Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,396 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/13/23: New roof construction progress photo below. A lamp in the living room was on when i arrived. I turned it off before leaving. The humidity level was well below 60% inside the residence again. I raised the thermostat to 78 for now to save energy. Will continue to monitor closely & adjust accordingly.
7/13/23: I saw about a half a dozen gecko droppings but could not see/find the gecko.
7/13/23: Electrical panel has a note not to touch any breakers without first consulting the client. I inspected but did not touch the moisture deflector for the coils on the HVAC air handler, still appears to be working, no water dripping onto the top of the water heater. Saw a half dozen gecko droppings but did not see/find a gecko.
7/13/23: New roof construction progress photos below. Watered the plants. Mini fridge in dining room is off & door open. Small sections of wall below upstairs & downstairs guest bedroom windows waiting to be painted. Portable dehumidifier upstairs read 50. All storm shutters are closed except one of the living room window shutters that appears to be broken. Faint water stain on master bedroom ceiling has not changed in appearance. Turned the water on & off by the softener in the garage.
7/13/23: New roof construction progress photos below. The humidity level was slightly over the acceptable level of 60% inside the residence when i arrived. I lowered the humidistat to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Found trails of live ghost ants in several locations throughout the residence. Front door storm shutter key is in the lock. Water was on in 2004.
7/13/23: Poured 2oz of bleach in each toilet.
7/13/23: New roof construction progress photos below. Checked the water pan in the ac return vent.
7/13/23: A great deal of mail forwarding it using the pre postage envelopes. Code enforcement notice on the front door.
7/13/23: There were no painters present inside the residence when i arrived & all of the painting appeared to be complete. I found both ac thermostats set to 77 & raised them both back up to the original setting of 78. The garage storage room keypad flashed red & alerted to low batteries upon entering the storage room. I replaced the batteries with four new AA batteries provided in the utility hallway restoring power to the keypad. Broken window in front guest bedroom is waiting to be replaced. Ceiling fan is on. All storm shutters are closed. Closed the shutter over the front door when leaving. The left side of the front door storm shutter is sticking when going down.
7/13/23: The guest bathroom with the shower cannot run the shower as there is cellophane over the drain. In this same bedroom there is a sand pile along the window area. More than likely ant activity under the carpet. Did not see any ants alive or dead. The half bath sink stopper is broken and won’t come out so I can’t run that sink.
7/13/23: Checked all damp rid buckets. Storm shutters on lanai are closed.
7/13/23: The pool was about a little less than a third of the skimmer port, the pool was being filled when I arrived. The water timer had 30 minutes left. The water was on when I arrived, and I left the water main valve on upon departure, because the pool is being filled. There was a city notice on your front door, photo below.
7/13/23: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Gutter downspout damaged on front left corner of house. There appears to be some damaged roof shingles on the front & back of the house. Left the water main on when leaving for the pool water auto filler.
7/13/23: I poured 4 ounces of vinegar down the HVAC condensate tube. I put the air handler door back on securely. The water heater is off at the switch next tot the tank. The humidity is much better this service call.
7/13/23: The inside of the residence has not changed in appearance since the last service call. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The kitchen, dining room, living room, master bedroom & guest bathroom have all been gutted for remediation. Was unable to run water inside the residence per management. Lanai ceiling fan is damaged. Exterior wall & garage overhead door damaged. Mailbox key has been given to management.
7/13/23: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Poured approximately .5oz of algae guard down the hvac condensate drain line for preventative maintenance. Checked the light timer in the living room. The light bulb was dead in the lamp plugged into the light timer. I switched the bulb with a good bulb in one of the living room lamps. Checked all small damp rid buckets. Turned off both water main handles when leaving. Section of roof on left side of building is still tarped & waiting to be repaired.
7/13/23: The dehumidifier read 47. I poured vinegar down the HVAC condensate tube I then chased it with water.
7/12/23: Drive by. Brought the eyeglasses to the post office for forwarding. Photo of the receipt with tracking number below.
7/12/23: Drive by. Renovation progress photos below. Rebooted the internet modem while inside the residence. Client confirmed security system was back online. Closets in bedrooms have not been framed out yet. Kitchen was dry.
7/12/23: Monitoring the old water stains on the master bedroom ceiling & the master bathroom linen closet ceiling closely. Monitoring the previous water intrusions through the master bedroom windows closely. Carpet was dry underneath the windows. Storm damaged garage overhead door has not been replaced yet.
7/12/23: Lanai screen door is locked. All storm shutter panels are up. Water main is inside garage inaccessible to construction workers.
7/12/23: A section of the child safety gate around the pool was not latched again, I latched it. The weeds growing in the cracks of the pool area have been sprayed/killed, reported previously. I pulled a few that have sprouted up. There are weeds growing in the landscaping, example photo below.
7/12/23: Picked up several gecko droppings from the floors in several locations throughout the residence. Neighbors truck is temporarily parked in the driveway. Checked all wood floors thoroughly. There appears to be several sections of wood flooring separated near the laundry room entrance & in the kitchen. Checked damp rid bucket in master bathroom shower. Faint water stain around light in shower has not changed in appearance.
7/12/23: Watered 7 plants out back on the pool deck and 2 out front based on the moisture reading of my plant moisture meter. One plant out back looks very very portly, photos below. I poured 4 oz of vinegar down the HVAC air handler condensate tube followed by 10 oz of water. Permit packet to remain out front per client. The front stone area has many many weeds, see photos below. Weeds growing in the cracks of the lanai pavers.
7/12/23: Brought in a package that was laying by the front door when i arrived see photo below. Weeds are starting to build up in the front landscape bed see photos below. Monitoring the water damage on the dining room ceiling closely. There was currently no water in the small plastic pool below the water damaged area. The paint is peeling off the wall in the guest bathroom sun light. Roof is patched in several areas for leaks. Monitoring all previous water stains on ceilings closely. Turned the water main off to the house only when leaving. Did not remove any mail from the mailbox per the client.
