Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,683 service calls we have performed 29,526 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/7/23: I walked the house twice to ensure the water faucets were off to all showers, tubs, and toilets. Bushes are beginning to grow and need trimming, reported previously.
8/7/23: I watered 5 plants on the lanai based on my plant moisture meter readings. I started the car and let it idle during the service call. The toilet in the bathroom that has a tub will not fill. The fill mechanism is broken. I am using a pan from the kitchen to fill the tank in order to flush the toilet.
8/7/23: I watered 2 plants on the lanai as indicated I should by the soil moisture meter. I brought in a pool slip from the lanai dated 8/2/23. Circuit breaker 34 (kitchen GFI) will not reset, so it will remain off.
8/4/23: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.
8/4/23: Renovation progress photos below. Did not flush the master bathroom toilet per the instructions from the client. The water supply valve to the ice maker under the kitchen sink is off. Put the key back in the lock box & put the lock back on the water main when leaving.
8/4/23: Additional service call photos.
8/4/23: The soffits above the front door have been repaired since the last service call see photo below. The living room sliding glass door was wide open with the ac running when I arrived. Found the ac thermostat lowered to 68 with the fan in the on position photo below. I raised the thermostat to 78 & put the fan back in auto mode. Will contact the client & advise them of the situation. Renovation progress photos below. Was unable to run any water as the entire residence is being renovated and most of the plumbing fixtures have been disconnected. Made sure both water mains were off.
8/4/23: Made sure the water heater, range & ice maker were off. Both lamps in the living room are on. Checked all damp rids.
8/4/23: The front door & the master bedroom slider were unlocked when i arrived. Drywall finish work has started inside the residence since the last service call see photos below. Watered the plant in the kitchen.
8/4/23: Made sure the water heater, range & ice maker were off. The humidity level was over the acceptable level of 60% inside the residence when i arrived. I lowered the thermostat to 79 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly.
8/4/23: Swept dead bugs off the front porch. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly.
8/4/23: Everything was dry & there appears to have been water remediation in the foyer & laundry room from the water leak upstairs since the last service call see photos below. Water heater valve is temporarily turned off for now to keep the rusty colored water from running through the plumbing. Client advised they will address the water situation when they return. Did not run water in the master bathroom shower per the client. I poured water down the drain using the water jug provided.
8/4/23: The automatic pool cleaner was working properly. The pool level is very good this service call. I checked the small storage room off the pool. The lawn has some browning of the lawn but seems to be improving some.
8/4/23: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
8/4/23: Armadillo hole still active from what I can determine.
8/4/23: There was a ceiling fan laying on the dining room floor when I arrived see photo below. One of the lanai screens has a small tear in it.
8/4/23: Put the car keys back inside the storage room & made sure the doors were locked.
8/4/23: Right side MB sink drains very slowly.
8/4/23: There were numerous packages in the foyer when i arrived see photo below. Wine chiller in kitchen is off. The left side shower head in the master bathroom shower does not work. Poured approximately 2ozs of vinegar down the hvac condensate drain lines for preventative maintenance.
8/4/23: Checked all damp rid bags. Wine cooler in dining room read 16.
8/4/23: I poured vinegar down the HVAC air handler condensate tube. I watered the 2 plants next to the water main valve outside they are still yellow. There were dead ants on the window sill in the living room corner and along th back wall of the master bedroom, photos below. I cleaned them up. Weeds growing in the landscaping, photos below.
8/4/23: Brought in eight pieces of mail see photo below. Lamp in foyer is on. All ceiling fans are on. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Will start the vehicle every other service call.
8/4/23: There has been some tile work conducted on the outside of the front door recently see photo below. New roof construction progress photos below. Did not see any evidence of water intrusion’s throughout the residence at this time. There is some corrosion on one of the pipes above the water heater. Mini fridge on lanai was on & cold. Screen door damaged on front balcony.
8/4/23: I ran water through exterior fridge door. I did not run water through the garbage disposal side but I did run the disposal for 2 seconds. There are weeds growing in the pavers and landscaping I have two photos below as examples. I set the thermostat to 80° as requested.
8/4/23: All of the water remediation equipment has been removed from the residence since the last service call. The ac thermostat was blank & the ac system was off again when i arrived. I reset both ac breakers & the ac came back on several minutes later. New roof construction progress photo below. Wine cooler & both mini fridge’s were all on & cold. Storm shutters on lanai are closed.
