purchased and installed a battery charger/maintainer, photo below.
