Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,683 service calls we have performed 29,526 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/1/23: The browning in your yard persists, reported previously. The water main valve was partially open. Upon arrival, I closed it upon departure. See photo below.
8/1/23: New privacy screen has been installed on one side of the pool cage recently see photos below. The exterior light next to the garage side entry door appears to be broken. Shed door is unlocked.
8/1/23: I found no evidence of pests inside the home or garage.
8/1/23: Contractor access. Met with Tom from Serene roofing and let him into the residence to paint all the water damaged ceilings. I stayed with Tom & his workers until they were finished, made sure they kept the floors clean & took photos of all the ceilings painted see below. Made sure everything was locked up & water was off when leaving. 7:30am-12:30pm.
8/1/23: I poured a few ounces of bleach in each toilet. Circuit breaker #13 Microwave was tripped. I reset it without issue.
8/1/23: All of the weeds that were growing in the landscape beds appear to have been sprayed recently. The humidity level was still slightly over the acceptable level of 60% inside the residence. I lowered the thermostat to 75 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The sodium streetlight in the front yard that appears to be connected to your electric is staying on in the daytime wasting energy. Ran the hose in the pool during the entire service call to help offset evaporation. Faint water stain on garage ceiling by light fixture has not changed in appearance. Electric pole in backyard is leaning. Did not find any pool service slips on the lanai or in the green box. Ran the outside shower. Both lanai screen doors are locked.
8/1/23: I poured vinegar down the HVAC condensate tube then chased with water.
8/1/23: The gutter downspout drain on the front left corner of the house appears to be leaking underneath the walkway pavers as they are starting to sink & paver base is starting to wash up see photos below. A hole in the ground along the seawall in the backyard on the edge of the property has been marked off. The neighbor stated that the county is currently addressing the hole by the seawall. Visual check of the boat photo below. All straps were tight. Activated the alarm system when leaving. Left the water main on for the pool water auto filler when leaving.
8/1/23: I watered the 3 interior plants as instructed. The master bathroom left sink has a note that the sink plug is broken. The lanai has a few weeds growing in the cracks. The front yard light is on, previously reported. The browning in the yard still persists, reported previously. I ran the dishwasher and raised them lowered the hurricane shutters..
8/1/23: Watered all potted plants with the water bottles provided. Checked all light timers. Several small sections of the roof are tarped for missing shingles. A window is broken in the Florida room & is temporarily covered. Facia damage on back of house. Water damage on garage ceiling. Did not run any water inside the residence per the client. Put the keys back in the lockbox when leaving.
8/1/23: Home under renovation from flood damage. Alarm is to remain off per client. Pool level is about 2/3 skimmer port and auto water fill is working. The pool has debris on top of the water and on the bottom.
8/1/23: Will be meeting with xfinity tomorrow between 8am-10am for internet modem replacement. Weeds & vines are starting to build up in the front landscape bed see photo below.
8/1/23: There is a little bit of sawdust inside and under the sink in the guest bathroom, reported previously. Photos of the landscaping requested are below.
8/1/23: Both screen doors are locked. All shutters are closed.
8/1/23: I walked the house twice to ensure the water faucets were off to all showers, tubs, and toilets. Bushes are beginning to grow and need trimming, photos below.
8/1/23: Additional service call photos.
8/1/23: There was water running out the front door & water on the floors in the living room, hallway & back bedroom when I arrived see photos below. The water main was on which I shut off immediately. I am unable to determine if the water is coming from leaky plumbing or from rain water at this time. There are no water stains on the ceilings or walls but several areas on the living room ceiling appear to have been patched. The master bedroom closet has been framed out & drywalled since the last service call. Had to reboot the internet modem. Several workers arrived in a van as I was leaving. I briefed them of the situation before they entered the residence. Kitchen was dry. Ac system is waiting to be repaired.
8/1/23: I watered 2 plants on the lanai as indicated I should by the soil moisture meter. I brought in a pool slip from the lanai dated 7/26/23. The piles of palm fronds have been collected and removed. Circuit breaker 34 (kitchen GFI) will not reset, so it will remain off. I ran water into the pool during the service call.
8/1/23: Work appears to have started on the underground utilities on the property line in the front yard next to the electric pole see photo below. Swept up a few small dead bugs. A portion of the master bedroom window is temporarily being held in place with gorilla tape due to dry rotted plastic retaining clips. Monitoring the water stain above the garage overhead door closely.
8/1/23: The pool does not appear to have been cleaned yet see photo below. Excessive weeds, grass & vines are starting to build up in all the landscaping & pavers. All storm shutter panels are on.
8/1/23: Removed one of the batteries from the camera on the lanai & plugged it in to charge. Will replace it on the next service call. Brought in an h20 systems service slip dated 7/24 photo below. The gutter downspout on the front left corner of the house appears to be clogged & is backing up causing the ground to erode around it. The lawn is starting to look better after turning the irrigation system back on & all the recent rain. Irrigation system is on. Storm shutter panels are still up on the back windows only.
7/31/23: Construction has started on the front entrance screen enclosure since the last service call see photo below. Weeds are starting to grow in the pool pavers see photo below. Living room sliding glass doors are sandbagged for storm protection. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Monitoring the previous water stain on the master bathroom ceiling closely.
7/31/23: Brought in six pieces of mail & a small package see photos below. Guest bathroom bathtub is full of furniture cushions. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. All ceiling fans are on. Watered the orchid on the kitchen counter. Monitoring all previous water damage on the ceilings closely.
7/31/23: Weeds & grass are growing excessively in all the rocks & pavers around the residence. Mini fridge in kitchen is off & door open. Monitoring all previous water stains in the ceilings closely. Checked all damp rids. Left the mail in the mailbox per the client. All storm shutter panels are up & mesh shutters closed. Visual check of the boat photo below.
7/31/23: Removed an undated Johnny bugs pest sign from the front yard. Brought in four bottles of Nuline ac condensate drain line cleaner see photo below. I poured one bottle into the ac condensate drain line for preventative maintenance & will pour one bottle down the condensate drain line every 90 days for preventative maintenance. Ran the hose in the pool during the service call to help offset evaporation. All storm shutter panels are up. Solar panels on roof are currently detached. Visual check of the boat photo below.
