Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,683 service calls we have performed 29,526 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/9/23: The outer room readings are 57.9% humidity and 85.6° temp. I see no reason to make any changes today. These are acceptable numbers. The smoke detector is chirping in the master bedroom, reported previously.
8/9/23: I poured 4oz of vinegar down the HVAC condensate tube and then chased with water. The ant situation is about the same as before.
8/9/23: The car’s battery maintainer reads 100.
8/9/23: Made sure the water heater, range & ice maker were off. Read note from client & picked up the money from the kitchen table. Storm damaged garage overhead door has not been replaced yet.
8/9/23: The ant situation is the same has not grown at all.
8/9/23: I found a live palmetto bug in the guest bathroom toilet. I flushed it and then cleaned the toilet. I also put toilet bowl cleaner in both toilets to poison the water. Update on the damp-rid buckets. All damp-rid buckets are about half used up. The exception is the guest bathroom where it is 3/4 used up.
8/9/23: Someone tried or actually gained access to the key box. I know this because I put the numbers in a specific sequence when I finish so that I’ll know if anybody’s either attempted or actually gained access to the key box.
8/9/23: Brought in three pieces of mail with a stack of sales flyers see photos below. The pool pump was on & running. Client advised that the roof & lawn are being addressed. Visual check of the boat photo below.
8/9/23: The right side kitchen sink is leaking at the bottom nut, reported previously. Sink is tagged with yellow note about this leak. Your bed frame is coming apart, reported previously.
8/9/23: The carpeting where the damp rid bag leaked is still oily.
8/9/23: The ac air filter was dirty & needed to be replaced. I replaced it with a new air filter provided underneath the air handler & wrote the date of installation on it.
8/9/23: Electrical panel has a note not to touch any breakers without first consulting the client. I inspected but did not touch the moisture deflector for the coils on the HVAC air handler, still appears to be working, no water dripping onto the top of the water heater. Saw a half dozen gecko droppings but did not see/find a gecko. The coils on the HVAC air handler appear to be frosting up, reported previously but no worse than before. The smoke detector in the hallway is chirping. I found a 9 V battery in the kitchen drawer and replaced it but it still continues to charge so I’m not sure if that battery battery was any better than the one I pulled out.
8/9/23: The humidity level was slightly over the acceptable level of 60% inside the residence when i arrived. I lowered the humidistat to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. One of the garbage cans in the garage has some landscaping debris in it. Mini fridge in coffee bar is off. Mini fridge in the utility room is off. All storm panels are on. Visual check of the boat photo below.
8/9/23: Master bathroom sink leaks at the bottom of the ball where the threads meet from the P-trap. I have tagged both the faucet and underneath where the leak is coming from. There’s a tub down below there so it looks like maybe this leaked before?
8/9/23: The lawn has some browning in the front yard see photos below. The concrete privacy wall by the garage side entry door is starting to separate from the side of the house see photo below. The pool water level was slightly low when i arrived. I ran the hose in it during the service call to help bring the water level up. Made sure the water heater, oven & ice maker were off. Plexiglass storm panels on front of house are waiting to be repaired soon. All storm shutters are closed. Visual check of the boat photo below.
8/9/23: Poured 2oz of bleach in each toilet.
8/9/23: Forwarding mail with the pre postage envelopes. I just realized I haven’t notes that I have been watering the plants each service call but I have.
8/9/23: Brought in two pool service slips dated 7/26 & 8/2. Mini fridge on lanai was on & cold. Storm shutters on lanai are closed. Visual check of the boat photo below.
8/9/23: Watered the plants on the lanai. Mesh storm shutters are closed. Irrigation system is on.
8/9/23: The pool side guest bathroom with the shower cannot run the shower as there is cellophane over thie drain. In this same bedroom there is a sand pile along the window area, brought my battery operated sweeper to sweep them up. We will see what if any activity we have next service call. The half bath sink stopper is broken and won’t come out so I can’t run that sink. I found ant The ant activity under the big window in the master bedroom behind the white piece of furniture, seems the same. I swept this up as well. The pool is very low, I ran the water into while I was here but it needs to be filled up to the middle of the skimmer port very soon. Photo of where I was able to get the level below. It is a fraction above the bottom brown dashed lines.
8/9/23: Neighbors mustang was in the driveway. Lanai screen door is locked. All storm shutter panels are up. Water main is inside garage inaccessible to construction workers.
8/9/23: The pool was at just under the middle of the skimmer port, so I filled it during the service call. The lawn is no longer long as previously reported, photos below. The weeds are starting to take over in the landscaping, photos below. I found several dead palmetto bugs in the master bedroom and hall, I swept the entire house in the traffic areas with my battery operated sweeper.
8/9/23: Brought in a service report from Southwest pest management dated 7/31 see photo below. The lawn has some browning throughout the yard. Irrigation system light was blue. Storm shutter panels are on over the front door.
8/9/23: All of the front entryway lights were on when i arrived. I turned them off before leaving. Picked up a few gecko droppings from the floors in several locations throughout the residence. Checked all wood floors thoroughly. There appears to be several sections of wood flooring separated near the laundry room entrance & in the kitchen. Checked damp rid bucket in master bathroom shower. Faint water stain around light in shower has not changed in appearance.
8/9/23: I poured 4 ounces of vinegar down the HVAC condensate tube. I put the air handler door back on securely. The water heater is off at the switch next tot the tank. Someone is working inside your condo on pipes behind the pillars in the dining room, photo below. Some workers came inside while I was there checking the pipes they said. They left before I did.
