Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,683 service calls we have performed 29,526 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/9/23: Brought the mail document inside that was laying in the front landscape bed wet from rain when I arrived see photo below. The weeds that were growing in the pool pavers appear to have been sprayed recently. The pool pump filter canister lid was still leaking when i arrived see photo below. There are several brown spots in the lawn. Vacant lot is being maintained. Storm shutter panels are on over the master bedroom lanai door. Poured several ounces of bleach down the ac condensate drain line for preventative maintenance. Watered the two orchids by the front windows. Garage side entry door handle only is unlocked.
8/9/23: There were numerous packages on the kitchen counter when I arrived see photos below. The ac thermostat was not holding set temperature when i arrived & it turned off mid cycle while I was inside the residence. I found the condensate drain line clogged & draining slowly causing the safety float switch to turn on & off. Will contact the client & advised them of the situation. The last of the vinegar has been used for the ac condensate drain line. A new ac condensate drain line cleaner product called Nuline is recommended. Watered the plants on the lanai. Mesh storm shutters on lanai are down. Left the water main on for the pool water auto filler when leaving.
8/9/23: The dehumidifier read 46. The Reset Filter light was on so I reset it. I poured vinegar down the HVAC condensate tube I then chased it with water.
8/9/23: Made sure the water heater, range & ice maker were off. Checked all damp rid bags. Wine cooler in dining room read 46. Deep freezer in front room closet was on & cold. Monitoring all previous water stains on the ceilings closely. Watered all plants on the lanai. Both lanai screen doors are locked. Left the door handle unlocked when leaving.
8/9/23: Mini fridge in living room is off & door propped open.
8/9/23: There was a box of four large damp rid buckets on the kitchen counter when i arrived. I opened the box & distributed the damp rid buckets throughout the residence. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
8/9/23: Mini fridge in kitchen is off & door open. Checked small damp rid buckets in storage closet.
8/9/23: Master bathroom left sink is tagged for leaking from the trap where it connects to the bottom of the sink when water is running through it. The sink can wait to be repaired when the client returns. Brought in two pool service slips dated 8/1 & 8/8. Right side pool cage door is locked. All storm shutters are on.
8/8/23: A section of the child safety gate around the pool was not latched again, I latched it. The weeds growing in the cracks of the pool area have started to grow again, photos below. There are weeds growing in the landscaping, example photos below.
8/8/23: Watered 3 plants out back on the pool deck and 2 out front based on the moisture reading of my plant moisture meter. I poured 4 oz of vinegar down the HVAC air handler condensate tube followed by 10 oz of water. Permit packet to remain out front per client. The front stone area needs some definite attentioby, see photos below. Weeds growing in the cracks of the lanai pavers, photo below.
8/8/23: The lights on the shelf in the dining room are on. I sprayed the weeds on the lanai as there were many small weeds coming up and it’s best to get them small than when they get very large.
8/8/23: Poured a measured bottle of vinegar down HVAC condensate tube. Bushes out front are thinning and beginning to sue in my opinion, photo below.
8/8/23: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure to turn off all water mains when leaving.
8/8/23: The water main was on upon arrival and the hose in the pool. It was about mid skimmer port. Please growing on the lanai I will spray before I leave. Did not find any of your weed killer in the whit lanai cabinets. Package at the front door, photo below. I brought it into the garage.
8/8/23: Photo of the new roof below. The soffits & facia are still waiting to be repaired. All breakers are off except for the ac & heat breakers. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Did not run any water inside the residence per the client.
8/8/23: The smoke detector in the living room was chirping when I arrived. I replaced the battery with a new 9v battery provided in the kitchen drawer.
8/8/23: I found the pool fill house wedged in the closed screen door. The pool company must have let it run after they were here last. The water main was on upon my arrival off upon my departure. The pool level was between 1/3 and 1/2 skimmer port which is acceptable. The back guest bedroom smoke detector is chirping which indicates it needs a new battery.
8/8/23: New roof construction has not changed in appearance since the last service call. The roofs appear to be waiting on the new roof tiles to be installed. Ran the storm shutter up & down for preventative maintenance. The master bathroom right sink is tagged for a leaking trap when water is running only. Client advised they will repair it when they return. Mini fridge in dining room is off & doors open. Sections of drywall have been removed from the utility room & the bottom of the coat closet by the front door that are waiting to be replaced.
8/8/23: The garage temperature and humidity is very good.
8/8/23: The browning of the yard is about the same. The pool level was between 1/3 and 1/2 the skimmer port. I ran water in it during the service call. The pool has algae growing along the rounded bottom edges and dead water circulating areas, some photos below.
8/8/23: New roof construction has not changed in appearance since the last service call. The roofs appear to be waiting on the new roof tiles to be installed. The humidity level was still below 60% inside the residence. I raised the thermostat to 77 for now to save energy. Will continue to monitor closely & adjust accordingly. The inside of the residence has not changed in appearance since the last service call. Large sections of drywall have been removed from the foyer, den, hallway, laundry room, living room, dining room, master bedroom walls & are waiting to be replaced. Plantation shutters have been removed from the master bedroom windows. Storm shutters on lanai are open. The lanai & guest bedroom window screens have small holes in them & are waiting to be replaced.
8/8/23: New roof construction has not changed in appearance since the last service call. The roofs appear to be waiting on the new roof tile to be installed. Ran both storm shutters up & down for preventative maintenance. Storm shutters are closed.
8/8/23: Browning in the yard still persists. Pool edges are in need of scrubbing.
8/8/23: New roof construction has not changed in appearance since the last service call. The roofs appear to be waiting on the new roof tiles to be installed. Large sections of drywall have been removed from the wall’s in the master bedroom, dining room, guest bedroom & are waiting to be repaired.
8/8/23: Large mud dawber cone on the lanai wall, most pest control companies clean these when they provide service, photo below.
