Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,683 service calls we have performed 29,526 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/10/23: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.
8/10/23: The black ant situation along the slider is no different, I found no live ants.
8/10/23: Photos of the new refrigerator below. It was running and cooling.
8/10/23: The water main valve is to remain on automatic pool filter. I walked the home twice to make sure that all of the faucets and toilets were not running since the water main valve is to remain in the on position for the automatic pool filler. I found ANOTHER spot where the armadillo was digging in the back of the pool cage next to or under the bush, photo below. I pulled a Strayton sign dated 7/31 from the front landscaping next to the garage.
8/10/23: Quite a bit of work being done inside. The disposal is frozen. The master bathroom appears to be completed. The carpet leading into the master bedroom is very dirty, reported previously. The humidity is a bit high, I moved the humidistat to 45 from 55. I waited for the system to come on the I went next door to provide service. When I came back I checked the supply vets, they were cooling. FYI the thermostat setting was at 78 I put it back to 75. It really should matter 75 or 78 if the humidistat is working properly.
8/10/23: Checked all damp rids. The previous water stain on the master bathroom ceiling above the bathtub has not changed in appearance. Will continue to monitor closely. All ceiling fans are on. Storm shutters on lanai are closed. Made sure the front door was completely closed & locked when leaving.
8/10/23: The water heater is a on-demand. There are several ceiling areas that are being worked on in one bedroom that is torn down to the studs, reported previously. The garbage disposal switch is taped in one position so I did not test it. The humidistat is taped to the ON position. The refrigerator doors are open and the unit is off.
8/10/23: Construction has not started on the roof of the building yet. All ceiling fans are on. Upstairs bathroom bathtub is full of miscellaneous items. The upstairs bathroom sink is tagged for a slowly leaking trap where it connects to the bottom of the sink when water is running through it. The sink can wait to be repaired. Storm shutters on lanai are closed.
8/10/23: Visual check of the car, battery maintainer lights were on. The water main valve under the sink still leaks a bit when turning on or off the water. Lower back wall of master bedroom has not yet been repaired. I did not find any additional bugs previously reported and no live bugs at all.
8/10/23: Had to water all the plants on the front porch as they appeared to be really dry & were drooping. New roof construction has not started on the building yet. All storm shutters are closed but partially cracked open for ventilation. Construction has not started on the roof of the building yet. Portable dehumidifier upstairs read 52.
8/10/23: The ant situation is the same as last report, little to no increase and none are alive.

8/10/23: Both dehumidifiers ran while I was here. Kitchen read 39 and bathroom 33. I somehow got locked in the garage. I had to unassemble both hurricane braces got out then reassembled both braces. I have taped that door knob with painters tape so this doesn’t happen again ;)
8/10/23: New roof construction progress photos below. Did not see any evidence of water intrusions throughout the residence at this time. Watered the plants. Mini fridge in dining room is off & door open. Small sections of wall below upstairs & downstairs guest bedroom windows waiting to be painted. Portable dehumidifier upstairs read 50. All storm shutters are closed. Faint water stain on master bedroom ceiling has not changed in appearance. Turned the water on & off by the softener in the garage.
8/10/23: New roof construction progress photos below. Front door storm shutter key is in the lock. Water was on in 2004.

8/10/23: Checked all damp rid buckets. Storm shutters on lanai are closed.
8/10/23: The dehumidifier was running and read 31. The thermostat says that it needs to shut down to recharge the batteries. The thermostat is reading 79 as a setting in 79 as a temperature but both of my tools, my hygrometer and my temperature infrared gun say it’s about 84 1/2° in here, humidity is at 42% 43% so that’s very very good and there’s no reason to concern yourself. However when I click the button that says OK to recharging the batteries for the thermostat it doesn’t do anything it just goes to a black screen, so I’m not sure what’s going on with it.
8/10/23: Brought in a trugreen service slip dated 8/9 see photo below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Gutter downspout damaged on front left corner of house. There appears to be some damaged roof shingles on the front & back of the house. Left the water main on when leaving for the pool water auto filler.
8/10/23: I brought in several pieces of mail none looked important. The humidity upstairs is much better today. The humidity downstairs is borderline. However it’s earlier than I normally do you so it could be the system just turned on it was cooling so I have no doubt the humidity will be better very soon The lawn has not been mown since the last time I was here. It is not excessive but will require mowing to keep the city happy I think.
8/10/23: Brought in one piece of mail see photo below. Weeds are building up in all the landscape beds & along the seawall see photos below.
8/10/23: I poured vinegar down the HVAC condensation evac tube and then chased it with water. I poured a few ounces of bleach in each toilet.
8/10/23: The inside of the residence has not changed in appearance since the last service call. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The kitchen, dining room, living room, master bedroom & guest bathroom have all been gutted for remediation. Currently unable to run water inside the residence per management. Lanai ceiling fan is damaged. Exterior wall & garage overhead door damaged. Mailbox key has been given to management.
8/9/23: Pool house temperature is 79.8 and humidity is 46.2%. Water heater is an on demand unit. The water must remain on so client can fill the pool remotely. The pool level is managed by the homeowner remotely. I made sure all water faucets and toilets were not running. The utility room sink is leaking at the trap. The garbage disposal is frozen, reported previously. The home was closed up properly.
8/9/23: I poured 4oz of ounces of vinegar down the HVAC condensate tube and chased with water.
