Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,807 service calls we have performed 13,602 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/8/23: The pool pump filter canister lid was leaking again photo below. Installed a water timer on the hose spigot by the pool to assist in keep the pool water level at the optimal level & to prevent the hose from being left on too long see photo below. There was an excessive amount of animal droppings across the entire lanai floor when i arrived see photos below. The blind over the sliding glass doors has been replaced so the last service call see photo below. The lawn has several brown spots throughout. The ac air filter is dirty & needs to be replaced. Checked all light timers. Checked all damp rid buckets. Watered the two plants inside by the front door. Visual check of the boat photo below. Ran the cleats up & down on the slide moor tracks for preventative maintenance to keep them free of barnacles. Made sure to engage them in the locked position above the water when finished. Visual check of the boat motor by the garbage cans photo below. Left the water main on when leaving.8/8/23: The inside of the residence has not changed in appearance since the last service call. Temporary water hose from neighbors is in the pool. Was unable to run water throughout the residence as the plumbing is waiting to be repaired. Client advised that new plumbing will be installed soon. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. There are brown spots in several areas throughout the lawn. Did not turn the water main on. Put the key back in the lockbox when leaving.
8/8/23: Made sure the refrigerator was in vacation mode. Mini fridge on lanai is off & door open. Monitoring all previous water stains on the ceilings closely. All storm shutters are closed & panels up. Pool water auto fill valve was on. Turned off the water main to the house only when leaving.
8/8/23: Meet Jay from HD so he can measure windows. Arrival time 8:21am. Finished inside at 9:05am. He just needs to do a few measurements outside. They have started the front door enclosure, photo below.
8/8/23: The lawn is starting to look better since turning the irrigation system back on photos below. There is a broken sprinkler head on the left side of the house behind the first citrus tree most likely caused from below ran over by a large lawn mower recently see photos below. The pool water level was at the optimal level of half the top skimmer port. The damaged roof tiles on the right side of the house have not been repaired yet. Positive battery terminal in car has excessive corrosion on it. Visual check of the boat photo below. All storm shutters are closed.
8/8/23: The pool water auto filler has been installed since the last service call see photo below. Brought in one piece of mail see photo below. The lamp in the living room was off when i arrived due to a blown light bulb. I replaced the light bulb with a good bulb from another lamp for now. The humidity level was over the acceptable level of 60% inside the residence. Lowering the temperature in between service calls is recommended. The lawn has a large brown spot in the front yard on the left side of the driveway. The wood doorframe is rotted on both sides along the bottom of the garage rear entry door. The alarm keypad has several alerts on the display. The master bathroom left sink is tagged for leaking from the trap when water is running. Client will repair when they return. Living room lamp was on. Monitoring the previous water stain on the kitchen ceiling closely. There are cracks in the stucco in several locations around the residence. The gutters around the entire residence may need to be pressure washed soon. All storm shutters are closed. Left the water main on for the pool water auto filler when leaving.
8/8/23: Brought in five pieces of mail with a stack of sales flyers see photo below. Will be bringing all important mail to the post office for forwarding. Put all sales flyers in the trash bin. Mini fridge in living room was on & cold. Checked all light timers. Visual check of the dock. Lanai temporarily fenced in & waiting to be replaced. Monitoring the filled in hole by the seawall closely. All storm shutter panels are on.
8/7/23: Pool draws from the center bottom drain per client. Lowered then raised the front and back electronic shutters. Also opened the garage for the time I provided this service call to air it out as previously discussed.
8/7/23: I watered 9 total plants out on the pool deck and 1 out front. I poured 2 oz of vinegar down the HVAC condensate tube chased by water. Weeds are growing in the cracks of the lanai. There was 1 auto in your driveway appears they belong to the neighbors across the street who are having roof work done.

8/7/23: Home under renovation from flood damage. Alarm is to remain off per client. Pool level is about 2/3 skimmer port and auto water fill is working. The pool has debris on top of the water and on the bottom. The temperature on your thermostat is 2° higher than the setting but it’s a very hot day and only 15 feet from that thermostat. Is it the kitchen window that has plastic over it. This must me allowing some heat transference to yget in but not to the amount that it’s affecting anything in the house.
8/7/23: Some browning of the front lawn, reported previously. The power was out at your house when I first arrived. It came on about half way through my service call. I reset the microwave and range clocks. I also made sure the HVAC system was cooling before I departed.
8/7/23: I poured 4oz of vinegar down the HVAC condensate tube chased by 10oz of water.
8/7/23: I poured vinegar down the HVAC condensate tube and then chased with water.
8/7/23: I poured vinegar down the HVAC air handler condensate tube. There is a downspout that looks like it’s been shortened, reported previously. There is a circuit breaker that keeps tripping, so I have kept it off, previously reported. The car would not start. I brought my personal battery charger to see if that could get enough into the battery to start the car. I let it charge while I did this service call and 2 others. The battery no holds a charge but not enough to start the car. I reconnected the other charger to see how it will do over the next 2 weeks.
8/7/23: I watered the 3 interior plants as instructed. The master bathroom left sink has a note that the sink plug is broken. The lanai has a few weeds growing in the cracks. The front yard light is on, previously reported. The browning in the yard still persists, reported previously.
8/7/23: Storm prep. Installed all the clear plastic storm panels on the front of the house & closed all accordion shutters see photos. Made sure to put the shutter key back inside when finished. There is an irrigation pipe leaking on the left side of the house behind the hedgerow causing a large washout photo below. Ran the hose in the pool to help offset evaporation.
8/7/23: The dehumidifier was reading E9 again. Which from my investigation means that it needs repair or replacement. After resetting the dehumidifier it ran without interruption and was reading 58. The humidity is a bit high and with the dehumidifier not running reliably I moved the humidistat from 55 to 50 to help mitigate the higher humidity.
8/7/23: I walked the house twice to ensure the water faucets were off to all showers, tubs, and toilets. Bushes are beginning to grow and need trimming, reported previously.
8/7/23: I watered 5 plants on the lanai based on my plant moisture meter readings. I started the car and let it idle during the service call. The toilet in the bathroom that has a tub will not fill. The fill mechanism is broken. I am using a pan from the kitchen to fill the tank in order to flush the toilet.
8/7/23: I watered 2 plants on the lanai as indicated I should by the soil moisture meter. I brought in a pool slip from the lanai dated 8/2/23. Circuit breaker 34 (kitchen GFI) will not reset, so it will remain off.
8/4/23: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.
8/4/23: Renovation progress photos below. Did not flush the master bathroom toilet per the instructions from the client. The water supply valve to the ice maker under the kitchen sink is off. Put the key back in the lock box & put the lock back on the water main when leaving.

8/4/23: The soffits above the front door have been repaired since the last service call see photo below. The living room sliding glass door was wide open with the ac running when I arrived. Found the ac thermostat lowered to 68 with the fan in the on position photo below. I raised the thermostat to 78 & put the fan back in auto mode. Will contact the client & advise them of the situation. Renovation progress photos below. Was unable to run any water as the entire residence is being renovated and most of the plumbing fixtures have been disconnected. Made sure both water mains were off.
