Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,683 service calls we have performed 29,526 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/4/23: It appears someone has been inside your home since I last provided a service call. I say this, because those toilet seats and lids were in the down position. I do not close these, because in the past I have found it promotes mold, growing on the under side of the lids, the seats and the bowl if the they remain down.8/4/23: All of the landscaping has been trimmed recently. Ran the storm shutters up & down for preventative maintenance. I ran the hose in the pool during the service call to help offset evaporation. Excessive weeds are building up in the pool tiles. Pool cage is damaged & waiting to be repaired.
8/4/23: Monitoring the previous water stain on the master bedroom ceiling closely. All storm shutters are closed. Storm shutter on back left corner of house needs repair.
8/4/23: The pipe connection on top of the pool pump still appears to be slowly leaking while the pool pump is running. The ac system was off again & the thermostat had a blank screen when I arrived. Will contact the client & advise them of the situation. Made sure to put the key back in the cabinet next to the garage door & left the water main on to the house when leaving. All storm shutters are closed.
8/4/23: The pool water level was back up to the optimal level of half the top skimmer port. Photo of the pool below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Smoke detectors are missing from both guest bedroom ceilings. Temporary fence has been put around the pool. All storm shutters are closed. The rusted water main handle is broken & needs to be replaced. I was able to turn the water on & off using some pliers for now.
8/4/23: Brought in two pieces of mail see below. Watered the plants on the kitchen counter. Mesh storm shutter on lanai is down.
8/4/23: Drive by. Removed a truly nolen sign dated 7/31 from the front yard. Brought in five pieces of mail see photo below. Will be bringing all important mail to the post office for forwarding.
8/3/23: Almost all of the remediation equipment has been removed from the residence recently see photos below. The remediation crew was inside the residence working in the master bedroom when I arrived. Anthony the plumber who was let in by us previously was installing the new toilets photos below. Mini fridge in hallway closet was on & cold. Was unable to run water throughout the residence at this time.
8/3/23: New roof construction progress photo below. Made sure the water heater, oven & ice maker were off. Refrigerator & freezer in the dining room area were both on & cold. Watered the plants on both lanais. All storm shutters are closed.
8/3/23: Theirs is browning in the front yard reported previously. Weeds are growing on the lanai, photo below.

8/3/23: New roof construction progress photos below. Did not find any evidence of water intrusions on the lanai at this time. Water stain on master bedroom closet ceiling has not changed in appearance. Will continue to monitor closely. All storm shutters on lanai are closed.
8/3/23: New roof construction progress photo below. Portable dehumidifier in kitchen read 34. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Storm shutters on lanai are cracked open for ventilation.
8/3/23: Raised and lowered the hurricane shutters. Water the 3 plants on the lanai as requested. One does not appear to be doing too well, photo below. Checked all the GFIs, found one tripped on th wall of the garage, photo below. Of course I reset it. The humidity is good downstairs but a bit high upstairs so I set the humidistat upstairs to 50 from 55 to help mitigate humidity issue.
8/3/23: New roof construction progress photo below. One of the columns on the front porch had a chunk of concrete falling out of it when i arrived photo below. Renovation progress photos below. The ac air filters are dirty & need to be cleaned/replaced. The water stain on the living room ceiling has not changed in appearance since the last service call. Will continue to monitor closely. Portable dehumidifier in kitchen read 45. Checked all damp rid bags. All storm shutters are closed.
8/3/23: New roof construction progress photos below. Air dryer by fireplace was on. All storm shutters are closed.
8/3/23: I watered the plants in the pool area. Two are dead one is half dead, just not enough rain in between my service calls this year. Some browning in the yard as reported previously. The half bath toilet runs continuously so I shut it off at the valve it’s not filling up so I cannot flush it at all.
8/3/23: New roof construction progress photos below. Did not see any evidence of water intrusions throughout the residence at this time. Watered the plants. Mini fridge in dining room is off & door open. Small sections of wall below upstairs & downstairs guest bedroom windows waiting to be painted. Portable dehumidifier upstairs read 50. All storm shutters are closed. Faint water stain on master bedroom ceiling has not changed in appearance. Turned the water on & off by the softener in the garage.
8/3/23: Did not see any ants during today’s service call. New roof construction progress photos below. Front door storm shutter key is in the lock. Water was on in 2004.
8/3/23: The mini split in the garage does not show a reading and is not running. I am unable to get to the electrical panel as it is blocked at both ends with items along the wall and the car. Browning of the yard shown is still there. The garbage disposal is frozen. The light in the tiny hall across from the garage entry door is on. I ran water into the pool during the service call.
8/3/23: New roof construction progress photos below. I did not see any water inside the residence & monitoring all previous water stains on the ceilings closely. All storm shutters are closed. Did not run any water inside the residence per the client.
8/3/23: Poured vinegar down the HVAC condensate tube. Some browning of the front and side yard, reported previously. There are traps now in front of the armadillo hole, previously reported. Oool level a bit above 1/3 but not quite mid skimmer port.
8/3/23: New roof construction & renovation progress photos below. Their were tile workers present inside the residence when i arrived. Did not run water throughout the residence as it is currently being renovated.

8/3/23: Weeds growing in the cracks of the pavers on the lanai. The water main valve was on upon arrival, off upon departure. I pulled an undated, Pucor Pest control sign from the yard. Package at the front door, photo below.
