Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,611 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/22/24: The browning in the yard is about the same. The lanai has gotten dirty at the outside edge, reported previously. Front tree has blown over a bit, reported previously.
8/22/24: The ac condenser area on the front of the building appears to still be waiting on new louvers to be installed. All ceiling fans are off except for the fan in the dining room. All storm shutters are closed. All storm shutter switches are in the neutral position. Closed the storm shutter over the front door when leaving.
8/22/24: I started the car and let it idle during the service call. Guest bathtub drain and toilet bowls are covered with cellophane. The water has a smell to it. The lanai has a great deal of sand, dirt and is wet from the rain.
8/22/24: There was a water remediation crew inside the residence & another section of ceiling has been removed from the master bedroom ceiling see photos below. The bed & carpets were dry. The ac condenser area on front of the building appears to be waiting on new louvers to be installed. All ceiling fans are on. Watered all the plants & made sure the soil was dry before watering them. Will perform a drive by of the residence if excessive rain storms transpire. Portable dehumidifier upstairs read 55. Could not get any water out of the upstairs shower. Mini fridge in dining room is taped shut. All storm shutters are closed. All storm shutter switches are in the neutral position. Do not paint signs on the lanai.
8/22/24: The ac condenser area on the front of the building appears to be waiting on new louvers to be installed. All floors appeared to be clean. All ceiling fans are off. Will run the storm shutters individually every fourth service call. Storm shutters on the lanai are closed. Water was on in #2004.
8/22/24: The ac access area on the front of the building appears to be waiting on new louvers still. All ceiling fans are off. All storm shutters are closed. Did not run any water inside the residence per the client.
8/22/24: I checked under the windows for wet carpet and I did not find any dampness. The window next to the kitchen where the two chairs are in front of the window. It has dead bugs inside, the wood blinds and on the floor, reported previously. I could not see any live bugs.
8/22/24: Brought in several packages that were by the front door when I arrived see photo below. Made sure the water heater & ice maker were off. The ac system was on and appeared to be working correctly. The carpet in the guest bedroom closet is waiting to be put back in place after the ac drain line leak repair. Mini fridge in foyer read 37/54. The ac condenser access on the front of the building appears to be waiting on new louvers. All storm shutters are closed.
8/22/24: The MB toilet fills very slowly, I think it has to do with the flapper leaking a bit, so I turned the toilet tank off at the wall valve just in case the water is turned on inadvertently. The plant blown over and mentioned last service report has now blown over the other direction. The ceiling fan light on the left of the lanai is on and will have to remain on until they return cannot figure out how to shut off. There are a few small spots that I see that appear to me to be paint issues and not wet ceiling spots. First is in the mid guest bedroom, second is in the guest bathroom. The last is just outside in the hall across from the camera. It is too wet outside to vacuum the AC drain, I will keep it on the schedule for next service call.
8/22/24: Your neighbor stopped me to tell me that he is getting rain inside his storage unit. I tried the keys hanging on the pegs just inside the door but couldn’t gain access.
8/22/24: The ac condenser area on the front of the building still appears to be waiting on some new louvers. The address numbers have been removed from the front door. New key provided by the office does not open the garage door. Checked the water pan in the ac return vent. All storm shutters on the lanai are closed.
8/22/24: I poured water down the guest bathroom shower. It is too difficult to run because of the controls and shower head are so far inside the shower area. There is a greying of the master bedroom ceiling that doesn’t appear to be wet or mold, it really looks like fading paint, photo below.
8/22/24: Checked all large damp rid buckets. All ceiling fans are off. Watered the plant on the front porch. All storm shutters are closed except the front door. Storm shutter over the front door will be closed if a storm is imminent.
8/22/24: I am filling the master bathroom toilet manually and that is fine for me but will need repaired upon your return or sooner.
8/22/24: The upstairs humidity level was back under 60% after making the last adjustment. Will continue to monitor closely & adjust accordingly. Computer upstairs is off. All ceiling fans are off. All storm shutters are closed. Closed the shutter over the front door when leaving. The left side of the front door storm shutter is sticking when going down.
8/22/24: The water main valve is to remain on automatic pool filter. I walked the home twice to make sure that all of the faucets and toilets were not running since the water main valve is to remain in the on position for the automatic pool filler. The two new and primary armadillo holes appear to still be active. Pool level is above bottom of the coping.
8/22/24: All ceiling fans are on. Checked all damp rid buckets. Storm shutters on lanai are closed.
8/22/24: The water heater is a on-demand. There are several ceiling areas that are being worked on in one bedroom that is torn down to the ceiling studs. The garbage disposal switch is taped in one position so I did not test it. The smoke detector in the living room is chirping, indicating it will need a battery replaced. It is not an issue as long as no one is staying here in my opinion.
8/22/24: Brought in a package that was laying by the front door when I arrived see photo below. The west addict had water on the floor again & I was able to see the actual roof leak during today’s inspection see photos below. Will send a video of the roof leak to the client via text. Portable dehumidifier in kitchen read 49. Did not use the garbage disposal. The mini fridge in the dining room was on & cold. Storm shutters on lanai are closed. Storm shutter over front door is half closed for access to residence.
8/22/24: Visual check of the car, battery maintainer had power.
8/22/24: I poured vinegar down the HVAC condensate tube then chased with water. I will continue to use both water valves for the time being until I’m confident it is not necessary.
8/22/24: Water is to remain off per client. I insured that the water valves were off outside. I made sure the slider between the 2 areas was closed upon departure. The AC for the Florida room had no power. Talked to the HO and discovered a tripped GFI in the bathroom was the issue. Bothe sides of the home had higher than desired humidity so I reduce the unit settings by a few degrees to help mitigate this issue.
8/22/24: Removed a problem solved pest sign from the front yard. Brought in two pieces of mail with some sales flyers see photo below. There is a drywall joint that needs repair on the lanai ceiling above the dining room windows. It is not currently wet & appears to be the tape coming loose. Client will address. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Gutter downspout damaged on front left corner of house. Client will address. SE screen door is locked. Left the water main on when leaving for the pool water auto filler.
8/22/24: The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered both thermostats to 77 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. There is some heavy washout starting to happen on the back right corner of the house which may start to damage the concrete slab soon. The top hinge on the lanai screen door is broken causing the screen door to sag when opened. The master bathroom sink faucet handle is tagged for leaking when turned on. Valves are off. The laundry room bathroom sink is tagged for leaking underneath when water is running. Valves are off. Visual check of the dock.
8/22/24: Met with ac technician Tom from Sunset Air & moved the SUV out of the way for ac repair and returned it back. Tom found the ac condensate drain line clogged & cleaned it out causing the ac to work correctly again. 8:00am to 9:30 am
