Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,683 service calls we have performed 29,526 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/31/23: Photo below of the new dock recently constructed. All of the weeds that were growing in the landscape beds appear to have been sprayed recently. Brought in one piece of mail see photo below. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. All storm shutters are closed.
7/31/23: The refrigerator was not working when I arrived. The lights turn on but the compressor is not cooling. I turned the breaker off & opened the doors for now. Weeds & grass are starting to build up in all the landscape beds see photos below. The front door deadbolt would not engage from the outside when trying to leave. The deadbolt on the front door is not lining up with the latch making it difficult to lock the door from the outside. I entered & exited the residence through the garage rear entrance door for now. The section of missing soffits on the front of the house is waiting to be repaired. There is a crack in the stucco on the lanai ceiling several feet long. All thermostats were set to 80. Guest wing hallway temps were 80.3 degrees & 35.5% humidity. Master bath hall temps were 80.7 degrees & 39.7% humidity.
7/31/23: The plastic water supply line for the fish pond was spraying water from a leak when I arrived. Client advised to turn the spigot off for now. Made sure the water heater & range were off. The ac air handler drips water onto the garage floor. The pool pump filter canister lid has a small crack in the lid which slowly leaks while the pump is running. The fish pond looks clean & the water is at a good level photo below. Left the water main on when leaving.
7/31/23: Put the keys back inside the lockbox when leaving. The master bathroom toilet is tagged for a running fill valve. The faint water stains on the dining room ceiling have not changed in appearance. Will continue to monitor closely. Attic soffit vent screens are damaged. Cracks in stucco in several locations around the house. There appears to be a large gopher tortoise hole along the front of the house behind the landscape bushes.
7/31/23: Brought in one piece of mail see photo below. Checked all damp rids. Lanai screen door is locked.
7/31/23: The roof of the building is still waiting to be repaired. Construction appears to have started on building #88.
7/31/23: There was a large bobcat in the oak tree on the right side of the driveway when i arrived. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. The gutter downspout on the front right corner of the house is starting to wash out the ground at the end of it while raining. Checked all light timers. Lanai screen door is locked. Put the key back in the green bin when leaving.
7/31/23: Removed a lawn care extraordinaire pest sign dated 7/27 from the front yard. All of the landscaping looked good & I did not see any weeds. Monitoring all previous water stains on the ceilings closely. Gfi outlet in guest bathroom is temporarily tripped. All water supply valve’s throughout the residence are corroded. Damaged soffits are still temporarily covered & waiting to be repaired. Rope is across driveway.
7/31/23: The water heater has corroded plumbing on top that leaks when water is running through the tank. The valve to the tank is currently shut off. Screens on front porch torn. Bottom of doorframe on garage side entry door is rotted. Put the key back on the lanai when leaving.
7/31/23: Brought in two pieces of mail see photo below. Checked tire pressures & inflated tires on the mini van. The tree branches on the left side of the house are starting to touch the roof again & may need to be trimmed soon. Mini fridge in kitchen was on & cold. Checked all light timers. Back of the roof is tarped. All previous water stains on the ceilings have not changed in appearance since the last service call. Soffit damage on left, right & back sides of the house. Damaged soffits are temporarily covered. Lanai is damaged. Both sheds in backyard appear to be damaged. Will pour one bottle of Nuline down the ac condensate drain line every 90 days for preventative maintenance.
7/31/23: Removed an undated custom lawn & ornamental pest sign from the front yard. Brown spot in lawn on left side of house is being addressed. Made sure the battery maintainer connected to the car wasn’t hot. Made sure the garage overhead door was locked & the opener was unplugged. The alarm system appeared to be working correctly. Checked the light timer by the front door. Cracks in the stucco on the left side of the house. Irrigation system is in the run position. Both lanai screen doors are locked. All storm shutters are currently off.
7/31/23: There is a large crack in the stucco on the middle of the right side of the house. There are some loose soffits on the back left corner of the house. The lawn has excessive browning on all sides of the house. Will put the no rust concentrate & bleach per the instructions in the tank on the left side of the house when needed. New palm trees on each side of driveway appear healthy.
7/31/23: Removed the blue painters tape from the master bathroom drains. There is an alert on the ac thermostat to replace the uv bulb. Mesh storm shutter on lanai is open.
7/31/23: Portable dehumidifier read 58%. Left the water main on when leaving.
7/31/23: The pool company was servicing the pool when I arrived. There is a small hole in one of the pool cage screens. Both valves for the pool auto filler were on. Left the water main on when leaving.
7/31/23: The electric pole in the backyard appears to be leaning forward towards the street. Checked all damp rids. Photo of boat & motor below. All clam shell shutters are closed.
7/31/23: The pipe connected to the top of the pool pump was not leaking during today’s service call. Was unable to run water throughout the residence due to the water main being temporarily shut off from a dry rotted toilet gasket underneath the flapper that appears to have been leaking photos of the dry rotted rubber gasket below. Both toilet water supply valves are currently turned off. The pipe above the garage overhead door was dry. Yellow spots on both bedroom closet ceilings. Both lanai screen doors are locked. All storm shutters are currently open. Left the water main on when leaving.
7/31/23: Picked up the keys from the kitchen counter. Made sure the water heater, range & ice maker were off. Found the den & all master bedroom windows unlocked & locked them. Lawn has browning throughout due to current irrigation issues that clients are aware of. Client advised that the situation is being addressed by the HOA. Storm shutter on lanai is closed. Will drive the car on the next service call. Turned the water on & off using the shut off valve in the garage only.
7/31/23: Ran the storm shutters up & down for preventative maintenance. The large damp rid bucket in the vehicle is full. A replacement damp rid bucket will be needed. The lawn has some browning throughout. Left the living room sliding glass door unlocked per the client. Will run the storm shutters once per month for preventative maintenance. Mesh storm shutter on lanai is closed.
7/31/23: Brought in five pieces of mail with a stack of sales flyers see photo below. Will be bringing all important mail to the post office for forwarding to the address provided. Watered all the live plants inside the residence. There is no more vinegar provided for the ac condensate drain line. A new condensate drain line cleaner product called Nuline is recommended. All storm shutters are currently off.
7/31/23: The front door keypad was still acting up when I arrived but I was able to enter the residence with one of the keys provided. I replaced the battery in the keypad with a new 9v battery & it started working correctly again. A couple sections of soffits are pushed up on the back of the house next to the pool cage. Checked shed in backyard. Empty lot is being maintained.
7/31/23: Put the empty garbage can back inside the garage. Made sure the water heater, range & ice maker were off. Ran two cups of water through the refrigerator water dispenser. Checked light timer in living room. Will put the Nuline drain cleaner in the ac condensate drain line once per month for preventative maintenance. New gutters have been installed around the residence since the last service call. Storm shutters on lanai are closed. The power pole in the backyard is leaning.
7/31/23: Put the live plant that was in the kitchen out on the front porch for better exposure. Lanai door is locked. All storm shutters are closed.
7/31/23: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Locked the screen door & put the key back inside when leaving.
7/31/23: Weeds & grass are building up in all the landscaping & driveway. The plants were all currently wet from recent rain. No battery maintainer/charger connected to golf cart. Did not run any water inside the residence per the clients.
