Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,843 service calls we have performed 13,602 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/22/23: The lawn is looking green except for a few brown spots on the left side of the house which may be from a broken sprinkler head. There is a broken sprinkler head on the left side of the house behind the first citrus tree most likely caused from being ran over by a large lawn mower recently see photos below. Client advised the broken sprinkler head is being addressed. The humidity level was over the acceptable level of 60% inside the residence when i arrived. I lowered the humidistat to 40% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The pool water level was at the optimal level of half the top skimmer port. The damaged roof tiles on the right side of the house have not been repaired yet. Positive battery terminal in car has excessive corrosion on it. Visual check of the boat photo below. All storm shutters are closed.
8/22/23: The mirror in the dining room was laying on the floor when I arrived which appears to be from a broken metal wire hanger on the back of the mirror see photos below. Will contact the client & advise them of the situation. Brought in one piece of mail see photo below. The humidity level was over the acceptable level of 60% inside the residence. Lowering the temperature in between service calls is recommended. The lawn has a large brown spot in the front yard on the left side of the driveway. The wood doorframe is rotted on both sides along the bottom of the garage rear entry door. The alarm keypad has several alerts on the display. The master bathroom left sink is tagged for leaking from the trap when water is running. Client will repair when they return. Living room lamp was on. Monitoring the previous water stain on the kitchen ceiling closely. There are cracks in the stucco in several locations around the residence. The gutters around the entire residence may need to be pressure washed soon. All storm shutters are closed. Left the water main on for the pool water auto filler when leaving.
8/22/23: The ac air filter is dirty & may need to be replaced soon size 20x20x1 photo below. Brought in one piece of mail with a stack of sales flyers see photo below. Will be bringing all important mail to the post office for forwarding. Put all sales flyers in the trash bin. Mini fridge in kitchen area was on & cold. Checked all light timers. Visual check of the dock. Lanai temporarily fenced in & waiting to be replaced. Monitoring the filled in hole by the seawall closely. All storm shutter panels are on.
8/21/23: Drive by. Cleaned up a large pile of palm fronds etc from the driveway & yard. Photos of both palm trees & the live oak below. The roof appeared to be ok. Cleaned a couple of small palm boots off the roof.
8/21/23: Drive by. Rebooted the internet modem & the security panel to try & regain connection to the internet. The security system panel did not appear to regain connection after rebooting. Also put the other fully charged battery back inside the security camera on the lanai. Client advised that the security system was back online shortly after leaving the residence. Made sure to activate the alarm system & everything was locked up when leaving.
8/18/23: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.
8/18/23: Renovation progress photos below. Did not flush the master bathroom toilet per the instructions from the client. The water supply valve to the ice maker under the kitchen sink is off. Put the key back in the lock box & put the lock back on the water main when leaving.
8/18/23: Both lamps in the living room are on. Checked all damp rids. Some screens & panels torn on lanai.
8/18/23: The inside of the residence has not changed in appearance since the last service call. New drywall is waiting to be finished throughout the residence. Watered the plant in the kitchen.
8/18/23: The automatic pool cleaner was not working, photo below. The pool level is very good (2/3 the skimmer port). I checked the small storage room off the pool. The lawn has some browning, reported previously. Brought in a pool service slip from the lanai, photo below. The water main was on upon arrival, off upon departure.
8/18/23: The inside of the residence has not changed in appearance since the last service call.
8/18/23: The humidity level was slightly over the acceptable level of 60% inside the residence when i arrived. I lowered the humidistat to 45% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly.
8/18/23: Some holes have been cut out of the water damaged ceilings since the last service call see photos below. Water heater valve is temporarily turned off for now to keep the rusty colored water from running through the plumbing. Client advised they will address the water situation when they return. Did not run water in the master bathroom shower per the client. I poured water down the drain using the water jug provided.
8/18/23: Armadillo hole has been filled in with dirt. I distinctly remember pouring bleach down the HVAC vac tube last inspection as I had to move a green backpack that was somewhat underneath it and I didn’t want to spell bleach on it. However, since it’s not noted in the last report, I went ahead and poured bleach down the tube again. Although not noted in past reports, I have been pouring a few ounces of bleach on each toilet as well but.
8/18/23: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
8/18/23: Right side MB sink drains very slowly. There was a letter from the Florida Tax Dep I opened it based on previous letter from them, photo below. I started the car and it idled during the service call.
8/18/23: One of the lanai screens has a small tear in it.
8/18/23: Put the car keys back inside the storage room & made sure the doors were locked.
8/18/23: Wine chiller in kitchen is off. The left side shower head in the master bathroom shower does not work. Poured approximately 2ozs of vinegar down the hvac condensate drain lines for preventative maintenance.
8/18/23: I turned the water heater off at the circuit breaker. The water main valve was on upon arrival, and I turned it off upon departure. The valve works very hard, and I was only able to get it closed partially, but it did stop the flow of water, photo below. This valve may become an issue and should probably be Repaired before it breaks. I found the washer valves already in the off position. I turn the humidistat to 55%. I found some dead small ants on the windowsill of the master bedroom, photo below. I’m not sure if this is recent or something that has just been there for a while so we’ll monitor it next service call. I open the dishwasher for ventilation to insure that it’s dry. The alarm pad next to the garage door. Continues to beep about every 10 seconds.
8/18/23: Checked all damp rid bags. Wine cooler in dining room read 16.
8/18/23: Brought in thirteen pieces of mail see photo below. Lamp in foyer is on. All ceiling fans are on. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Will start the vehicle every other service call.
8/18/23: I poured vinegar down the HVAC air handler condensate tube. I watered the 2 plants next to the water main valve outside they are still yellow. There were dead ants on the window sill in the front guest bedroom, photos below. I cleaned them up. There are no ants found in the living room this call. Weeds growing in the landscaping, as reported previously. The lights on the ceiling by the front door were on when I arrived, I turned them off.
8/18/23: New roof construction progress photos below. There was a worker staining the front door when I arrived see photo below. Did not see any evidence of water intrusion’s throughout the residence at this time. There is some corrosion on one of the pipes above the water heater. Mini fridge on lanai was on & cold. Screen door damaged on front balcony.
8/18/23: New roof construction progress photo below. All of the furniture is still covered with plastic. Wine cooler & both mini fridge’s were all on & cold. Storm shutters on lanai are closed. Monitoring the previous water leak in the master bathroom closely.
