Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,396 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/11/23: Drive by service to readjust the humidistat and the thermostat and also check to ensure that the system is cooling. Upon arrival the humidity was about 54% and the temperature was 86.9° inside downstairs and even higher upstair. I adjusted both humidistats to 50 and each thermostat to 75°. I then waited for both systems to kick in, and actually to begin cooling with cold air coming out the vents before I departed.
7/11/23: Drive by. Went back to the residence to check on the pool & turn the water off. The pool is full to the top now but the overflow pipe appears to be broken inside the concrete slab or underground as overflow water from the pool was bubbling up from the ground & seeping through the concrete block in several areas see photos below. Will contact the client & advise them of the situation.
7/11/23: New roof construction has started on the building since the last service call see photo below. Ran the storm shutter up & down for preventative maintenance. The master bathroom right sink is tagged for a leaking trap when water is running only. Client advised they will repair it when they return. Mini fridge in dining room is off & doors open. Sections of drywall have been removed from the utility room & the bottom of the coat closet by the front door that are waiting to be replaced.
7/11/23: New roof construction has started on the building since the last service call see photo below. The humidity level was below 60% inside the residence again. I raised the thermostat to 76 for now to save energy. Will continue to monitor closely & adjust accordingly. Ran the storm shutters down & back up for preventative maintenance. The inside of the residence has not changed in appearance since the last service call. Large sections of drywall have been removed from the foyer, den, hallway, laundry room, living room, dining room, master bedroom walls & are waiting to be replaced. Plantation shutters have been removed from the master bedroom windows. Storm shutters on lanai are open. The lanai & guest bedroom window screens have small holes in them & are waiting to be replaced.
7/11/23: The humidity level was slightly over the acceptable level of 60% inside the residence when i arrived. I lowered the humidistat to 40% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Current photo of the building below. Ran both storm shutters up & down for preventative maintenance. Storm shutters are closed.
7/11/23: I watered 9 total plants out on the pool deck and 2 out front. I poured vinegar down the HVAC condensate tube chased by water. Weeds are growing in the cracks of the lanai.
7/11/23: The ac system was back on & appeared to be working correctly again since the last service call. Current photo of the building below. Large sections of drywall have been removed from the wall’s in the master bedroom, dining room, guest bedroom & are waiting to be repaired.
7/11/23: I poured vinegar down the HVAC condensate tube then chased with water.
7/11/23: Current photo of the building below. Ran the storm shutters up & down for preventative maintenance. There are sections of drywall removed from the walls in the master bedroom, guest bedroom & dining room waiting to be replaced. Screens are torn or missing from some of the windows. Portable dehumidifier read 52. Watered the plant in the kitchen & rotated it.
7/11/23: Home under renovation from flood damage. Alarm is to remain off per client. Pool level is about 2/3 skimmer port and auto water fill is working. The pool has debris on top of the water and on the bottom, photos below.
7/11/23: It was warm & the humidity level was above the acceptable level of 60% inside the garage again. The mini split air conditioner does not appear to be working correctly again. Will contact the client & advise them of the situation. Will continue to monitor closely. The lawn is starting to look a little better since turning the irrigation system back on. Irrigation system is on. Monitoring all previous water stains & damage on the ceilings closely. Mini fridge in lanai storage room is off & doors open.
7/11/23: Some browning of the front lawn, reported previously.
7/11/23: I poured vinegar down the HVAC air handler condensate tube. There is a downspout that looks like it’s been shortened, reported previously. There is a circuit breaker that keeps tripping, so I have kept it off, previously reported. The car would not start it has a dead battery. I purchased and installed a battery charger/maintainer, photo below.
7/11/23: I poured vinegar down the HVAC condensate tube and then chased with water.
7/11/23: The pool water level was back up to the optimal level of half the top skimmer port after turning the auto water leveler back on. The humidity level was slightly over the acceptable level of 60% inside the residence when i arrived. I lower the thermostat to 74 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. There is some corrosion on the water valve above the water heater. Visual check of the boat & trailer. Boat garage humidity & temperature readings were 63.3% & 89.6. Made sure to leave the water main on for the pool auto filler when leaving.
7/11/23: I poured 4oz of vinegar down the HVAC condensate tube chased by 10oz of water.
7/11/23: All of the landscaping was being trimmed by the lawn company when i arrived. There are large brown spots in several areas throughout the lawn. All storm shutters are currently open. Visual check of the boat photo below.
7/11/23: The lawn has a brown spot in the front yard. The pool filter canister lid was leaking again when I arrived photo below. Checked all light timers. Checked all damp rid buckets. Watered the two plants inside by the front door. Visual check of the boat photo below. Ran the cleats up & down on the slide moor tracks for preventative maintenance to keep them free of barnacles. Made sure to engage them in the locked position above the water when finished. Visual check of the boat motor by the garbage cans photo below. Left the water main on when leaving.
7/11/23: I watered the 3 interior plants as instructed. The master bathroom left sink has a note that the sink plug is broken. The lanai has a few weeds growing in the cracks. The front yard light is on, previously reported. I ran the dishwasher on rinse cycle and raised and lowered the electric hurricane shutters.
7/11/23: Water remediation progress photos below. The flooring has been removed from the living room, dining room, kitchen, laundry room, guest bedroom & most of the kitchen has been removed since the last service call. Client advised that new plumbing will be required throughout the residence. Brought in one piece of mail with a stack of sales flyers see photo below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The pool water level is currently below the top skimmer port. Nick with the pool company advised that he will be temporarily running a water hose from the neighbors house to keep the pool water level up until the plumbing gets repaired. Client advised that the pool pump is being replaced soon. There are brown spots in several areas throughout the lawn. Did not turn the water main on. Put the key back in the lockbox when leaving.
7/11/23: The dehumidifier was reading E9 again. Which from my investigation last time means that it needs repair or replacement. After resetting the dehumidifier it ran without interruption and was reading 54.
7/11/23: I walked the house twice to ensure the water faucets were off to all showers, tubs, and toilets. Bushes are beginning to grow and need trimming soon.
7/11/23: I watered 4 plants on the lanai based on my plant moisture meter readings. I started the car and let it idle during the service call. There was and has been no mail since I started providing service.
7/11/23: Made sure the refrigerator was in vacation mode. Mini fridge on lanai is off & door open. Monitoring all previous water stains on the ceilings closely. All storm shutters are closed & panels up. Pool water auto fill valve was on. Turned off the water main to the house only when leaving.
7/11/23: Rebooted the internet modem again & turned the irrigation timer off per the client. There appears to be an issue with the internet connection. Will send a video of the modem via text to the client. Removed an Arrow sign dated 7/6 from the front yard. Positive battery terminal in car has excessive corrosion on it. Visual check of the boat photo below. All storm shutters are closed.
