Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,683 service calls we have performed 29,526 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/3/23: New roof construction progress photos below. All plantation shutters are closed. One of the living room windows facing the pool has cracks in the glass. Storm shutters on lanai are closed.
8/3/23: New roof construction photos below. One of the master bedroom lamps was on when i arrived. I turned it off before leaving. Found the ac thermostat has been raised to 78 since the last service call. Ran two cups of water through the fridge door. Drained water from system after water was turned off.
8/3/23: Weeds growing in the cracks of the pavers on the lanai. The exhaust fan was running in the master bathroom, I turned it off. The water heater was on at the circuit breaker so I turned it off. Some plants on the lanai have died, photos below.
8/3/23: There has been some activity inside the residence since the last service call. There were cabinet doors laying by the front door when i arrived photo below. Was unable to start the car as the battery in the key fob was dead. Will take the key fob to batteries plus for lifetime battery replacement program. New roof construction photos below. The puck lights have not been installed underneath the kitchen cabinets yet. The three cabinet doors to the left of the refrigerator have not been replaced yet. Baseboards have not been installed on the wall between the sink & the toilet in the guest bathroom yet. Mini fridge in the dining room was on & cold.
8/3/23: Left side sink in master bathroom has no water flow. Some browning of the yard and it’s about the same as previously reported. Weeds growing in the cracks of the lanai.
8/3/23: New roof construction progress photos below. Did not see any water intrusions inside the residence at this time. The sidewalk leading up to the entrance of the building is currently damaged & taped off. Left the alarm system deactivated when leaving.
8/3/23: Browning of the yard is about the same as the last service call. The lawn could be cut, but it’s not excessive. Watered the plants on the lanai. Garbage disposal is jammed. I started the car and it idled during the service call.
8/3/23: Additional service call photos.
8/3/23: Renovation progress photos below. Made sure the water heater, range & ice maker were off. The downstairs ac air filter is extremely dirty & not the correct size see photo below. A new air filter of the correct size is needed. The downstairs ac thermostat had a low battery warning on the display. I replaced the batteries with two new AA batteries provided in the hallway closet removing the low battery warning. The upstairs custom washable ac air filter is also dirty & needs to be washed/replaced. Unable to run water in the upstairs sink or flush the toilet as they both have been temporarily disconnected for renovation. All storm shutters are closed.
8/3/23: The water main valve to the home does not have a handle so there’s no way to turn the water off. I walked the house twice to insure that no water was running in sinks, showers, tubs and toilets.
8/3/23: New roof construction progress photos below. Checked damp rid bucket in master bedroom closet. Storm shutters on lanai are closed.
8/3/23: All large damp rid buckets throughout the residence are full. Watered the plant on the lanai using the teapot. All storm shutters are closed.
8/3/23: Mini fridge was on & cold. All storm shutters are closed.
8/3/23: The inside of the residence does not appear to have changed in appearance since the last service call. The fallen section of insulation foam board in the attic has been repaired since the last service call see photo below. There is corrosion on one of the pipes above the water heater. It can wait until the client returns to repair. The breaker panel is old & needs to be replaced. Client will address when they return. Front porch screens are damaged & waiting to be replaced.
8/3/23: Damaged window screens have not been replaced yet. The garage overhead door needs new weather stripping on the bottom as light is starting to shine through allowing leaves etc to pass underneath the door. Checked all damp rid buckets. Large damp rid buckets will need to be replaced soon. Water was off in #603.
8/3/23: Mini fridge in kitchen is off & door open.
8/3/23: Made sure the water heater, range & ice maker were off. The humidity level was over the acceptable level of 60% inside the residence on both floors when i arrived. I lowered the humidistat to 55% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Upstairs bedroom is currently under renovation. Was unable to run water in the upstairs bathroom as it is packed full with furniture. Storm shutters on lanai are closed. One of the storm shutters is broken & partially open.
8/3/23: A section of screen on the front porch is starting to detach from the top. A section of the front porch tile floor is damaged. Will pour one bottle of Nuline down the ac condensate drain line once every 90 days for preventative maintenance. Storm shutters are partially open for ventilation.
8/2/23: I started the car and it idled during the service call.
8/2/23: Both chargers for vehicles in the garage had power and lights. The smoke detector in the hall leading to the guest bedrooms is chirping. It needs the battery replaced. The AC system is running and it is cooling. I did check the vent air temperature but it appears it’s just not keeping up with the very hot temperatures we’ve had today. At one point it was over 95°. It has cooled down here a little bit because we’ve got rain coming, so I’m not concerned about the readings on the thermostat for your air conditioner.
8/2/23: I walked the house twice at the end to be sure all valves and showers were off. I also made sure the toilets were not running either. I do this because the water main is to remain on. The lawn is browning a bit, as previously reported.
8/2/23: The pool cage is gone as you know. The browning in the yard persists. When I first walked in to your home, your conditioner was not running, and there was no reading on the thermostat itself. I went to the circuit breaker box to see if we had any tripped major breakers that were not, and I went to the HVAC air handler closet to find that the two breakers on the front of that unit had tripped. I reset them in the system began to run and cool. The smoke detector in the hall leading to the guest bedrooms is chirping, indicating a low battery.
8/2/23: Some browning of the yard reported previously. Photo of the lake below.
8/2/23: I didn’t run the master bathroom tub as it appeared it may still be getting installed. The pool is at least an inch below the skimmer port, pump is off.
8/2/23: Drive by. Unlocked the pool bathroom door. Roofers were present working on the roof when I arrived.
