Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,683 service calls we have performed 29,526 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/2/23: Water heater fitting damp and corroded at threads as reported previously. Gopher tortoise hole under the one corner of the pool cage is inactive. The front armadillo hole behind the front window appears inactive. The side armadillo hole appears to be inactive. The right kitchen sink trap is leaking at the metal sink nut, previously reported. Visual check of the car, 3 tires appear a bit low the back passenger tire is flat. The pool cage still has better than 60% of the screening missing up top. Bushes around the pool need some trimming, photos below. The water main was on upon arrival and off upon departure. Some of the popcorn ceiling next to the vent by the refrigerator in the kitchen has come loose and fallen down on the floor. I don’t think it’s a roof leak as much as it might be just condensation from the vent that is loose in the popcorn ceiling just to the side of it.8/2/23: Some browning in the yard, reported previously. There is a water spot in the master bath shower, reported previously. The water main was on upon arrival and off upon departure. There is one small piece of facia that has slipped on the lanai, but other than that I couldn’t see any damage around the house inside or out from the roofers.
8/2/23: I watered 0 plants on the lanai based on my plant moisture meter readings. I started the car and let it idle during the service call. The toilet in the bathroom that has a tub will not fill. The fill mechanism is broken. I am using a pan from the kitchen to fill the tank in order to flush the toilet.
8/2/23: Brought in two pieces of mail with a stack of sales flyers see photos below. The pool pump was on & running. Client advised that the roof & lawn are being addressed. Visual check of the boat photo below.
8/2/23: I replaced the HVAC filter. The old one was dated installed sometime in late January. I also poured one more bottle of that new a line in the condensate Evec tube as last time I did that was 5/8/23.
8/2/23: The browning of the yard is about the same. I dried out the sink after running the water because of the rust spots I mentioned in the last service report. Weeds in landscaping as previously reported. The spa water level was very low so I ran water in it during the service call again, photo below. The level is now back to mid skimmer port as I leave. Visual check of the car showed the front passenger tire is going flat. Weeds growing along the garage door, photo below.
8/2/23: I poured vinegar down the HVAC condensation evac tube then chased with some water. Sprayed weeds on lanai/pool cage area. The water main was on upon arrival, off upon departure.
8/2/23: Phototherapy of the front lawn below. Glass and metal table outside the pool cage photo below. Disposed of a Turner Pest Control sign from landscaping, photo below. FEMA letter in mail, photo below.
8/2/23: Contractor access. Met with xfinity technician Ricky & let him into the residence for internet modem inspection. The technician confirmed that the modem was broken & had a new replacement available. The technician replaced the modem & confirmed that everything was back online using the same passwords. The technician also inspected all of the exterior lines & equipment while at the residence. I contacted the client after the new modem was installed to reconnect & update the security system. The lawn company arrived to mow the lawn while I was inside the residence. I activated the alarm system & made sure everything was locked up when leaving. 7:30am-9:30am
8/1/23: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.
8/1/23: Brought in one piece of mail see photo below. All storm shutters are currently off & open.
8/1/23: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure to turn off all water mains when leaving.
8/1/23: Raised the ac thermostat to 79. The master bathroom sink is tagged for a leaking trap when water is running. Client will repair when they return. Checked all damp rids. Checked all light timers. No mailbox. Both door handles are unlocked.
8/1/23: There is a large section of drywall removed from the living room ceiling waiting to be repaired. Water damage in master bedroom closet waiting to be repaired. Mini fridge on lanai is off & door open.
8/1/23: Vines are starting to grow on the screens on the left side of the pool cage see photo below. A animal is digging large holes in all the landscape beds. There is some browning throughout the lawn. The irrigation timer is currently off. Mini fridge in dining room is off & door open. The doors on storage shed on the left side of the house are unlocked. Visual check of the boat photo below.
8/1/23: Mini fridge in living room was on & cold. Unable to access the breaker panel as the whole home surge protector has been installed directly underneath the lid to the breaker panel preventing it from being opened. Client advised breaker panel lid has to be unscrewed to open. Dock is waiting to be repaired. All accordion storm shutters are closed. Made sure the garage overhead door was closed when leaving.
8/1/23: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Excessive weeds & grass are starting to build up in all the landscape beds. Rainy season has started & the palm trees are being watered by frequent rains. Turned the water main off to the house only when leaving.
8/1/23: Put all sales flyers in the trash bin. Mini fridge in living room was on & cold. Checked all light timers. Visual check of the dock. Lanai temporarily fenced in & waiting to be replaced. Monitoring the filled in hole by the seawall closely. All storm shutter panels are on.
8/1/23: Made sure the water heater, range & ice maker were off. Visual check of truck in driveway. Photo below of irrigation work being conducted on front left side of house. Irrigation sprinklers are marked with flags.
8/1/23: The damp rid bucket in the truck was full. I replaced it with a new damp rid bucket provided in the laundry room. Garbage disposal is seized & i’m unable to free it. Soffits damaged in several locations around the house. One of the pool cage screens over the left side door is damaged & being held in place with tape. A section of pool pavers appears to be sinking on the right side of the pool. Clear storm shutter panels are on over the dining room windows. Left the water main on when leaving.
8/1/23: Pool draws from the center bottom drain per client, but the level is at mid skimmer port today.
8/1/23: The pool water level was extremely low from evaporation almost to the bottom of the top skimmer port when i arrived. I ran the hose in the pool during the entire service call to help bring the water level up. A water timer for the hose spigot is recommended to assist in keeping the pool water level at the optimal level during drought periods. Weeds & grass are starting to build up in all the landscape beds. A long section of metal facia has fallen on the right side of the house above the ac condenser & on the back left corner of the house. Poured approximately 2ozs of vinegar down the ac condensate drain line for preventative maintenance. Monitoring all previous water stains on the ceilings closely.
8/1/23: I watered 6 total plants out on the pool deck and none out front. It rained this morning so all plants outside of cover had moisture. I poured vinegar down the HVAC condensate tube chased by water. Weeds are growing in the cracks of the lanai. There were two autos in your driveway appears they belong to the neighbors across the street who are having roof work done.
8/1/23: There was a package for the neighbors across the street laying by the front door when I arrived photo below. I returned the package to the neighbors before leaving. There are some hairline step cracks in the exterior wall by the pool pump. Ran all faucets & showers on the hot side during the entire service call to prevent odors from building up in the water heater. Checked all light timers. Storm shutter on lanai is open. Both screen doors are unlocked. Holes in ground along seawall are being addressed.
8/1/23: Poured 4oz of vinegar down the HVAC condensate tube and then chased with 8 ounces of water. Browning in the yard is about the same, reported previously. The condensate tube appears to be unplugged and cleaned out. While there is always browning and scaling on the sides, I put nearly 16 ounces of fluid in that tube and it all drained out freely and quickly. Today was the day I was going to change the filter on the HVAC system when I pulled it out it looked like it was brand new, so I’m assuming the HVAC tech change that as well.
